Was a bit cold in lower part of unit probably due to gap in lounge windows letting cool air in The hand held shower head in lower floor bathroom wasn’t working Would have liked some info left at property letting us know where convenience stores were and which way to catch tram into city centre and just some general info about local area. Another comfortable armchair in the lounge area would have been great

For us, the wind rattled the windows which woke us up. The hot tap in the bathroom rattled, and the bath had lots of hair plugging it up which meant the bath filled as you had a shower. Finding that was quite unpleasant.

Location is great, close to the tram stop and all of Leith’s attractions. Easy to get to downtown Edinburgh. The converted warehouse is beautifully decorated and the beds/furniture were very comfortable. Kitchen well-equipped and nice dining area. Beautiful bathrooms and all other rooms very spacious and well-equipped. Pre-arrival information was efficient and accurate. Also helpfully signposted to an area where parking was free.

There was a lot of external noise from revellers, and also footfall noise from upstairs apartments - this went on for hours each night, so ear plugs might be an idea! A minor gripe, but couldn’t find a cup that fitted the coffee pod machine! Only a couple of coffee pods provided (we have stayed elsewhere where this was more generous). The rainfall shower had an additional shower head which was adjustable on a pole - but there didn’t seem to be any way of switching the water flow to this outlet rather than the rainfall shower.

The accommodation was very stylish with the decor being very thoughtful. The location is excellent, being a 5-8min walk from either Foot of the Walk or The Shore tram stop. We were near cafes, which was also convenient. Despite the tram running in front of the building, it's a very quiet neighborhood. We also had plenty of space for four guests and our luggage.

As a warning, the room may not be well-insulated at night so the floors and the room itself were a little cold. The washer/dryer was not properly cleaned before us so we could not use it. Some of the overhead lighting was a little dim.

The apartment felt great from the moment we walked in the door. Although we did not use kitchen equipment, the kitchen appeared to be very fully equipped. The tram is outside the front door. We didn't use it (there's a good bus service to central Edinburgh), trams pass frequently. There are many eating places and pubs in the vicinity. Most of these are fairly pricey, but you can find somewhere more reasonable with a little walking. Leith itself is now a pleasure to visit. Communication with the chap in charge was personal, fast and helpful.

The trams start pretty early (about 4am), so if you're sensitive to these trundling down the road, this may affect your sleep. The windows are single glazed (maybe because it's a listed building or in a conservation area). This didn't affect us, but could make the apartment a little chilly in winter.

Location was excellent. Loads of bars and cafes in the area plus right near the tram. The studio was large and comfortable, decorated to a high standard and well equipped. It was nice to have tea, coffee etc provided and the kitchen had everything we needed. The bathroom was beautiful and the free standing bath a real treat. Lovely complimentary toiletries provided

The bed was a bit uncomfortable and you couldn't sit down on the side of it due to the bedframe. The studio is at the front of the building next to the door so we could hear everyone coming and going, and the trams rumbling past outside. The hot tap on the bathroom sink is loose - it's been mentioned by previous reviewers but hasn't been fixed. Finally it's a very light room - there is a skylight without anyway to cover it up. Bring an eye mask if that bothers you.

Location excellent. On a tram route with station only 1-2 minute walk from flat. Several eating places close by with great food. Flat was comfortable. Plenty of towels available. Tea and coffee facilities were welcomed. White goods available in the kitchen area if needed.

Shower was very messy to use. Even with care the bathroom floor was made very wet with each shower. The bathroom window did not open and the extractor fan was not very effective. Movement in the flat above could be easily heard in the smaller bedroom. Water use in other flats could be heard in the second bedroom.

I had to book this apartment in a hurry, after the host of the unit we had already booked in February for 30 April '25, did not provide us with the lock code - It was "CLASSIC ROOM WITH SHOWER" - 15 SPITTAL STREET, OLD TOWN, EDINBURGH - booked through AGODA. So please stay away from this "CLASSIC ROOM..." However, we were pleasantly surprised with this (Alternative - 89 The Merchants) apartment, very nice, and the host was very helpful with checking us in late at night, and also helping us where to find free parking.

Nothing, just a pity we couldn't stay longer!

The room and situation were perfect. The only down side of the place was getting into the building . Another family and I had the same problem . My sister who I was travelling with even thought it was all a scam ! when the cleaner who was very lovely and friendly let us all in we were delighted to see the lovely accommodation.

It was lovely . Finishing on paint work wasn't brilliant but it did not detract from the beautiful furnishing. . We couldn't find the wifi firstly so having that some where easily seen would be wonderful please. People need to be aware of the frequent trams outside and no where to park in close proximity. Trams dont go at night though !

the apartment was modern, great facilities, however there was not enough sofa's for all of my party to relax at the same time, the lounge could do with another sofa or a couple of easy chairs to relax in.

when we moved he sofa to a different position to view the TV better the lounge floor was dirty with debris, the downstairs showroom/toilet the we did not know that the door handle was loose, hence my friend got locket in, it would be a good idea if the maintenance person went round before new tenants moved in.
