The host was very accommodating during our stay. The location was quite convenient, about a 15-20 minute walk into the main parts of Edinburgh, i.e. Old Town/New Town, and a 15 minute walk to Leith. With the distance, it was away from the hustle and bustle which was nice to relax after a big day of sightseeing and walking. The room was clean and they make your room everyday. We did not get breakfast during our stay but there are so many cafes and shops nearby which was good. There were nice homely touches, upon arrival you are offered cookies/tea, and there are complimentary cookies/snacks at the door. It is overall quite homely in a convenient location. We also felt safe in the area as well.

Facilities could probably be upgraded and rooms refreshed. We had some mold on our bathroom ceiling, likely from years of water/steam and age. Beds were quite creaky as well.

Fraoch House is a lovely, good value stay in Leith, a very good, lively and interesting part of Edinburgh. The room was comfortable. It was clean. Plenty of space. Good wardrobe and storage space. Very good shower. There is breakfast if you request it. It feels like they encourage you to go out! But many excellent choices within 5 to 10 minutes walk. Check out Coco Rico and don't be put off by the "industrial site" location. Excellent food. It would be worth clarifying payment dates with Matthew so that he doesn't try to take your payment earlier than Booking.com led you to believe. Having said that, he was so good to communicate with. Not really a problem.

We had a great stay at the Froach House. There's a bus that literally drops off and picks up at the door. The location is amazing and close to everything, but the street was still quiet. Breakfast is offered for a reasonable fee, but you do have to tell them in advance. Very charming building.

The room was smaller than it looked in photos, which was a surprise and the bed is very hard. Our room got a lot of light so even with curtains I would recommend a sleeping mask.

The suite, the location, the value, and the quality of our stay were top tier! The snacks, coffee, tea, and kettle were lifesavers every morning. The quick accessibility to the tram and the bus really helped get us around the city. A lot of people will book up on the hill or on Princes Street but Pilrig sits in the middle of Leith Walk which has everything!

The only drawback was “American mattresses vs Scottish mattresses” which took getting used to BUT that can’t be helped. :)

Friendly, welcoming staff, helpful and informative about dinner options. Creative decor and furniture in breakfast room. Thoughtful tea service on arrival and the check-in was friendly and well organized. Breakfast was tastey and made to order. Staff arranged taxi for departure flight and train, explained shower faucets. Nice shower. Nice view. Room was clean and pleasant with comfy twin beds, affordable stay. Good bus access to city center and other spots.

Rugs in breakfast room were well used, a bit stained. Noise from doors shutting and guests' late arrival and hallway conversations awakened other guests.

The room is very clean and cosy. It is located in a quiet neighbourhood close to a park. Our room has an exceptionally comfortable double bed and access to the beautiful backyard. We enjoyed the breakfast provided by the host. There were three options: a full breakfast, a vegan breakfast, and a bagel breakfast. We had the full (with bacon, egg, sausage, beans, mushrooms, tomato, etc.) and bagel (with egg and smoked salmon) options; each contained fresh fruit, coffee/ tea, and juice. It was certainly worth the price of 12 pounds per person.

Nothing in particular. If the bench in the backyard is tidier (we managed to wipe the dust easily), the backyard experience would be perfect.

Large and comfortable room. Everything was impeccable and clean, check-in and -out was easy. The street and house were very quiet but within walking distance to the main street with cafes, shops and bus stops. A very cosy place and I would happily stay there again and recommend it to anyone.

The bathroom window was a bit stuck and it took two of us to close or open it but it was really a minor problem. The B&B is also a little farther out from the Old Town but it is easily reachable by bus.

Our stay at Fraoch house was just great! Our room was perfectly clean, warm and very cosy. There was no noise at all and the bed was very comfortable! The hostel is located in Leith and just a few minutes away there are plenty of pubs, supermarkets, pharmacy etc. The tram is also only a few minutes away from the accommodation. Very comfortable room in a good location. We were staying the weekend for a wedding. Reasonable rates given the rest of Edinburgh prices. Very comfortable bed in a large room with an en suite. Close to Leith Walk. Very warm welcome from the host, room was clean and cleaned during the day with replacement tea and biscuits. Bathroom was new and clean with nice complimentary toiletries and hair dryer in room. Would stay again!

The host was attentive and responsive! The guests and the street were quiet. There are stores and some cafes down the street. The bus to the center stops near the hotel. Good clean room and nice price.

To get into the building, you have to get the key out of the key box every time, a bit inconvenient. The doors are quite tight to open and they can be loud if you do not hold them. The lighting was very dim, not possible to read in such light. Low pressure in the shower. No fridge but it was fine.
