We absolutely loved our stay at 21212. The bedroom was huge & luxurious with a cosy separate seating area & the kingsize bed was super comfy with crisp white linen and plenty of soft pillows. The lighting was perfect, lovely lamps which added to the ambience. The owners had thought of everything to make your stay comfortable & enjoyable. The bathroom was again huge and luxurious with gorgeous toiletries and soft fluffy towels, slippers and bathrobes. The building itself and staircase was stunning and the continental breakfast in the lovely dining room really set us up for a days exploring the city. The hotel is situated in a smart quiet residential area which is just a few minutes walk from plenty of local eateries, shopping centre and handy tram stop to get you across the city. However the Royal Mile is also a pleasant and easy walk as well. And lastly, the staff (especially lovely kind Beth) made us feel as though we were staying with friends. If you want to stay somewhere other than a chain hotel where you really feel looked after don’t hesitate to book a stay at 21212 we can’t recommend it highly enough.

Did not understand there was no bar/restaurant on Sun-Mon-Tues

The layout, bathroom, kitchen, den, bedding, cleanliness, location, decor, this property has it all. The proximity to key areas in the city is wonderful, the breakfast that was arranged for us prior to arrival. The mini bar, the area for tv, the bathroom is superb and was super clean. The apartment gives you privacy.

With global trends in weather (warming), fans or a/c are needed, had trouble sleeping as there is not air circulation (apartment is at the bottom floor). Investing in a couple of tower fans would go a long way and will enable for better sleeping.

We had a wonderful time staying at this gorgeous hotel. From the warm greeting at the door and the smooth check-in to entering our room, the hospitality was absolutely brilliant. The biggest surprise came when we opened the door to our room—it was incredibly spacious, with beautiful decor, a large ensuite, and a comfortable bed. Everywhere was spotless, and it was clear the owners had thought of everything. The room was stocked with loads of snacks and a variety of alcoholic beverages, including a special alcohol treat that you need to experience. My daughter and I will definitely be returning just to enjoy the luxury of the room again. And the breakfast? It’s an absolute must-try. We had a great time.

Everything was fantastic

The room and bathroom were fantastic and a great value for the money. I also thought the location was wonderful. We were just around the corner from the John Lewis Center and the heart of New Town, but the side street was a quiet oasis. We also took full advantage of the footpath to Calton Hill just steps from the hotel. Finally, both Beth and Katie were friendly, knowledgeable and exceedingly competent concierges.

The breakfast was very basic for the price -- yogurt, fruit and pastries. Also, because the bar is part of the restaurant, not the hotel, the hours depend on how busy the restaurant is. It was open after 10:00 on Saturday night when we came in for a nightcap, but was closed when we returned at 9:00 on Sunday. There was a well stocked bar in our room so that was fine, but it is something to note.

The character features throughout, the birds singing outside my window, the exquisite bedding. I appreciate being informed ahead of time that, if taking a tram from the airport, Picardy Place was the best stop to get off at. That probably saved me a lot of hard hill-climbing if I hadn’t known.

I wish there would have been a bathmat. The stairs to the top floor would have been hard for me if I had stayed more than one day. I’d have had to have been on a low floor.

Room was good size and bathroom was fantastic particularly the large bath and shower - mini bar was very well stocked and bed very comfortable. Hosts were fantastic very friendly and helpful

No coffee machine in room and only small coffee cups available .. I think a small coffee machine in room would be an easy addition ., also a choice of pillows would be good .. they were very soft but these are only suggestions they did not detract from fantastic stay

We were greeted by Katie, the Hostess, she was lovely. She showed us around the lovely boutique hotel, and to our beautiful room. The bathroom was nearly as big as the bedroom! The toiletries great, the bed large and comfy, lovely view of the gardens, nice seating area, fridge of goodies if wanted, and a complimentary sloe gin to sip at while we unpacked. Fabulous!

Only thing i could suggest to possibly improve a little was that the fridge in the room had a light on that would have kept me awake, so we turned the fridge off overnight. No big deal at all!

Location perfect, close to Princes Street and Playhouse. Plenty of good restaurants within a short walk. Receptionist very friendly, helpful and welcoming. Room was spacious, bathroom excellent and very comfortable bed. Also particularly liked that we could open the windows for some fresh air.

Coffee making facilities were on the landing not in room, just a tad inconvenient but a totally minor dislike that didn't impinge greatly on our stay.

beautiful beautiful tasteful property,quality everything

we arrived late in the evening, which we notified the owners of,they set an hourly fee for after hours arrivals…fair.but felt uncomfortable as the lady that was there had a disapproving ‘mum’ persona 🤷🏻‍♀️ it was late evening but I felt she was not happy.we booked a late flight to be insitu the next day,to enjoy a full day🤷🏻‍♀️ our room was stunning,at the very top back of property but being an old building (beautiful old building) the radiators clanked on and off which was a tad irritating 🤷🏻‍♀️ we flagged it ,they were aware and not too much can be done about it,again fair
