Everything. The personnel, location, and breakfast were all superb. The room was very big and comfortable. We especially enjoyed the fact that there were two different atmospheres in the room: after a long day walking in Edinburgh we could take a long shower, put on a little bit of music, and relax on the sofa while looking at the beautiful garden, with the golden sunlight of the evening entering through the windows -we got very lucky with the weather too, so it was a plus. We look forward to returning to this beautiful and particular property on our next visit to Edinburgh. Amazing apartment with everything you might need.We were given a very warm welcome when we arrived and given a comprehensive tour of the apartment even though we were not due to check in for a few hours. It was no problem to leave our bags and go exploring. Bed was very comfy and we had a great sleep. Might have had something to do with the white noise machine in the bedroom area. We did not book breakfast but there was muesli, bread,jam and butter in the kitchen as well as coffee,tea and milk. Will definitely recommend 21212 to our friends.

Only slight problem was with the shower. The shower head height couldn't be altered.

We absolutely loved our stay at 21212. The bedroom was huge & luxurious with a cosy separate seating area & the kingsize bed was super comfy with crisp white linen and plenty of soft pillows. The lighting was perfect, lovely lamps which added to the ambience. The owners had thought of everything to make your stay comfortable & enjoyable. The bathroom was again huge and luxurious with gorgeous toiletries and soft fluffy towels, slippers and bathrobes. The building itself and staircase was stunning and the continental breakfast in the lovely dining room really set us up for a days exploring the city. The hotel is situated in a smart quiet residential area which is just a few minutes walk from plenty of local eateries, shopping centre and handy tram stop to get you across the city. However the Royal Mile is also a pleasant and easy walk as well. And lastly, the staff (especially lovely kind Beth) made us feel as though we were staying with friends. If you want to stay somewhere other than a chain hotel where you really feel looked after don’t hesitate to book a stay at 21212 we can’t recommend it highly enough.

Nothing except having to go home!

The ambience of the apartment was lovely, low lighting & classical music greeted us. The hosts provided lots of nice touches. They noted that the apartment could be a tad noisy with noise from the restaurant & provided Earplugs. We had no issue with getting to sleep around midnight but there was a small bit of noise from morning at up in the restaurant / main hotel alive 8.30/9am. Had we had Earplugs in we probably wouldn't have noticed. The decor is beautiful. Bed large & comfortable. Bathroom very lush. The location is fantastic if going to the playhouse for a gig. Staff were very welcoming. We would definitely recommend & consider rebooking in future

The huge bed is very comfortable, and the bathroom luxurious. Lots of complimentary items, such as sloe gin, coffee and bottled water. Very nice toiletries in the bathroom. The room is very well equipped with a hairdryer, a well stocked fridge, bathrobes and slippers. The hotel is a beautiful regency building at the beginning of a terrace. You could see right across the Firth of Forth from our window. The location is brilliant, just a short walk to St James' Quarter, in a great area with lots of restaurants and bars, and a few steps from the theatre. We didn't have the breakfast this time due to meeting family, but this is now the only hotel I want to stay at when I visit Edinburgh, and I'm looking forward to trying their breakfast next time. I really can't fault it.

This place was easily 1/3 of the price of every hotel we looked at when we booked so we weren’t expecting a lot, but it was stunning. It’s a whole apartment with multiple seating areas, an emperor sized bed, a pull out single bed (but one of the couches is also big enough to sleep on), a kitchenette, mini bar, dishwasher, washing machine/dryer, a large wardrobe room for storage with a dressing table, and a lovely bathroom equipped with bathtub, shower, twin sinks and a light up mirror. The location is great - it’s really close to the shopping centre and train station, and there are a few cafes, delis and pubs around if you need anything. The lady who greeted us at check in and check out was really friendly and helpful. I wouldn’t hesitate to stay here again.

The restaurant is right above the apartment and it closed at midnight so there was a bit of noise between 12-12:30 while they closed up - we didn’t mind this but it might not be suitable if you have small children or if you’re a light sleeper.

Gorgeous architecture but modern style in a quiet location a short walk from Princes St + tram stop from Airport. Very large en suite with shower, stand alone bath and twin wash basins. A extra King bed + large wardrobes with robes and slippers. In the hall a help yourself tea/coffee service. In the room a welcome slow gin + a small fridge with a mini bar (priced).

No plug in the washbasin so water from taps just goes down the drain. The cubicle does not capture the splashes of water from Rain shower - should be a little bigger.

Did not understand there was no bar/restaurant on Sun-Mon-Tues

From the moment we walked in we felt very at home for our first time in Edinburgh. Katie is so lovely and helpful, the building is stunning and we loved our spacious room overlooking the gorgeous gardens and the very large double vanity bathroom with a big bath also overlooking the gardens. We really could not fault a single thing and will be recommending 21212 to anyone travelling to Edinburgh! Thank you for making our engagement so special

Could not fault a thing

The layout, bathroom, kitchen, den, bedding, cleanliness, location, decor, this property has it all. The proximity to key areas in the city is wonderful, the breakfast that was arranged for us prior to arrival. The mini bar, the area for tv, the bathroom is superb and was super clean. The apartment gives you privacy.

With global trends in weather (warming), fans or a/c are needed, had trouble sleeping as there is not air circulation (apartment is at the bottom floor). Investing in a couple of tower fans would go a long way and will enable for better sleeping.
