Breakfast was delivered to your room door in a bag. You select the items you wish to receive from a list, e.g. Cornflakes, yogurt, oatcakes etc. We quite enjoyed this system. The room was spacious and comfortable. There was also a pot of filtered coffee in the dining room that you could use at any time. The dining room also had tables, a micro, toaster and a fridge for the use of the residents at all times of the day. You could bring in food from outside then enjoy it in the dining room. There was also a nice sitting room with a piano open to residents. There was also a computer and printer in the sitting room, however, we did not use them. A lovely welcome from Justina on arrival. Thank you Justina.
Parking is expensive if you take the car on week days.

The photos don’t make this hotel justice. It is very authentic and very well kept old building. You don’t have any interactions with staff so it is definitely for independent travellers that don’t require assistance or are expecting a face to face service. There are signs and labels everywhere to facilitate the self check in/ check out. The location is great, easy walk from the old town. Rooms are spacious and very clean!
Communication is not great if you have special enquires but it’s straight forward and had no issues at any stage. The walls are thin so you can hear other guests easily and the mattress is not the most comfortable. Nevertheless we had a good overall experience and I’d stay again.

Beautiful building and we had an amazing view to the garden and hills from the upstairs room which was spacious. Old fashioned furniture created a nice atmosphere. Also great location. Take away breakfast that was brought to the room at midnight was good for us. Minimal communication with the staff can be either a bonus or not. (There was a bell if you needed anything.) Tidy room. There were two light armchairs and a desk. A small movable table would have been a great addition.
The amount of stairs (no elevator) not good for mobility issues or a lot of luggage. But we enjoyed the exercise.

Its really great location, not too far from Calton hill, so be prepared to climb up and down:) Very beautiful decor, I played piano sigh reading from the book of Bethoveen sonatas, I found there. Really clean and bed is super comfy. There is a bath tub too, just perfect!
The only thing, that really disturbed my peace, was the extremely loud ventilator, that was turning on automatically at the neighbours bathroom upstairs, due to them showering really late. Maybe it was only above my room, but it felt like a hoover or loud tumble dryer just above my head.

The place is immaculate. The prepared breakfast bags are very generous and of good quality products delivered to your room every night. The dining room is also very convenient if using a microwave. Wifi works very good. Everything is well organized including keys provided for the entrance door and your room, all well marked and labels on door. Bed, pillows and all room necessities well taken care of. Safe location. The owner is a very pleasant lady, and the young man, Simba, is a great asses to the facility providing weather recommendations, and always helpful in requesting a needed taxi, carrying my bags through the stairs. He made my stay very comfortable.
The stairs, but I was aware of it when booking the property.

The hotel, although challenging to find from the station, is an architectural marvel inside and out. It has been furnished beautifully and was quite unexpected. Once we familiarized ourselves with the location, it was near to everything we required and had many local virtues of its own. We felt fortunate to be there. We were sceptical about the breakfast set up, but it actually worked quite well, especially in a beautiful room on a garden.
We were pretty concerned about the lack of a lift (tall ceilings, many stairs), but the nice employee in charge cheerfully carried our bags, so that it presented no problem - much obliged. We were walking from Waverley Station, which looked easy on paper but wasn't - we were saved by the kind residents of Edinburgh, who finally directed us where we needed to be.

Breakfast was good (option of 10 items pp ) no hot food supplied, ordered day before . Items ordered were placed outside the room by evening time . There is a dining room with fridge toasters, etc, if you don't want to eat in the room. We used a fridge for milk for cereals. Room is spacious we ask for twin room ,when we booked in there were 2 doubles and a single . 2 wardrobes hairdryer supplied,towels and shower gel , soaps, and body lotion in the on suite. Location is just 10mins to old town . Also not far from Authors Chair which is a most for a hike.
There is no outside space to rest for a coffee before going on your adventure around Edinburgh, especially when the weather is good . I would class this as a B&B more than a hotel.

The location was close to the city centre, quiet and clean. Our room was great. On the whole it served our purpose well.
I’d read the reviews about breakfast being delivered to the door before I booked, so knew what to expect. However, I would have appreciated better breakfast facilities, and would have been happy to pay extra for it. To be honest in hindsight I still would have booked the hotel, but gone out for a fresh breakfast somewhere else. I would consider returning again if a fresh breakfast was served in the dining room on the ground floor.

Location of the hotel was perfect. About 10 minutes of walking to city centre. Calton Hill just behind the hotel. Many restaurants nearby as well as Tesco store if you need something quickly. The hotel and the room was clean. The room was big enough, bed was comfy for me, bathroom was clean, you get breakfast delivered to your door at 6 am. If you need a place to stay for a short trip I would definitely recommend Terrace hotel. Thank you, it was a pleasure :)

Beautifully decorated and well cared for in the style of the house as it should be. Easy to get to local restaurants and bars as long as you like walking. Nice, quiet area with lovely, similar properties along the street. Staff were great and posted back a couple of cards I’d left in a drawer, nothing important but saved the inconvenience of replacing them
It’s not on any public transport route so a bit of a walk from any bus stop etc and uphill whichever way you approach it. Not sure about the breakfast being dropped in a bag at the door but worked fine for us wanting to take time to get ready to go out for the rest of the day.
