We had a fabulous time at Number 11. It's a beautiful building with such a wonderful sense of history and it was a pleasure to stay in a place that has so much character rather than a bland hotel. The staff were really lovely and we enjoyed our meals in the restaurant too. The location was great....very quiet street but just a couple of minutes walk from all the action. If you are coming from the airport, tram is brilliant (get a return ticket!! we didn't), get tram to McDonald Rd stop...4 min walk to hotel from here...after getting off tram, cross road to the right and then turn right at first street (Brunswick St) and Number 11 is at the end, on the left. Thanks so much to everyone at Number 11 for a brilliant Edinburgh stay.

The location of the hotel was excellent. It was located on a side street but very walkable to the Royal Mile and other attractions. The bed was SUPER comfortable. We had a downstairs room with a view of the garden and although it was very warm when we visited and there was no AC, the window opened and a fan was provided. The staff was amazing, especially the manager Ovie who worked out with the owners a reimbursement as I or Booking booked 2 rooms for me. The hotel even opened the kitchen a bit early so that we could have breakfast before our flight to Belfast. We WILL return to Scotland and this hotel.

Nothing could have been better. It was such a lovely place. Small but had all needed amenities and the food was excellent.

Quiet and peaceful location. Fabulous room size (room 5), a huge bed (mattress a bit lumpy), comfy seating, and decent storage, safe was a nice touch. The double shower was great. Mini fridge in the room is a great idea. The tea tray was nice and crisps tasty. Be warned, though, the fridge is so small you can't fit a bottle of water in it. Good room and city guide info, decent location close to centre, bus and tram stops, be sure to ask for the dicount for Britannia. Friendly staff, good breakfast sadly the restaurant wasn't open when we stayed.

The toilet in this room is very small. It's so small that if you are over 1.60cm tall, your knees touch the door when you sit down, and you can't turn around with the door closed. The room offers little to no privacy for bathroom ablutions. This was fine for us, but maybe something to bear in mind if you are staying for a romantic or first date! The decor is fabulous, but on close inspection, it needs a bit of attention. The paint is peeling off the toilet door.

Spacious, well-appointed room, very friendly staff who are very helpful, beautiful lounge, excellent breakfast. Excellent restaurants within walking distance. The rooms are well insulated for sound.

We were not advised until we arrived that the restaurant was closed for evening meals for the duration of our stay, which was inconvenient. Mattress was extremely uncomfortable, thin, and hard. Also, our room was a basement room, which is not clearly advised when booking - if known, we would have chosen another room.

Recently stayed at this hotel to attend an event at the playhouse which proved a perfect location, not just for it's proximity to the theatre but also for the location to everything else worth seeing and local amenities. The hotel is a beautiful old building, with rooms decorated in keeping with the historic appeal of the hotel. Beds are very comfortable and the staff were polite and accommodating. The food in the restaurant is excellent, we ate one evening in the hotel and I would highly recommend it. Overall a great stay and I would recommend this hotel when visiting the city.

Lack of parking. We parked at the Omni public car park which is a ten minute walk from the hotel and isn't the cheapest. There is limited parking options available close to this hotel.

This was my first stay at No.11 Boutique Hotel, Edinburgh. It was memorable for so many reasons. I received a very warm welcome on arrival and check-in was hassle free. I was guided to my bedroom and was able to take in the beauty of this building en-route. It has such character with some stunning period furniture. The guests' lounge was charming, although I didn't take advantage of it during my stay. My bedroom was located on the ground floor and it was tastefully decorated and so comfortable. The Welcome Guide provided a number of useful pieces of information, particularly in relation to operating the television. Breakfast in the morning was outstanding - the options were mouth-watering and the chef delivered food of the highest quality (presented with such style). I can't wait for my next visit!

My 2nd stay at No11 Butique Hotel & Brasserie and had a fabulous stay both times. Perfect location, within walking distance for our visit to our planned attractions.. Edinburgh Castle and Playhouse Theatre. Stunning rooms, clean and very comfortable beds. Everything we require for our stay and more.. Tea/coffee/water TV Iron & iron board And I loved the extra touches like local snacks in our little welcome hamper ! Beautiful breakfast x

Stunning evening boutique menu, but I would have liked something a little simpler for my young daughter, who was with me on my 2nd stay. No kid's options, so ended up eating out of the hotel in a local restaurant.

Great location in a quiet residential street just off the vibrant Leith Walk. A nice large room with a very comfortable bed. The room was perfectly warm without being too hot and the duvet kept me warm and cosy. Some hotels are far too hot and the duvets can be the biggest winter ones. Some lovely touches in the room included a nice selection of Clipper hot drinks to enjoy along with some Scottish eats. These were replenished each day, much appreciated.

As I read in some reviews small areas of decoration did need a touch up/refresh but this was a minor issue. It all added to the experience of staying in a heritage style hotel.

The room was spacious and tastefully decorated, the bed huge and comfortable. In a quiet area within walking distance from the station and with good public transport (tram & bus). A basket with snacks was a nice touch. I liked that the hospitality tray had a keep-warm teapot and selection of fair trade, organic teas and coffee. I didn’t have breakfast so can’t comment on that. I considered staying for two nights, but on Saturday the same room would have been three times the price. This seems grossly overpriced. For what I paid on the Friday I received decent value. I took from other reviews that the experience of this hotel very much depends on the room you get.

The shower kept alternating between hot and cold. And sadly I had hardly any sleep. As someone with electro sensitivity, I was badly affected by the powerful phone mast in close proximity on the neighbouring roof - in effect ten metres from my bed. For this reason, I wouldn’t be able to stay again unfortunately.

The room was large and the hotel is well placed and quiet. The windows opened so I could get fresh air whenever I wanted it. There are two lounges for guests and a back garden. Staff is very nice.The hotel is more comfy than it is swanky.

Wall plugs are in strange places, so in order to use the tea kettle I had to bring the waste basket from the bathroom into the bedroom and set the tea kettle on it. The wire from the plug to the base is short enough that it wouldn't sit flat on the floor and the desk seemed too heavy to move -- also, there were other things in the way, so the bathroom waste basket was the fastest and easiest solution. Also, there is no counter space in the bathroom, and no shelves in the bedroom, only a hanging closet with a few hangers.
