Comfy bed in a spacious, clean room. There are extra blankets and a heater in the room, which comes in handy in the middle of December. The bathroom is clean and it's close to the city (20 mins walk).

The walls are too thin. Bring earplugs with you to have a good night sleep.

Room was modern, spotless very comfortable and tastefully decorated complete with a wee mini fridge, tea and even a wee coffee press.. For the cost we were extremely surprised how nice this room was and its one of the nicest places I have stayed in Edinburgh. Its 4 min taxi to the playhouse or a ten min walk in a straight line so impossible to get lost. Trams and buses on the corner so plenty public transport if you dont want to walk. We will definitely be back.

Lot of stairs but this is edinburgh and its what you have to expect in older properties but thats just nit picking its part of the charm of the old buildings.

The location is very easy to find & not far from the city center. Room was warm, clean, & offered an assortment of teas & coffee as well as a refrigerator. There are plenty of lamps & fixtures as well as electrical outlets. Check in was smooth & easy. Fast internet connection. The bathroom had everything we needed too.

The only downside is the rooms are right next to each other & you can hear people in the next room. We had some noisy girls next to us who wouldn't keep quiet until 12am. The ceiling is low as it's an attic room so you might hit your head a few times.

Good, quiet location close to buses and tram (or a longer stroll to the city or Leith shore if you're up for it). Some nice cafes and restaurants around too, plus close to supermarkets. The room was pleasant with an openable window, well appointed and comfortably charming. Amenities such as kettle and fridge were available. Staff were pleasant to deal with.

We stayed in room 103 and the bathroom is tiny and cramped with barely enough room to turn around in. Other rooms may be different. I left something in the room and contacted them via Booking.com and email hoping to have it mailed to a hotel I was staying at later (and offered to pay) but they never acknowledged me at all after I checked out. Stairs can be difficult to manage if you have heavy luggage/accessibility issues.

Easy to get in via the key box. Cute little room that had everything we needed for a night away. The wine fridge was a bonus! Handy for The Playhouse as we came to see The Nutcracker & it was only a 15 minute walk there. Loved the spiral staircases & chandeliers.

The only thing I would suggest was even although we had a coffee when we got there we didn't find the Wi-Fi code until the next morning when we had another coffee as the piece of paper it was written on was in the sugar bowl :).

We liked everything!!! The room was huge, very clean, spacious and everything was new!! The bathroom was wonderful with hot water and very pretty! Every day the cleaning girls took out the trash and tidied the room. I also found it close to the center, you can do things on foot or by train or bus, there are many restaurants and supermarkets nearby! Oh and there was an extra bed, very good! We loved it and highly recommend it! ☺️☺️

Beautiful guest house and Bush is very friendly and helpful. The rooms are so well equipped with water tea coffee, hairdryer, cookies! Shampoo bodywash and body lotion. The decor is beautiful and it is so clean. Towels are so fluffy. Room has TV wi The breakfast is lovely and very inexpensive for what you get. Staff replies to your text very quickly, and will help in any which way he can. Definitely would stay here again. About 25 min walk to town and a lovely it's a lovely walk. However if you don't want to walk the bus stop and tram stop just a few meters away with loads of buses into town which was very convenient and only takes about 10 minutes.

We stayed only one night.20-21 April,room 7, top floor Three friends. The building is just renovated. Painted, new carpet,furniture. Clean bathroom Kettle, tea,coffee facilities. Everything was good.

We didn't like the check out time. Honestly they kicked us out at 10.00 am,or have to pay late check out fee. Is better to change check in time after 2.00 pm,because you exploring the city.We checked in 5.00pm,and then went for dinner is too early to check out 10.00.am.I never had before. As a recommendation only that it needs some sort of coat hanger.

It's minutes from bus and tram stops, with supermarkets, pubs and restaurants nearby. And, oh joy! it has a fridge in the room. The people were friendly, and it's clearly a safe place because I forgot to lock my room and came back late to find everything safe. The room was warm, everything was clean, the bed was comfy and all plumbing worked.

For one person on a short trip, it was fine. 2 people, with holiday bags, would barely get in the room.
