Great location for easy access to the centre, quiet area and nice staff. Comfortable bed, really warm, nice good hot shower and easy check in.

Decor is a bit dated but for the price who cares, worth it for a city break and a good place to stay without silly Edinburgh tax!

The room was clean and cosy. Tea and coffee making facilities with supplies restocked every day. Room cleaned every day. Good quality clean towels. Constant hot water with powerful shower. The price was excellent and in a quiet location with the city a 20 minute walk away. I would definitely stay again

The room is dated but with a small spend could be made really nice. The on-street parking is only free late afternoon to 8.30am and outside these times street parking is expensive and limited to 4 hours but I found free on-street parking a 15 minute walk away which was perfect. The room walls are thin but we're fortunate to have quiet guests next to us.

Leith house replenished our coffee and tea daily and we're happy for us to store our bags in the day when we arrived early. The bed was comfortable and we were allowed to come and go as we pleased.

The door of the bathroom didn't actually shut unless locked as had no actual handle a few little bits of the room needed maintenance like the shelf in the bathroom sloping down but nothing that overly affected our stay.

Good location.it is just 6 minutes to walk to the tram.

Lack the basic stuff such as: microwave, Iron and water filter... comparing it with other hotel as the same price. And some security problems : my room key was the same key for open the front door of the hotel. So, anyone who has the front door key can open my room?

Host was friendly - good location and easy to find - room was clean enough, large and ideal for 1 night :)

The room was BOILING. there was no way to turn the heating off in the bath room and no way to open the window ( fire hazard ? ) One window didn't even have a handle and the other was locked. It was late when we returned and the heating in the entrance way seemed like it had just started to go off but the room was unbearably hot. Luckily by time I fell asleep it had started to cool for it to be boiling again at 8am. I understand it's the winter but on a mild night there is really no need. Or at least let us open the window !?

The accommodation was in a good location, close to shops and tram/bus routes. It was very quiet. Thx bedcwad very comfortable and all linen blean and fresh.

The room was acceptable, basic but had everything needed. Some areas show signs of age and could be refreshed. The only other comment I would make would be the carpets could do with a good clean.

A large, comfortable room with ensuite. Very clean and tidy. Staff were friendly and professional. Located not too far from the city centre, on local bus routes and easy to reach. Ideal for a few nights in Edinburgh. I would stay here again.

No issues at all during my stay, so nothing to dislike about this guest house. I did not notice a lift, so that might be an issue if you are staying on an upper floor with lot of luggage.

Location not far from main centre (3tram stops). Staff where very helpful and friendly. Place was nice and warm. Room was basic but had everything you need. Clean, bed clean, room spacious and reasonable size led tv with freeview channels.

Tram service was not very good. Ok going into centre. Only £2 each but paid £4 for two tickets at machine coming back at 10pm but no trams turned up so eventually walked it. You could use tickets on certain buses but wasn't sure what bus to take.

It is an independent villa, spent a five-minute to walk at the street and the bus station. If you are interested, you can reach the park within fifteen minutes. There was a heater at the stairway , when i entered the building, which was always on . The weather was cold in autumn. There is a hot water kettle in the room. The room is clean and quiet, with a separate bathroom and toilet.

My friend and I liked the coziness of the room, and the decor was lovely. We also had a good view of the street from our window. The bedsheets were clean and so was the bathroom.

We didn't like that there was a large gap under the door. We guessed that the "thin walls" we had heard about were in fact just sound bleeding through that gap. We also knew that if the temperature were warmer, that room would've probably kept the heat in to an uncomfortable degree. Fortunately, the temperature was fine when we visited, but that was on our minds, nonetheless. Finally, the bathroom door was hard to figure out how to close. It ONLY closes when you lock it, and the lock is fiddly.
