This bed and breakfast was an excellent place to stay overnight.The host was warm and very friendly.We left early so missed the breakfast however I’m sure that would have been excellent.

I did not find anything to dislike ( all good ).

Quiet stay with an easy check-in process. The location is good, just 10 minutes from the city centre, making it convenient for accessing main attractions. Ideal if you’re simply looking for a comfortable place to rest.

We were surprised when we returned to our room on the second night to find the beds made and the water and coffee supplies replenished. We were stunned to realize our room had been serviced without our permission while all our luggage and valuables were inside. Thankfully, nothing was missing, but it felt extremely uncomfortable to experience this. While we appreciate the intention, it wasn’t something we had requested or would have liked. We recommend informing the staff in advance if you do not want your room to be serviced during your stay.

Abbotsford Guesthouse is in a quiet street that is still at walking distance from the center of Edinburgh and very close to a tram stop. The rooms were spacious and clean and the bed very comfy. The bathroom is small but has everything one needs. They work with self check-in which was straightforward but meant that I never even met any staff which for me is fine.

The building itself is quite old and walls are thin so I could hear the people next-door fight. Otherwise I had a very quiet and relaxing stay. The coffee and tea provided is a nice touch, however, I would have liked other options for tea (non-caffeinated) and more vegan-friendly options.

I love Leith, so great central location, very comfortable for access to city center. It's walkable distance, but there are also continuous trams and buses going from right around the corner. I had a large comfortable room, heating was very fast and efficient, convenient teas and coffees, good plugs for any kind of technology by the bed, comfortable bed.

The only downside to the room was water pressure in the shower. It was practically non existent and I got cold whilst in the shower because the shower on average was a lot colder than the room and warm water was barely trickling. Also, separate taps for hot and cold water should definitely be replaced.

Location was amazing! Very approachable even with public transport. We were a family of 3. Room was cosy and clean. Heater was functional so was TV. Dryer and a reading book provided in the room.. Response to messages was prompt. Happy vibes!! Thank you for adding to our memories

Kitchen under renovation so breakfast option not available but on website it says pay on the property (if travelling with kids be prepared). Water bottles were available only for day one. Replenishing of water bottles not available. However drinking water facility available in the common room 24*7.

What a find! Super location, clean, safe and Sean and the team are very helpful and welcoming. The room is basic but clean, all essentials are on hand with a very comfortable bed. The property is very quiet, a great base of anyone looking to explore Edinburgh!

Huge Victorian-era bedroom with high ceilings FOUR beds (Deluxe Family Room, I believe is what we had), a bay window with a view over the street and chairs and table to relax and watch the world go by. It was also just steps from a main city thoroughfare: Leith Walk. Trams, buses, cans will quickly get you to New Town or Old Town from where we stayed, and Leith Walk itself is packed with shops, restaurants, pubs, etc. I also enjoyed the fact that this location was definitely an Edinburgh neighborhood; kids were going to school in the morning, etc.

Shower was tight; water flow from the faucets took some getting used to. WiFi was inconsistent; breakfast was NOT included in the price.

The room was clean, relatively spacious, and the bed was comfortable. The shower was roomy, with good pressure and plenty of hot water. Very easy access to busses and trams. I was able to walk from the train station, though I wouldn't recommend that if you have much luggage. Plenty of restaurants, pubs, and grocery stores were nearby. Being in a residential area it was very quiet.

My only disappointment was that the property is listed as a bed and breakfast but doesn't serve breakfast.

it was very easy to get to from the airport. we were able to get a tram almost to the door. Received a txt message prior to arrival explaining how to gain entry and where to find a key, The manager of the property was very friendly and helpful giving advice on transport (bus routes etc). fab location , easy to get in and out of town. Rooms clean and comfortable and i love that there was always the makings of a cup of tea/coffee in the room plus bottled water. (nice touch). We were on a shared bathroom basis which might not seem ideal but surprisingly it worked very well.

My only problem was and it was my own fault, is that i didn't realize it was a 3 storey house and we were in the attic. Too many stairs. So my advice is, iif you are of a certain age or have walking difficulty let the manager know this before you arrive and i am sure they will do their best to acomodate you.
