The location was great. The place was quiet during bed time.

The room was too small for a double room. The parking on the street was so expansive and the max. hours were 4 hours - from 8.30 to 5.30. Nothing about parking was described on booking page, just that there's parkimg on site. Another downside is the check out 10 am. Check in 3 pm and check out 10 am? It's not fair. You don't need 4 or 5 hours to clean that room... in 30 minites it's well cleaned.

Good:- 1. Excellent location as it's only 2 minutes walk to the nearest trams station. 2. Surrounding area has restaurants and groceries shops such as Saintbury and Tesco express and also a chines super market. 3. Room was cleaned and tidied up every day. Thumb up on this service! 4. Area is safe to walk during the night. Bad:- 1. Room a bit small 2. Room key is the same with the outside main door. Security issue is questionable.

Excellent location. Lots of cafes and restaurants in the area. Very close to the tram stop. A quiet safe area. The staff were very helpful. The place was spotless. I would recommend this establishment.

One could say the room was dated in terms of decor. There wasn't really much space to hang or store clothes. Overall though it was an ideal set-up.

It was cosy and the bed was comfy. The bathroom was spotless clean. Hot water shower was excellent. There was tea pot in the room. Loved it cause I’m a tea addict. A giant window made the room super bright.

The walls are paper thin I guess cause I could hear everything happening in the hall and the next door room. Interrupted my sleep many times as the next door guests slammed the bedroom door so many times. My pillow had multiple strands of hair on it, made me wonder if the pillow case was ever changed after the previous guest left.

Nice, clean room close to Leith where I was attending a kilt making course. It was odd having my bathroom across the hall from my room, but it was immaculate. I needed a room where I could do my homework and it was perfect for that. Very close to Leith walk , but located in a quiet location. I slept like a log and felt safe in the property.

The quality of the finishes were 'Dave down the M6'. It was so bad you had to imagine if the joiner had retrieved the materials from old transport pallets. Had anyone with any qualification in quality looked at this it would have laughed.

I was a little worried after seeing some of the other reviews, but it was actually completely fine and we had a really nice stay. The room was a lot cheaper than comparable rooms in Edinburgh in this location, so it is really good value for money to be honest. The room was clean enough. The bed was comfy. The bathroom and shower were also completely OK. For the low cost this is pretty decent value for money in a very expensive city. The only interaction with the staff was the man that welcomed us and he seemed friendly.

Only very small issues. Some of the things in the room/bathroom could use some work (e.g the paint on the walls etc). We had a separate bathroom, which is OK for the price, but not ideal). The lights next to the bed were also not the easiest to use. We could also have done with two keys, but I never asked so this is probably my fault not theirs. All of these things are small issues and completely fine given the cheap price and good location.

Staying at Cambridge House was absolutely amazing, we had everything we needed for our 2 nights. It is located in calm street, close to tram station and few minutes from the centre. Bathroom is smaller but it is enought for the price, all was clean, we had towels, hairdryer, soap, the stuff was nice, working wifi, comfortable beds. thank you.

The hotel was clean, the staff was very polite, allowed us store our bags before we went about the city, the room was very clean and the bathroom was clean as well, the heating was very good, I liked the coziness of the room, the only thing was there wasn’t any fridge to put drinks and asides that I enjoyed my stay, might visit again

Quite small in space, no fridge to store anything, rug look really old, could use some new rugs.

The room has everything that you need. Bed, small desk, several sockets, bathroom. Everything works well and it's clean. No breakfast here but there is a kettle in the room, which is handy. Value for money is good for Edinburgh, which is an expensive city (especially with a private bathroom). I recommand for few nights !

Wifi not very powerful

Everything was as promised while booking ;) thank you for letting us stay. Kettle was really appreciated after whole day in Edinburgh City in cold weather. Towels were super soft and bed very comfortable.
