I stayed here during the August festivals last year. It is a bit less central but still an easy walk or bus ride into the thick of the city. It is a typical student residence, with a large shared kitchen area. It's quiet, surprisingly cool on the rare hot days and the cleaning service was much improved, with more regular visits. It is not a hotel, but it fully takes care of your basic needs and you can do extra housekeeping yourself. Bed comfort was fine, there is a desk and decent storage.

Only grumble was a very occasional lack of hot water during what I guess were peak use times, but otherwise everything worked well. You could get unlucky with noisy neighbors, but nothing earplugs can't solve. Some coat hangers would be welcome!

This is a room in a flat in student accomodation in Canonmills and it was generally very quiet and great value for money. There is a big Tesco and a couple of nice little cafés within 5 minutes' walking distance and a good bus connection into the city. Having access to a kitchen was a great option (kitchen was shared between 5 rooms, but there was hardly anyone else there while we were staying; assigned but not lockable cupboard space). The room had its own bathroom and desk and was secure behind two lockable doors (one to the flat and one to the room). Good lift and everything was very neat and clean.

It was a good 5-10 minute walk up to the bus and we went to the wrong bus stop the first time (the 9 instead of the 23 which is a little further up). The room itself is quite small - not much space for a big suitcase though decent cupboard space if you unpack and put it all away. The bed is also pretty small (120cm?), it was generous for one person but would be very tight for two! Not complaining at all as everything was as described and compared to other options in Edinburgh in the summer it was very reasonable but make sure you read the description carefully and know what you're booking.

The place is wonderful and comfortable. The bed is super comfy despite two thin pillows. There are some things not in the room but you can ask the reception (e.g., hair dryer, adapter etc.). The shared kitchen is so useful for heating and buying cheap meals so you don't have to eat out all the time. The place has two grocery stores nearby so it is easy and there are bus stations close by.

The water is very cold and won't turn hot in the morning. The water pressure of the sink faucet is super weak. Not that it is a huge deal, but note that the place is quite far from the main area of Edinburgh. It is about 20-30 mins casual walk. Doable but might be too much if you feel already tired. There is bus but the wait interval can be quite long. The doors are noisy and people often do not take great care to close them gently.

Excellent location with many cute coffee spots nearby, next to two supermarkets, Lidl and Tesco, and a must-go pub “o ‘conors”! Everything was as expected, our room was much more spacious than the photos on booking, but I think that was an exception-most rooms are as pictured! The common spaces were clean and equiped with the essentials. The girls at the reception were so mice eager to help with everything!

We liked everything, even though some comments here kept us skeptical prior to our arrival. This place is exactly as described on booking, so do ´ot expect a five-star hotel, but a very pleasant stay!

came for the fringe, great location, easy to walk to the city. really easy check in and out. room is basic but well suited for the needs of the trip.

It’s a university campus residence and the student rooms are rather nicer than we expected, as they have their own clean bathroom and toilet, and share a common kitchen among 5 bedrooms, fully equipped to cook meals including a fridge. The bed is a bit small for 2 - it was clearly mentioned as 1.2m wide - but manageable 😁. It’s located in a very quiet place 2-3 mn walk from a large Tesco and a Lidl supermarkets, about 1km from Edinburgh’s Main Street (Princes St.), and 0.5k from the Royal botanical garden, with nearby bus stops. And the price is unbeatable in Edinburgh.

The points that could be improved may be the check in-out desk limited to the minimum, but we didn’t expect holiday job students to perform as pros, as well as the cleaning service that didn’t do our room although we stayed 4 nights.

This is student style accommodation of the highest quality. The room was clean and well laid out. The room temperature was perfect. The bed was very comfortable. The ensure facilities were very clean and practical. The kitchen was spacious and well equipped. All the staff were friendly and very helpful. Just a 15 minute walk to the city centre but there is a bus stop nearby if required. Two large supermarkets are a few minutes walk away. Outstanding value for money at this busy time. Just perfect for my 3 night stay, but I would have been more than happy to stay there for a week. I also was very grateful that they allowed me to leave my luggage well before check-in time.

We had a double room with a decent en suite lavatory and shower and with access to a shared kitchen. It was at the end of a quiet cul de sac in a reasonably nice part of Edinburgh, a ten to fifteen minute bus ride from the Royal Mile. There is a Tesco and a Lidl within five minutes walk. Use of the kitchen allowed us to prepare breakfast and also to cook an evening meal.

There was a little bit of noise from door banging. The smallish room meant that one side of the bed was against a wall. No kettle in the room. These are VERY minor issues. The shower ran out of hot water, because it is on a shared system. My wife was soaped up in the shower and had to finish in cold water. This is NOT a minor issue.

What I really liked about this property was the value for money – when so many other places in Edinburgh had inflated their prices, this hotel kept things fair and affordable without cutting corners. The shower was excellent, really high quality, and the whole place was spotless throughout. I felt very safe thanks to the good security, and the car park system was really straightforward and convenient. The staff were great too – always friendly and approachable, which made me feel very comfortable. The bed was super comfy as well, which topped off a really enjoyable stay.

The only small downsides were that there was just one pillow each, and at times you could hear doors banging which made it a little noisy. That said, these were very minor things and hardly worth mentioning when you consider the overall value for money – they didn’t take away from what was an excellent stay.

The location for access to Edinburgh is great, close enough to walk and not too expensive for a taxi. Car parking beneath the accommodation is great and good for the price which is big attraction. The room was clean with linen and towels provided with easy access in and out using a fob.

Noise within the accommodation in the early morning (0630 hrs) disturbed us as we were adjacent to the main apartment entrance door which slammed loudly shut each and every time a resident came or left, not great. Accepting that The Fringe was on and Oasis were playing it was expensive for what you got but we did know this on booking so can't really complain.
