Lovely spacious room in a beautiful house close to the area of Stockbridge. Room was comfortable, immaculately clean, well equipped with a small ensuite bathroom. Extremely helpful, kind host who made sure we had everything we needed. Breakfast not available over the Christmas holiday period but there are some lovely local cafes (closed Christmas Day/Boxing Day). Excellent location. House is in a very quiet area with easy access to the city centre and northern suburbs by bus or a 20min walk.

Located fairly close to Princes St, rooms and facilities pretty good. Owner stays in touch for any issues. Mattress felt soft but I had a better sleep on it than I normally do. Room small but cosy. Plenty of nearby pubs and eateries. Close to botanic gardens.

Not far from city but it's a long uphill walk if you're not fit although bus stop at end of road. Single room has separate but private shower room and toilet - fine but bring something to wear in the hall! Shower room quite tight for space. Room very cold but heater worked well.

Absolutely amazing! Paul and his team were really nice and kind people, helping us a lot on several matters. Despitw we're from Uruguay, they made us feel like at home! All the installations were really clean and beautiful. The bed was really comfortable. The heater worked like a charm. The shower was simply amazing. Location is priceless! Just one square far from the main street! It is also just five minutes away by feet from the train station so we could take the Jacobite Steam Train effortlessly. :) Thank you so much guys for making us feel so great! Highly recommended!

The staff was exceptionally helpful. Keiko, the manager went out of her way to make our stay very pleasant. Additionally the location was just great. It was close to all the locations that we wanted to visit.

The room we selected was on the second floor and it was a bit tough to get the luggage upstairs. Again, the manager, Keiko, stepped in and ensured that we did not face any problems because of that. The building is a heritage building and thus quite wanting in modern amenities but that is the case for almost all the buildings that are so close to the heart of Edinburgh.

Good communication with hosts about check in arrangements. Quiet location, with easy acces to public transport to Old Town, bus 23 just around the corner on Dundas street. Room was spacious, bathroom maybe a bit small, but functional. Host Keiko was most friendly. A small defect was fixed immediately, within 5 minutes.

Room was on second floor with high stairs, no elevator. We had only small luggage, but in case of larger luggage, maybe not so convenient. No fridge.

Great welcome, relatively easy to locate my room. Room has everything needed for a good stay, plenty of tea/coffee, hairdryer, shower gel and more. Great central location in Edinburgh, within walking distance of the old and new towns.

The bed was a little hard, but adequate enough. A proper desk should also be added, as there is the space and the narrow shelf near the window is too high and narrow for a laptop. All are minor issues however.

Good location. Excellent communication from the property. Clean. No disturbance at night. Good value for size/location at the festival.

My shower and bathroom were separate rooms - knew this before and wasn’t bothered but I felt a bit self-conscious trying keys in locks (especially at night) as the keys look almost identical. (I did get used to them). Not a moan - could colour code them.

Location

Just a little Nigle the size of the room was amazing. It was fabulous having its own ensuite cubicle however I do feel that it could’ve been a little larger area for the bathroom considering how big the room was. It could definitely take it. There was barely any room once you step out of the shower to dry yourself . The shower and the toilet was just very close to each other to the door of the room.

The location was excellent as it was just next to where our son lives and just on the edge of the city centre. Keiko the owner was always available. Nothing was too much trouble for her. Communication prior to and during the visit was very excellent.

For me the mattress was too firm but that’s a personal choice. The range of TV channels was also limited but we were not in our room often.

I can only be grateful for the great attention I received from Keiko and her husband. The room was really comfortable and nice. The neighbourhood is perfect to me, well connected to the city centre by bus and only 15 min walk from Princes Street. I will repeat this accommodation if I ever come back to Edinburgh and highly recommend it.

I had a problem with the heating but Keiko and her husband brought me an alternative radiator so the problem was easily and fast solved.
