First of all, the check in was absolutely awful. No information as to how we could check in were provided so we were expecting that someone would be at the property to check us in at the requested check in time. However, as we turned up absolutely no one was there and we weren't able to enter the house anywhere either. The doorbell wasn't working either. We then had to call the owner (at least the phone number was provided on a sign at the property) and found out that we were supposed to enter through a side entrance that was unfortunately locked as well... After some issues we eventually got in. Other than the awful check in we were quite pleased with the room itself. Everything was clean and apparently just got renovated. The shower was a bit weird but we still ended up having a pleasant stay after all. Plus the location directly next to a bus stop is amazing as you can easily get to the city center or elsewhere.

The rooms are in the pretty house in the nice area. The bus connection is extremely comfortable for easy access to city center and the parking is ok in the nearest street. 15 min walk and you can get to Portobello beach. Room is clean, everything is neat. Polite and friendly staff🫶

The room was really small and it would be better to remove the enormous chair and this will give space for luggage. The basic room service would be appreciated without reminding and requests (like adding toilet tissues or taking out the trash). During our stay there were renovations in progress in the inside yard.

The room and ensuite were very nice. Double pillows and padded bed head made sitting in bed comfortable and the windows gave good ventilation. The Lemon Verbena handwash was really nice, too. Access to tea/ coffee making on ground floor was appreciated for a morning cuppa.

Minor issues for feedback: the doona was a bit too thick, so hot overnight. And the toilet paper is not easily reached when it is directly above and behind the toilet (We moved it to one side. Perhaps it could be on a floor-standing holder). A wall-mounted shower gel dispenser would be easier to access than the pump pack on the floor. A guest in room 18 talking very late into the night and their front door slamming loudly several times made us wonder if sound-proofing could be improved or the door-closer adjusted.

It was a little expensive and a little out of the way, but access to town was very easy via local busses that stopped very close to the house.

Room, including bathroom, was very clean. Smart TV with 5G broadband which enabled streaming. Splendid location: max 15 mins walk to the seaside and multiple buses into city centre.

There wasn't anything to dislike. Facilities are good overall with tea and coffee making facilities in communal area. Given no access to water in communal area, it would have been easier if each room would be kitted out with a small kettle. The room was a bit hot due to not being able to control towel rack heating in the bathroom.

The property was close to public transport, had parking and you could get into the city quickly! The bed was really comfortable and the room was clean and warm! I especially loved the Bluetooth mirror! The staff were extremely friendly and welcoming, and made me feel really comfortable being a solo traveller

The only things I would add to improve would be tea/coffee facilities within the room rather than in the lobby, as I didn’t like having to go down in my pjs when I wanted a drink. I would have also liked a mirror in the bedroom so I could do my hair / makeup in the room and not the bathroom

The room was very comfortable and clean. Smart TV and good wifi available. The owner was very friendly and gave useful advice on what there was to see nearby. The guest house is on various bus routes so easy to get into Edinburgh if you are relying on public transport. There were cereals and fruit available in the dining room in the main part of the house for breakfast, though no facilities for making a drink.

Quite happy overall for the price. A kettle in the room would be nice rather than the communal facilities.

We enjoyed our stay! There was a bus stop just outside, so we could easily get to the city center. Not too far away (10-20 min walk) is a Costa Coffee, which is also close to another bus stop, so we were able to get breakfast fairly easy each morning. We did not partake in the guesthouse’s offer of breakfast, so I cannot rate that option. There was hot water for showering (at least 40 min straight) and 2 towels in the room. We didn’t have our room cleaned or get any new towels while we were there, we were fine with what we had, so I cannot rate housekeeping skills either. Although it was certainly clean when we arrived! The room was quite comfortable temperature wise, not cold (the bathroom more so than the room) but not overly hot either. The comforter on the bed was fluffy and kept us snuggled all night! Even though we arrived around 11pm, the proprietor was available to speak with us about a confusion, and welcome us for our stay. Recommended if you have a tight budget but want to see the city and simply need a place for your head at night!

For anyone who is a light sleeper, this place might not be to your liking. It is an older building, so the floors are wood and squeak, and the walls are thin, so you can hear everything happening around the place. They are also currently expanding the building. Construction starts around 8am every morning, we didn’t mind it as we wanted to tackle each day, but if you wanted to sleep in, be ready for some music and hammers around that time! The bed was also a bit lumpy. Kind of expected that the bed wouldn’t be like the one at home, but the springs were quite prominent in certain spots!

This large Room was clean, well laid out and comfortable. Plenty of Tea & Coffees and milk provided.

Not really dislikes, but points that you may find dissatisfaction with, if you’re not made aware of at booking. This B&B only has a pre booked continental breakfast with an additional charge. I would have definitely preferred a cooked breakfast that the majority of B&Bs provide. The residence only has x2 parking bays, however free parking is available directly across the street in a local school “open” carparks. No interaction with staff, which if new to the area would be handy for local knowledge & tips etc. Access is by key code to main door and room key in envelope on hall desk. Staff are contacted by mobile.

The bathroom was modern, clean and the shower was very nice! Only thing missing is a shelf to put the shampoo so you don’t have to bend down. The location is great, the bus into the city centre leaves right outside, takes 25min and for a day you spend around 5£ only. Also private parking right in front and easy check in.

The room was very small and narrow, no place to put the luggage. You could hear other guests snoring, talking and banging doors.
