We booked a "petite double room" and it was small but perfectly clean and comfortable. We were welcomed on arrival by Zoltan (who I had email contact with prior to our arrival) he organised coffee for us and sat with us to chat about the hotel and the local area. The main purpose of our visit was to watch a Six Nations rugby match and we had chosen The Roseate for it's proximity to the Murrayfield stadium. It was about a 15 minute walk away, which was perfect. We had breakfast each morning and ate twice at the hotel in the evening. Food was delicious (I can recommend the full and vegetarian Scottish breakfasts) and service excellent. All the staff we had contact with were polite, friendly and efficient.

Started with a very nice check in where we offered some tea and coffee. Super friendly staff, irrespective of whom you talked to, very nice and cozy atmosphere overall - truly what we were looking for in Edinburgh. Lovely attention to detail.
the room we stayed in was small (would have been OK), however the bathroom was beyond TINY. two people did not fit at the same time and even one person at a time was not "luxurious". Despite the great time we had at the Roseate, it was no where near a 5 star hotel.

The pillows, bed, and comforter were very comfortable. The shower products specifically the “Scot’s pine” scent smelled incredible & even the smell when you walk into the property smells heavenly!! I loved it so much I asked if they sold a candle or room spray in that scent (unfortunately they don’t). I also really appreciated the congratulations card and treats on our bed when we arrived it made our honeymoon feel even more special :) I was also a fan of the cookies in the room. Also the gentleman who checked us in and showed me to my room was very nice and personable helping us with recommendations on where to go during our stay.
The toilet takes a while to flush & I wish the room had AC, it got a little hot in there at times

2nd room of a four night stay. This is a Junior room and the hotel has three which are all individually designed. I had no preference amongst the three based on photos so let the hotel decide where to put us. We were in 101, the Hoy suite with the blue headboard and blue sofa. It was lovely. Zoltan is the standout member of staff that we saw and we also loved Lucy in The Dunstane Restaurant and bar. But everyone is polite and friendly and welcoming. If you want to chat the staff will chat, a real personal touch here. It doesn't feel like you are a commodity. You feel like a person and that suited us very well. The behind the scenes staff are all excellent too, breakfast chef and housekeeping.
Most people will be out and about but the tv in the Hoy suite could be bigger because the room is so large! As tvs go it is by no means small for a hotel tv so it is not really a negative. Just a proportional observation.

Everything about this hotel is good. Firstly, for the price point the room comfort is exceptional. Both of our rooms, we tried two different ones, had a loaf sofa (loaf is a brand of furniture). The staff are standout welcoming, helpful and friendly. We particularly liked Zoltan who like his famous namesake in movie Big grants wishes and makes things happen. My husband said he has never met a reception concierge as good as lovely Zolton. We also liked Lucy in Dunstane Bar and restaurant. These are the type of hotel staff who if staff awards are an industry thing would win the awards. Lots of people we never saw keeping things running too such as chef and housekeeping.
Mistake with room service order but we still paid the price of the slightly higher priced item even though we swapped it for what we actually wanted because this place is so good as a guest it is hard to complain. Don't go here if you are a person who likes to grumble and complain, you will ruin the ambience for everyone else

The room was lovely, clean, comfortable and very quiet. (It was nice to hear the birds in the morning). The breakfast and service was very good too. The hotel is a little outside the city center but is just a short taxi ride or the bus stop is right outside. Great location for Murray field events and we would definitely stay here the next time we return to Edinburgh. It was a shame we could not stay longer and enjoy the cozy bar and cocktails.
It was all good and what you would expect from a top boutique hotel.

Very charming, felt like we were at home, very comfortable. Short walk to bus stop and tram. Highly recommend.
There was no air conditioning and to open a window at night for cool air you had to open the whole window which is a safety concern. Someone could’ve easily just crawled into a window. I suggest latches that prevent the windows from opening all the way. Also very little explanation about how to operate wall furnace and floor heating. Major complaint a party was booked by one of our rooms and it was VERY loud. Had to complain about the noise level. Should’ve booked a location that wasn’t next to bedrooms.

While you have to consider transport to and from the heart of the city, the bus is right outside your door, Ubers are inexpensive and you will feel grateful at the end of the night when you're peacefully tucked into a more comfortable room without outside noise. I thought the buildings were both beautiful – yet the house across the street is far more modern and I preferred it to the main building – and the restaurant and outside bar was picture perfect. Breakfast is a must one of the days as is taking the local walk into town along the river. I wish I had known about it sooner actually!
The food wasn't as good as I would have liked. Staff was accommodating and comped dinner when we didn't eat it. Overall a very good hotel but I expected more. While my room in the more modern building across the street was more comfortable, my parent's room in the main building (in the same "class") was small and lacking for a luxury hotel price.

Beautiful interior. Wonderfully preserved. The room wasn’t very big but the bed was very comfortable. Breakfast was nice but on the pricier side. Staff was wonderful, especially during our check-in. They offered us hot chocolate, sat us by the fire and sent us a list of restaurant recommendations.
The fire alarm went off on the first night and took some time to be fixed. They mentioned there’d be some sort of compensation but we didn’t end up getting any. Other than that everything else was lovely.

The property is beautifully and tastefully decorated in keeping with it age and history, there is a very distinct and unique aroma which is so pleasing and relaxing. Our room was in the adjacent building which was equally beautiful the bed was the comfiest I have ever slept in, the room was so spacious and well equipped The staff are friendly and helpful and the welcome is first class without being standoffish Although we only stayed a couple of days we ate in the restaurant which was delicious. Haymarket Station is a very short walk so trips to the centre are so easy All in all a fantastic stay
All I wish was I had booked the week and tried the breakfast
