Duncan was awesome!! The house is on a nice back street, although sometimes the neighbors are up and making noise rather early and with it getting light at 4:30 am I was awake a lot earlier than expected. Being from the US, we are also used to air conditioning, so it was a good thing we had our own fans as the room got warm during the day but cool at night (had to close drapes around 3 am due to the early sun so the room heats up when there isn't airflow). Be prepared for one or two long flights of stairs to drag your luggage. Breakfast was every morning and enough to choose from and you could sit in the breakfast room at all hours to get out of your one room bedroom... Bus stop around corner so that was good.

No AC, but I think that was just something I would come to expect in the UK.

This was my second time with Duncan and it was lovely! After advising that I was vegan Duncan ensured that I had bread and soya milk and even cooked me vegan sausages which I really appreciated 😊 airdenair is quickly becoming my favourite place to go when visiting Edinburgh, we had the garden view but in the corner of the window we had an amazing view of Arthur's seat, I am already making plans to comes back next April so fingers crossed 🤞 thank you for another amazing visit!!

There was a slight smell in the bathroom but I put it down to the ventilation which I know can't always be helped. This was a minor thing compared to the overall experience 🙂

the place has a good location as it is well connected with buses whose tickets can be purchased on board, the house is clean, cozy and warm (we went at the beg of April and it was still cold outside) the room is small but is typical from northern countries to have small rooms in houses, the place was clean had a very good hair dryer and was nice to stay. overall good value for money

the breakfast… very poor and the scrambled eggs weren’t much appealing, the breakfast is British with typical bacon, eggs, but it could improve to offer other sources of protein such as smoked salmon very common in the north. Also the yogurts could be plant based and you could offer other choices of breakfast for lactose intolerant or gluten free options

The room was much too hot for good sleep & we couldn’t open the window very wide. I would suggest : 1. Enable the towel rail in the bathroom to be turned off. Fix the window so it can be opened properly. 3. Have a loose unfitted sheet under the doona so that we can adjust personal temperatures better. I know it’s a very old building, but there were some hot spots in the floor, which was a bit weird! Maybe you need better insulation on the hot pipes?? I also realize that top floors are the hottest, and that the weather was unseasonably warm.

The property is in a quiet location and felt a very safe area. It was an easy 30 minute walk into the old town or a short bus ride. The bus stop being 2-3 minutes away. We booked this property because the prices were at their normal level and not overinflated for the marathon weekend. Duncan’s communication was good and we felt reassured that if we needed assistance it would be available. We needed to have breakfast earlier than the normal times and were invited to help ourselves to bananas and pastries. We really appreciated this.

Nice, large room, with a small hallway where you could hang coats and put your suitcase if you want. The bathroom was spacious and the shower was okay. Nice breakfast. The host was efficient and was helpful with answering our questions and the possibility of storing our luggage after check out.

The guesthouse could use some refurbishment. The amenities are good enough, but it looks a bit worn and (maybe therefore) not overly clean. It is a bit away from the city centre, but bus connections are good and the guesthouse is situated in a quiet neighborhood.

The guesthouse is easily reachable from prince street ir waverky station by at least two bus lines (30 and 33) which depart every ten minutes. If youre packing heavily be aware that there is no elevator and the guesthouse starts at the first floor, so you will have to carry your luggage upstairs at least one flight of stairs. The room we stayed in was very charming and had the usual aquire and really comfortable beds. Breakfast is not to fancy, but good, plenty, and prepared on the spot. An absolute positive notion from my side is the staff. We had the problem that we couldnt access our next lodging before evening and didnt want to carry around our luggage all day and Duncan was nice enough to let us leave our luggage with them for the whole day. That was supernice!

From the greeting when I first arrived to the departure the whole experience was excellent. This was my first trip to Edinburgh and I was made most welcome. The room was clean and ideal for what I wanted. Breakfast was ideal and a really good way to start the day. Whilst it was situated outside the city the public transport was ideal however if you do not mind the walk I would highly recommend that you do as you there is so much to see. Planning on visiting Edinburgh next year and would be more that happy to stay here again

near to tourist attractions. very friendly and approachable host. the check in was 1pm but he said we can come at 11am as we travelled for 9 hours. he'll reply to your message anytime if the night (as we don't know how to open the window so we asked around 1130pm I think). and also we were leaving early the following morning, he accommodated our needs for breakfast.

windows has moulds. it could be cleaner but for what we pay I think overall is good. we didn't mind it because Duncan was very accommodating.

Received a message from the person that runs this b&b with all the details needed for my stay with clear instructions. Breakfast was nice with continental and some bacon & eggs (omelet style) which where very nice. Lovely big bed, clean and tidy room.

Wasn't clear where to park as restrictions on the street. Breakfast room requires a paint, especially the ceiling, some of the towels need replacing. These are only little things I know but some times attention to details makes all the difference!
