*Located on a bus route directly into Edinburgh 👌🏻 *Veryyyy comfortable bed, warm and quiet room *Easy check in/ out

*Upon entering the room, there was a dirty tissue on the floor near the skirting board along the wall from the bathroom *The WiFi signal seemed quite weak in our room (17, I think, was our room number - basement) *The bedside wall lamps had 2 different colours of light bulb (x1 yellow/ x1 white) *One of the shower handle fittings was broken/ missing * The shower temperature toggle was missing, and had a screw sticking out instead *The parking is limited to 3 spaces- but the owner was extremely helpful to provide free parking locations elsewhere nearby 👌🏻

The location was on the bus route so this made it easy to get into and out of the city. The self check in/out and the ability to store bags really worked for me, after my initial nervousness. The explanation provided by Allison house was easy to follow.

I walked to Allison House (30-40min) from Waverley Train Station. Being new to Edinburgh, I didn't feel comfortable hopping onto a bus. It may have been helpful to know which bus/buses and which stop was closest before arriving. I personally found bus 3 the best for me, the stop Mayfield Gardens.

Quiet and comfortable. Ideal distance from Edinburgh Central. Welcoming, clean and convenient. Nice hot shower. I slept very well, due to quiet, peaceful environment. Don't usually sleep easily away from home.

Would have liked a plug, so I could have had a bath.

The location was superb being on a main road to the city with many buses from just outside the property. The room was small and without windows but it had everything we needed for our 1 night stay.

Even though check in is from 2pm, there are no staff available until 3pm if there are issues with checkin . I needed to check in at 2.15pm and followed all instructions sent via messages, however there was no key in the assigned lock box. I tried to contact someone via every method written on the front door but was unable to get hold of anyone and no-one returned my calls/ messages. Luckily another guest was coming out and let me in to find housekeeping who confirm our room was ready but no-one had checked if the key was available in the lockbox- it was found in the checkout box. Sadly all of this made me late for a 3pm appointment I had in the city.

We were just picking our son up from uni so just went for somewhere cheap with parking. Really loved the check in process - there are no staff but it was seamless, there are key boxes for each room and you are sent a code 24h ahead of arrival and it was super quick and seamless. There were cupboards with spare toilet rolls etc and ironing boards/irons available. The room was nice. We went for en suite for ease. Parking was easy on the drive way. However, there are only really 2 spaces (maybe 3 at a push) so in a more peak season you may have to park on street.

There wasn;'t any air con so we had the window open and it was facing a main road. Not a big issue for us to be honest. The en-suite feels part of the room almost, but again we wanted cheap and convenient. At this price point it was great.

I like that you don't have anybody bothering you. I liked the ensuite, the room smelled so fresh when we walked in. The bed was very comfortable. The room was also very clean. And the view of Arthur's seat when you opened your eyes, wow, what a sight to wake up to. It was also quiet, no hotel patrons walking back and forward slamming doors.

The only criticism I have, there was no air conditioning or even a fan. The heat was so uncomfortable and sticky we could have used one or both of them. This is the only thing that stopped it being a 10/10. 😔

We stayed at Alison House 17 from January 24th to 26th, 2025, and had a lovely experience. Initially, we were assigned a small room with a private bathroom located outside the room. However, we were fortunate that other rooms were available, and the staff kindly accommodated our request for a change. They moved us to a very spacious, cozy, and impeccably clean room with an en-suite bathroom and a beautiful view of the garden. This gesture truly made our stay special, and we were very happy with the comfort and atmosphere. We were also pleasantly surprised that housekeeping serviced the room during our short two-night stay—a thoughtful touch that exceeded our expectations. The staff were incredibly polite, attentive, and eager to help. It’s clear they prioritize guest satisfaction. I highly recommend Alison House 17 to anyone looking for a welcoming, peaceful, and comfortable stay.

The location was excellent. Buses into the town centre and further afield run constantly so being a little bit away from the hustle and bustle was great. The secure luggage storage on the day we arrived was very helpful.

The weather was very warm while we were there and the room tended to be stuffy. The window opened but this was noisy overnight. We closed the blind when we went out to try and keep the afternoon sun out but the cleaner just opened it. The only bedding option was a heavy doona so we just took it out of the cover.

This is the second of two experiences, same booking. Room was fine, bed was comfortable, light came through a bit too much in the morning. Own bathroom with shower was totally fine. You get to the city by bus within ~15min, a station is right in front.

First time we got quite a small room, we didn't even know where to put our single luggage, without blocking the door, or our walkway. On this second booking we got a much larger room, enough space to feel cozy. So depends on luck which you get I guess

Good location. You can walk to all of the main areas in 30 to 40 mins There is a good bus service into town if you prefer. We managed to park our car in the streets alongside the hotel as the spaces were already taken outside the hotel.

We had the windows open as it was a hot night which meant there was quite a bit of traffic noise but we managed to sleep okay. The hotel did not send us our check-in code in advance which meant we wasted time having to contact them when we arrived
