I loved the room. It was perfect with all the necessary single comfortable bed and nice big tall window and can open for fresh air, table and chair, tv with remote, racks for placing your suitcase/back pack, hanger racks for clothes, mirror on wall, bathroom great hot shower and provided toiletries, hairdryer provided which I dont use anyway. Loved the paintings on the wall. Unfortunately, I missed breakfast due to leaving before 8am. Location of the room was great and loved the walk up to centre of Edinburgh night life bars and restaurants and sights and shops.

Nothing but that I wished it was more than one night I stayed.

The room was clean and well presented. The breakfast was enjoyable and included hot food. The staff on site were friendly and helpful. The bed was comfortable. There is a bus stop almost directly across the street which has several bus routes that take you directly into Princes Street. The buses are frequently and get into the city in about 15 minutes. The guesthouse is also close to restaurants and other services of interest. There is a limited number of car parks available on the property for parking (noting that there is no parking available on the street, as it is a main road). I was able to leave my luggage at the property for a few hours while I did other activities, and that was greatly appreciated. The water in the shower was nice and hot. There are toiletries in the bathroom.

The stairs were troublesome for me and I was given a room on the top floor. Like most accommodation in Scotland, the older buildings do not have a lift (and can't be retrofitted with one), so the stairs are the only option. If you have mobility issues, the stairs will be problematic. Also, there was no fan in the room, and there's no air conditioning. The window only opens a little bit, so the flow of fresh air into the room is limited. I was hot during the night, which made it slightly uncomfortable for a solid sleep.

I cannot fault this location at all. It's fairly central to the city and I was able to access bus routes and other means of transportation. Duncan and Mei were just fabulous, there's no beating about with that. Duncan was available night and day for any queries a person might have had and was kind enough to rectify any issues. I made an enquiry on the morning of my second stay about decaffeinated tea and these were arranged for breakfast the following morning. My room was clean, smelt fresh and my bin was emptied every day. Everything was as described. The property is old, by that I mean it is in an older area of the city, so there are small cracks in the masonry but this wouldn't affect you at all and it did not affect me in the slightest. Bed was cosy, sheets clean. I paid £10 to upgrade to a better room from a single to a double with private bathroom and this paid off well for me. The extra privacy enhanced my comfortability. There was a lot of availability for items at breakfast, juices, water, tea, coffee... With some cereals, toast, jams, and yoghurt. You also get a hot option, and Mei was kind enough to remove the meat from mine. Every morning, when I came down, she ensured I wanted the same thing. On the first morning of my stay she was kind enough to chat to me for some time and give recommendations on where to go in the city. Duncan also identified the best bus routes for my stay. Duncan and Mei, you were amazing

The location of the accommodation in Edinburgh was absolutely excellent, making it easy to explore the city. The check-in process was smooth and hassle-free, and the staff was very friendly, which made us feel welcome right away. The breakfast was delicious, with plenty of options to start the day right.

However, the walls are quite thin, so you can hear a lot from the neighboring rooms, which impacted the overall comfort. Additionally, the price is on the higher side, which might not be ideal for budget travelers. Despite these points, the overall experience was positive, thanks to the convenience and quality provided.

Great location; friendly host; great communication/updates/directions: good security when entering the building; clean room; upgraded bathroom; with English breakfast - yogurt appreciated!

No safety grips in shower; no plugs in bathroom; no lighting on mirror in the bathroom; very little space for shampoo/conditioner bottles in shower + crouching down to the floor to reach them in an already small space (we’re seniors). Bed was soft and lacking support for these older backs. Our apologies if we have recalled any of these details incorrectly.

The facilities this B&B gave us were incredible, the beds were very comfortable. The doors have an access code so no one can enter your room. My bathroom was outside but also had a key and was private. The house was very comfortable, not cold, and very quiet. We liked the staff, they made us feel very welcome. The English breakfast was delicious, there was a wide choice of cereals, coffee, tea, and juices. 100/100. 20min walking to the city centre. 1 min walking of the bus station. (Good connections) 18 min by bus.

I liked everything.

The House is located very close to the Old Town of Edinburgh! You could either walk a couple of kilometres (which is what we mostly did) or you can take one of the buses, and in 4 stops you're there! There are definitely more than 5 different buses that stop near this guest house and take you to the centre of the Old Town, so you don't need to wait more than 5 minutes. The owner is friendly and has a sweet dog! The room is nice and we appreciated the en-suite bathroom!

The door lockers wouldn't instantly recognise our frozen hands, it would take a while before they would turn on. We've read many comments about 'exceptional' breakfast, but it was just 'okay'. Nevertheless, we appreciate that it was included in the price.

Edinburgh Holiday Guest House is a typical bed and breakfast facility. The location is good with a bus stop outside the front door which takes you to Princess Street. The multi-cultural dining area of Newington starts 100m from the premises with lots of restaurants, coffee shops, bars etc. The check in (all on line and via SMS) was easy and efficient. If you are driving there are three spaces on site which, if you can get one is fantastic, but could be troublesome if not (I have no experience). The room itself was simple, spacious complete with en-suite bathroom and tea making facilities which were all good. Breakfast included in the prices was good. Edinburgh Holiday Guest House is a good place to stay if you are looking for a bed and breakfast facility.

Lots to like: the room was spacious, homely, clean, comfortable, and warm. It was large triple room with a bathtub so ideal for a couple or family as well as the solo traveller seeking some well-earned rest. View out the back over gardens made me forget I was just outside the city centre. Staff were helpful and friendly. Breakfast was fairly standard fare but had a good little selection of cereal, toast, etc. and fry up options could be made to order. Easy check-in with pass code.

Just a couple of small points. The plug sockets were a bit inaccessible from the desk and bed, so I needed to be organised with charging. An extension may have been helpful. Also, I could hear quite a bit of noise from neighbouring rooms, particularly as they used the external bathrooms/electronic keypads. Though some noise is pretty much to be expected in a guest house or in most hotels.

Such a friendly and cheerful host to welcome and look after us at breakfast time.. cooked breakfast was excellent and beautifully hot and fresh. security system was very easy to use and very reassuring to know we could come and go independently and easily. there was a lovely fresh aromatic smell in the house. excellent carpet in great condition.

A small thing, but we would prefer mugs in the room instead of cups and saucers. Also more variety of teas, coffees, and perhaps small packs of biscuits available to nibble. blinds in our room looked a bit tired, but adequate.
