Friendly staff, great breakfast, location, warm in the room.

Nothing significant. I couldn't turn on the hot water in the shower. After use the shower licked for a long time.

As on previous occasions I found the staff very helpful. The facilities are excellent. Breakfasts if required are an add on to the basic price but are well worth the extra £9 or so.

Lovely room well appointed, with wonderful bathroom. Everything clean and tidy and offering convenient space for the traveller to put their items. Also - Thank you for proper loo paper (other places can only offer tissue paper quality!!). I was not aware of any breakfast offering. Neither saw nor heard anything on that topic. I was wanting one. The lady and gent from the property were very friendly. My experience was very positive.

Apparently no breakfast offering. The spiralling cost overall of Edinburgh nights at a B & B as summer approaches. I may have taken more nights if the Edinburgh costs were reasonable.

The room i booked is very clean and warm. Everything you need is provided. The location is only about 15 minutes to the shops in New Town. Very accessible to bus stops. And there’s a cafe just across the house. Roy is also very nice and accommodating.

You have to be a little careful when going up and down the stairs because it’s a little tricky.

My partner and I stayed for a one night visit. We stayed in the large double room and it was lovely, cosy and warm (even without the heating on). We could barely hear other guests in their rooms, only in the corridors. Shower pressure was great and bed was super comfortable. Loved the fact you can log into your Netflix as well. The staff member we bumped into was nice & smiley too.

The only thing I would say is that its around a 25 minute walk to the markets/shops but this is easily solved by a 5 minute Uber. We ended up ditching the town centre nightlife as it was way too busy, for “The Abbey” pub which is practically opposite the hotel. Great little pub and decent pricing

Friendly staff a great breakfast and the room was clean and bed comfortable although it’s about a 25 minute walk into the centre of Edinburgh there is a bus stop two minutes walk from the accommodation 😊

The room was excellent! Very big and comfortable. Extremely clean. Great bathroom with cascade shower. We also had breakfast, which is cooked on the moment, and it was also very good.

The lovely room with sloped ceiling (No.7) had everything I needed in a minimalist way, which I liked, but was still cosy. I liked the brochure which was clear and concise and also gave the history of the house which I loved. Roy was attentive and helpful without being intrusive. Bed was comfy and I loved the green blanket with the satin trim. House was quiet and peaceful. Bathroom was modern with good shower and sparkling clean. I didn't have a cooked breakfast, just cereal as don't normally eat much in the morning but service was excellent and choice on menu very good.

Booking online, it said breakfast was included. It wasn't. But it wasn't a bad deal to pay 8.50 for it especially compared to other places nearby. If you can't do stairs, this would be impossible. Room was on third floor, no elevator.

The host was very responsive and nice. The room was perfect, nicely decorated and cosy, we would definitely be back. We had someone replacing the towels and replenishing the tea and coffee tray every day, which was really nice. The house was older, which gave it such a cool vibe and had wonderful details, but the facilities were all modern. I was a bit skeptical after reading some of the negative reviews here, but I'm glad I didn't take them into account, because it has been a really wonderful stay.

Nothing serious in particular, only it would've been better to also have towels for hands, not just 2 big towels. These were changed daily, but having hand towels would've been more convenient. The location was good, a 30 minutes walk from the centre, which in the windy weather we had was sometimes a lot, but the buses were many and not crowded, so we could easily reach the centre.
