We loved the welcoming hosts, cleanliness, comfortable bed and pillows, provision of any possibly required toiletries and a wide range of teas and coffees. The breakfast was fabulous - great fruit selection and the hot selection beautifully cooked and piping hot. We choose the smaller room as we knew we would be out for full days but the available lounge area would have been appreciated if we had been in for an evening. We were familiar with Exmouth, but if we hadn't been I think the hosts could provide lots of local tips. As pointed out, the entrance for a car is narrow, but that and the parking is manageable. Many thanks to Ian and Tracy for a lovely stay - we would make this a first choice for our next trip to Exmouth!

The house and especially our room were spacious and the decor wls very calm made the rooms look so light and bright. The bathroom had everyhing one would needed and more. We only stayed for a weekend but the room certainly had plenty of space in the drawers and the wardrobe for longer stays. I think the breakfast was one of the best we have ever had in B&Bs and hotels. There was as many different breakfast cereals and a lare numbes of fruits to go with them. The main course had the full items and was cooked to order . Swallows is certainly a gem of B&Bs

Lovely comfortable rooms, an added bonus was a comfortable lounge to sit and chat and relax with our family who travelled with us, very friendly host, fresh fruit every morning, followed by a very nice full English breakfast. Very comfortable dinning room too. Not one thing could we, as a family of 4 adults complain about…..

First of all the best hosts, so friendly and welcoming. B&B lovely and homely. Immaculate and tastefully decorated. Gorgeous grounds. Great room with plentiful toiletries and tea, coffee biscuits etc. Bonus of an extra room with sofa, tv and fridge in it. Never had this before! Price of stay included breakfast each morning. So much choice of continental style and full freshly cooked breakfast. We had a parking space too, which although very tight to get into was a handy addition. Location to centre and seafront within walking distance.

Nothing we disliked. We would definitely stay again.

What an absolutely amazing experience staying at Swallow B and B was! The breakfast was outstanding and should be awarded best cooked breakfast in UK, also outstanding selection of cereals, fruits ( fresh and tinned), yogurts ( natural and fruity, jams and preserves, marmite, vegemite. I stayed in spotlessly clean, fully equipped room ( great selections of tea, herbal tea, coffees, cappuccino, hot chocolate, bottle water, sugar, sweetener, milk. Very comfy bed, nice décor. Really enjoyed my stay here, Ian and Tracy made me feel so welcome. I hope to be back in the future. Thank you for fabulous stay.

Everything was perfect.

The Swallows is a lovely old building and is beautifully furnished. My room was very clean and comfortable with great views over the garden. Ian and Tracey were wonderful hosts and did everything to ensure that my stay was comfortable and pleasant. The food available at breakfast was amazing and wonderfully cooked. I would heartily recommend The Swallows as a great place to stay. There is very limited parking available, but Ian kept a space free for me and guided me through the narrow access point to get to the back of the building.

There was nothing not to like!

From the minute we arrived at The Swallows ,both Ian and Tracy could not do enough to make us feel welcome . The bed is comfortable and the room is just the right size for the both of us ,plus the added bonus of the extra room just at the top of the stairs to relax in complete with comfy sofa and TV. Breakfast was excellent and choice of basically everything you could wish for from fruit to the good old English fry up. They are both excellent hosts and the location is just a short walk to town and the seafront.

Nothing and would happily stay again next time I visit the area.

A B&B with all the little touches. Although our double room wasn’t spacious, we had a lovely lounge that was for our own use. TV, fridge and choice of books and movies. The breakfast was as good even better than many Four star hotels. As importantly, Ian & Tracey were excellent hosts. Very warm and attentive to your needs without being intrusive. The location was excellent in that we walked to the beach and to town for our evening meal. We sat outside in the front garden in the late afternoon. Ian kindly helped with our luggage. Much appreciated.

The seagulls were a tad noisy but saw that they had chicks that were fledglings. Not a major disturbance as the windows are double glazed.

Beautiful decor, spotlessly clean. Every little detail for guests' comfort in the room has been thought of. Great location, easy walking distance from the sea front.

Parking space available which is a bonus in such a location, but accessing it a bit of a challenge down a narrow lane and round to the rear of the house.

Swallows is an excellent B&B. It's in a good position. It's an easy walk into the Town Centre for shops and restaurants and a 5 minute walk to the sea front, the Pavilion and the coastal path towards Sidmouth. It's also in a quiet location with private parking for average size vehicles. The bus stops to the town and towards Sidmouth is only 200 yards away. Ian and Tracey were fantastic hosts. They were friendly and helpful. The breakfasts they served were exceptional. Fresh fruit bar, wide range of cererals and yoghurts, and the best full English you will experience. The room we stayed in was very comfortable and clean. Our bedroom had a separate lounge that we could relax in. We enjoyed this room in the evening to read and watch TV.

Nothing. We couldn't have wished for a nicer place to stay and we will hopefully return.
