We were welcomed at the door, and shown to our room, although we arrived a little while prior to the listed check-in time. The room was very clean, comfortable, and quiet. We were able to safely park on a service road (not a a main through street) directly in front of the house, and could see our car from the window of the room. With the windows closed, it was quite quiet in the room. The windows were of good quality and were effectively sound blocking. We slept well. The ensuite bathroom was small, but beautifully finished, and the shower was hot with more than adequate pressure. Toiletries were provided. We had a food item that needed to be refrigerated. While there was no refrigerator in the room, the host kindly stored this in the main refrigerator until we were ready to leave. This is a little sanctuary that we wish we had found years ago, and will be using from now on when we are in the area. It is well located between two public transportation stations, and in a an area with a high density of shops and restaurants. Highly recommended.

The property was beautiful, I would have not expected the rooms to be so many and so big! Everything was modernised, there were finishing touches in each room which were absolutely stunning. My friends and I booked x5 rooms for my friend's bachelorette party and each room was spacious, clean, welcoming and had all the necessities. Breakfast wasn't included, or at least coffees and teas were included but as some of us had dietary requirements we just found it easier to stop by a shops and get oat milk and decaf coffee. Beds were amazing! I usually like hard mattresses but despite finding soft mattresses I was surprised by the good sleep I managed to get! And the duvet was amazing too! Just the right mix between light and heavy.

We were a bit thrown off by the inability to use the living room. The listing shows pictures of the living room and, as we were having a small gathering for a friend's bachelorette, we were counting on being able to use it to play games and hang out. Alas we had to use one of the rooms that still had a sofa. Additionally, we were hoping to be able to cook a meal but this is not possible at the property.

A good location for public transport. With good links to central London. Nice house, lovely decor, beautiful bathroom. Everything was spotlessly clean. My room overlooked an attractive back garden. Although it is near the main road, there are trees that absorb the traffic noise so it was nice and quiet. Shops and cafes and restaurants nearby De Bohun Park is across the road. Trent Country Park is within walking distance, or you could take the bus.

Although the room can be locked from the inside, it can not be locked from outside when you go out. It was not possible to make tea or coffee in the room as there wasn't a kettle or cup, although there was a small bottle of water, which was welcome, but I needed to go out for more.

We were met on arrival, given a lovely reception by the staff and a very nice cup of coffee. We were then shown our room, which was very clean and looked very nice (we were upgraded to a bigger room). The staff explained everything to us and later on we met the owner, he was very welcoming and friendly and he made us feel at ease and very comfortable. The location was perfect, very close to tube stations to get us in and out of London. We were given a key so we could come and go as we pleased. It was an amazing experience and we will be definitely using this place again.

Nothing - it was perfect for us

Owners were really friendly and helpful. Didn't realise at time of booking that it was shared bathroom facilities, which isn't ideal. Bathroom was very clean and tidy though, and our room was beautifully presented. A breakfast option (even just cereal and pastries) would have been great, but overall a very nice property with really lovely and friendly owners. Location is ideal for Cockfosters and Oakwood tube stations less than 10min walk away. On street parking seemed plentiful.

Shared bathroom was a disappointment, but my mistake as I didn't read the facilities properly. Having a breakfast option would have been a bonus.

I had a very long day filming in the city, when I got to the house, it was clean, warm, and the owners made me feel welcome and at ease. I had an early start, and wish I could've stayed for breakfast, but I had a fantastic night's sleep, it was very comfortable. I woke up feeling refreshed. The bathroom and shower were fantastic too, fully stocked. Thank you very much for a fantastic stay. I'll definitely be using it again.

Everything was perfect.

Greeted with a Cup of tea on arrival, Andy was a lovely host. Everything super clean and the bed and bedding exceptionally comfortable - loved the very cleverly concealed ensuite. We have recommended this to some people who have visitors travelling down as a delightful alternative to the cold and corporate rooms offered by Hotels, They do not offer breakfast but the high street with so many options is literally just round the corner. We would most certainly choose to stay here again

shower room and toilet shared and remote from the room.I strongly advise that the owners provide robes… as once one is dressed for bed the short walk to the these facilities require passing the public areas of the hotel.

Lovely location not far from either tube stations into London. The owners were very very friendly and really helpful as we needed help with getting to and from a concert- they couldn't have been more accommodating. The beds were super comfortable and the rooms were spotless along with the bathroom! We only stayed for a night but it was nice to be able to park just outside of the property and felt safe parking my car there. Thank you for a lovely stay in your B&B!

Quiet location, 10 minutes walk to the nearest tube station and with free on street parking. Huge room and comfortable bed. There were no tea/coffee making facilities in the room although the booking info said there was - but I texted the owner and he brought me a coffee to my room.

The sink in the room was tiny and positioned beneath a bathroom cabinet so it was impossible to clean teeth without making a mess of the floor! The ensuite itself was also extremely small.
