High expectations were met.

Wonderful team, very helpful. Courteous and kind, gave great directions and explained the neighborhood. The hotel is really lovely. Classic structure (it is an older building) but modernized. I loved the location too! Walking distance to Oxford street, great parks, restaurants, the tube (subway). I needed to book for another 2 nights and they were great in getting the room together (and also helped with getting my bags and my nieces bags up as well). Very happy with my stay

Maybe just an additional pillow in the rooms (1 extra minimum to make it 3, and perhaps have them all firm vs 1 firm and the other soft). but this is personal preference (I prefer a more sturdy pillow to sleep).

The hotel is very conveniently placed for Paddington station. It is also close to several tube stations. It is clean and comfortable and the staff are friendly and helpful. It's good value for money and I would definitely use it again.

The only criticism I have is that the second building, where we stayed, has no lift. As we were on the third floor there were a lot of stairs to negotiate. I am in my 70s, though fairly fit, but I did have to rest between floors, as I got out of breath when climbing up to the room.

The location is very close to Paddington Station and I was able to easily walk even with my large bag. The hotel is located in an attractive classical terrace of similar properties, most of which are either small hotels, or divided into private apartments. The inside of the hotel is a bit of a maze and sound-proofing isn't fantastic between the floors (I had noisy neighbour above). The room was small but functional with fridge and kettle. I stayed for 2 nights and the hotel did what I needed it do to, and was not a bad price considering the location and the proximity to Paddington, Hyde Park, Oxford Street and Marble Arch etc.

Hotel check in and check out times are very strict (with punitive fees if you stay past the published checkout time) Bathroom was small but adequate

The location is excellent with services such as pubs and restaurants nearby. Walking distance to central London with very close access to Hyde Park. Very convenient ot Tube station (Lancaster Gate) and also Paddington Station in easy walking distance with access to Queen Elizabeth line direct to and from Heathrow Terminals. Staff were very helpful and assisted with all requests promptly while also providing very useful information. Free taxi from London Heathrow was a definite bonus. Accommodations (single room) small but well maintained and clean with comfortable bedding. Given above an excellent value for money at a very reasonable rate for London accommodations in that location. Highly recommended.

Excellent location near Paddington Station and Kensington Gardens. Staff were very helpful getting me to the room and settled in. Excellent shower and air con.

It's a small room up a few flights of fairly narrow stairs without a staffed reception desk in this separate area of the hotel. None of this was problematic for me but worth noting.

I booked this hotel 6 months prior to our vacation in London. One of my must haves is a balcony or terrace on every vacation we have. This lovely hotel is located a few minutes walk from Paddington station, and many restaurants, coffee shops and stores. Our room was clean with a lovely bathroom. A kettle and teas were in the room for those who would need one. We are coffee drinkers so we strolled to the local coffee shops in the area. There’s a mini fridge in the room. We kept our beer ,wine and cheese chilling it. At checkin we were greeted by a very nice gentleman who showed us to our room and explained what we needed to know and gave us a brief history. The bed and pillows were comfortable. An extra blanket is in the closet. The air conditioner worked very well. There is a laundry mat just a couple blocks away. Coming from Scotland after a few days stay, we really appreciated using a laundry mat to wash some clothes. The hotel is very conveniently located to Paddington Station. We walked to many places and used Paddington Station and the many buses that came by. The hop on hop off tour buses also passed by and had stops on the next block. Altho I have no plans to return to London, I would definitely recommend the hotel to anyone who would visit London.

The balcony could use some TLC. The table was wobbly and could use a fix. There was a screw at the base which gave me the impression someone at one time tried to fix it. Sadly, The plants on the balcony were neglected. I pruned some and watered them in hopes that they will improve for a future guest. The surface of the balcony needs a good sweeping and power wash. Or even some artificial turf or outdoor carpet could give it some appeal. We did enjoy the balcony on each of our days and evenings since the weather was very good.

Reception was friendly during booking in & checking out. Provided a lil run down of the area & recommended some places to eat upon arrival. Loved the location, & how close it was to Paddington Station. Loved the AC, was very much appreciated during my stay 🤭 Area was comfortable, I felt safe walking around.

The room had a Yale lock but I couldn't see a way to lock it once inside; as a female solo traveller I think being able to lock this when inside would add a lil comfort - I didn't talk to reception about it, maybe I missed something. It wouldn't stop me staying again.

Location was brilliant if travelling via Paddington train station. Hotel provided very good directions on how to get there. Room was very comfortable and quiet with extra glazing to deaden out noise. Liked the rules of hotel saying it was aimed at people wanting a quiet stay. Ie. No stag or hen parties etc. Shower room was very good being clean and with everything you needed. Towels, plenty of loo roll, shower cream soap and hairdryer. Tea & coffee making facilities plus a mini fridge. Plus a decent TV. Would use again. Liked also that you could store your case prior to check in and after check out for no extra charge.

Having to give credit card charging £50 that would be reimbursed if no damages or lost keys. They have obviously had previous issues forcing them to do this.

We were initially hesitant after reading previous reviews, but it turned out that none of the concerns mentioned were accurate and our experience far exceeded our expectations. All the facilities worked perfectly—the air conditioning was cool, there was hot water for showering, and they even provided a kettle with plenty of coffee and tea. The bed was extremely comfortable, and most importantly, everything was functioning well and very clean. Additionally, the reception staff were very communicative and helpful, especially the elderly gentleman we met at the beginning and end of our stay. This hotel doesn't have an elevator/lift, so it can be challenging if you have large luggage and you get a room on an upper floor. However, keep in mind that all other hotels in this area are having similar condition and don't have elevators either.
