This hotel is an all-around gem near Alamo Square. The staff is very friendly, the rooms are as pictured. Note that you might get one of the rooms with a view of a wall/back. Not as nice but you'll be out walking all day anyways in SF. The beds are comfy, the bathrooms immaculate, there's coffee in the rooms and at reception. I would definitely stay again!

There's nothing I disliked per se but note that the walls are very thin (you will hear other people talking / noises) and that there's only someone at reception until 5pm. This didn't really bother me personally but someone else might dislike it. Again, not a dealbreaker but communication was all over the place. I had an email, a whatsapp and a booking.com message all on the day before or the day of my arrival, all asking me to confirm my arrival time, all by different people. Might be worth coordinating this a little better.

The perfect stay for my first time in SF! The location near the Painted Ladies is so convenient for Golden Gate Park, Haight St, and getting up to Pier 39 etc. The room was absolutely beautiful. It was well equipped with a fridge, coffee machine, and a nice seating area to enjoy an afternoon tea. There was a fan and even a white noise machine provided which I appreciated so much as a light sleeper, but the bed was so comfy and the house so quiet I slept great! It was the perfect escape in the vibrant city!

The self check in information wasn't timely enough. As an international visitor I was relying on airport WiFi to get the self check in information, despite asking multiple times and sharing my personal details twice upon request to receive the same. Even an international eSIM takes a while to kick in so I am thankful SFO had good WIFI to access emails when I landed to get this info. It's a minor detail but just good to start the trip without having to worry about getting the details for getting through the door in a new city!

It was quaint and staff was very friendly….however no one at desk after 5 pm. Access with in with your key.

I think it would be nice if in the rooms there were two water bottles - with a little note that just a half block up there is the Alamo cafe and a small deli. After asking I learned where I could get some drinks for the room. Alamo cafe was nice for a breakfast sandwich tea / coffee and the deli was great for getting some water bottle etc.snacks to have in the room . There is a small refrigerator in room. In the room I was in I think a small table under the sink in bathroom would be helpful for toiletries/ makeup.No area to keep those items in bathroom.

Loved the room, loved the location, staff were wonderful! Clean and comfortable, we felt very much "at home" for the 7 nights we stayed and could easily have stayed longer. The bed and pillows were very comfortable, all the linens, towels, face washers, soaps, etc. were excellent quality and condition and the bathroom pristinely clean! Would absolutely not hesitate to stay here again on our next trip to San Francisco. (Have left another, more comprehensive review under the booking for my mother who also stayed 7 nights with the check-in, check-out dates one day different).

Just a couple of small things could be improved: room safes, more irons, ironing boards and hand-held steamers for use and perhaps some teaspoons in the room as standard.

We spent a week at The Grove Inn in a Deluxe Queen Room and my Mum had a week also in a Deluxe Queen Room with Bay Window. We all thoroughly enjoyed our stay. The staff were very friendly and helpful, the housekeeping staff did a wonderful job and the entire time we were there we heard no noise from other guests despite The Grove Inn being fully occupied, so everyone was very respectful of everyone else which was great! The rooms are ingeniously laid out to ensure each has its own private bathroom facilities. Due to space constrictions, sometimes this means the basin is in the bedroom, however there is no inconvenience associated with this, rather it adds to the quirkiness of the property. We loved the layout of our room (18), being a corner room there was plenty of light as there were windows on two sides and nice views. We had plenty of space for our suitcases and shopping (of which there was a great deal!), hanging space and room on the shelf, along with a sizable desk and chair, great tv with plenty of channels (once we figured out how to use it properly!) and a comfortable chair for sitting as well as a bench seat which we used for our purchases. There is a bus stop right outside and others nearby (depending on where you are headed!). Shops are a short walk away so the fact that there is no breakfast included is not really an issue. We bought some provisions such as yogurt, fruit and milk which we could store in the mini-fridge (although it did have a tendency to freeze things that were on the upper shelf and space was limited) and we asked for spoons which were promptly provided. The location was terrific: a nice, quiet neighbourhood and seemingly little crime. We had a hire car which we were able to park every day on the street at no cost, however, be mindful of the signage and parking times as street cleaning restrictions differ depending on the day and side of the street you are parked - we did see cars with tickets on their windows!

A room safe in each room would be handy as would more irons, ironing boards and hand-held steamers available for use.

Excellent location, lovely and safe neighbourhood, a block away from Alamo square park and well connected by muni Spacious room, clean and comfortable Daily housekeeping, good coffee, tea kettle etc

The walls and windows are not very sound proof but I suppose that's the nature of these charming old SF properties. They did provide ear plugs. The room was spacious but could have done with a few more surfaces to keep clothes, hang jackets etc.

The room and staff were great! I was nervous it was going to noisy, as we were by the street, but it was pleasantly quiet. Bed was comfortable and the building is so cute!

Parking in the area is awful. I have no problem parking a few streets away in the city but only 2 hour parking was available for blocks and blocks until 8pm. That forced us to waste time finding a 24 hour parking garage. Luckily, we were able to locate a very affordable garage within a 10 minute walk but prepare for no street parking in the area unless you constantly are on the move.

Lovely comfy beds, clean and quite spacious. Fluffy pillows. Clean. Nice personal care products in the bathrooms. Aziza was very helpful and friendly and staff in general very good for any queries

At one side of the property you are right on a main road. Which is unfortunate if you are a sensitive sleeper or dealing with jet lag. We came from Uk.

The reception staff were all very helpful. The property is an old Victorian house with plenty of character, in a quieter part of the city, just a block away from the Painted Ladies and Alamo Square Park. There's no elevator, but has a luggage lift, and it's only one flight of stairs to the rooms, but this may be an issue for those with mobility issues. Had a wonderful stay and wouldn't hesitate to book again.

No negatives at all.

Beautiful Victorian house. If you need public transportation , bus stops right in front. They recommend parking places if you go in car, they are cheaper than then the average Parking around the city (but not so close to the hotel, so better take Uber or bus back in case you dont love to walk). Easy check in.

Parking can be difficult around the hotel (whole SF problem). A lot of noise enters the room from the street.
