The location was great for us! We have stayed closer to downtown before but actually enjoyed this hotel’s distance. It was close enough you could easily drive, take the trolley, or walk, but also quiet and peaceful. A huge bonus was the attached restaurant and bar below us. The noise was never an issue and the food was a great option for staying in or needing something quick and available. The street you use to access the beach is particularly lovely. Our apartment was our favorite stay in 10 years of coming to OOB. It was spacious and clean with everything we needed. The beds were good enough; could be better and a worthwhile investment for the property to upgrade but we have had worse and were comfortable enough to get a good nights sleep. The staff is exceptionally friendly both in the office and housekeeping. They restocked our room as if they had telepathy, swept our floors, and took out the trash BUT it felt like no one had been there at the same time. So our privacy felt good while also having attentive service. We will be back!

Our only complaint would be the parking. The property was not prepared for the number of cars they would have on site for the holiday, resulting in our daughter having to leave her vehicle at a park and ride 20 minutes away for several days. The property should either expand their parking or build a relationship with an alternative lot nearby. WiFi and cell service was not great but if you require those things you don’t deserve “to beach” in my opinion.

Room wasn't exactly as pictured. It described a king size bed in a room and then a big pull out couch that could fit two 17 year old teens when pulled out. Then when we arrived, there was a tiny black futon so we asked for a cot. They said it cost 15 dollars a night still so we paid it. Then they brought up a cot that was covered in mold and other stains. So we asked if they had a cleaner one and the guy came back with the same one and said it was the cleanest they had. No one wanted to sleep on it so we gave it back and they returned our money no problem. The kids ended up sleeping on the floor and we still had a blast so it didnt ruin our trip and the rest was great

Crawling distance to the great samdy beach just on the other side of the street. Spacious room with working oven and electric pits to cook a simple meal for four, Keurig coffee maker was provided. Staff was courteous and helpfull. The hotel seemed to be fully booked but we had no noise issues. Pool was great to relax or lay on a lounger. The live music was an added bonus!! Easy ride to the carnival grounds and the pier. Great value for money if your looking for an affordable place to have a beach holiday without having to dine out everyday.

The room was inadequately darkened by the shades, especially in the morning when the sun came up. The carpeting in the hallways was a bit worn out.

Upon checking in, I was told that we did not have an accessibility room which I thought I had reserved for my elderly mother. The staff person on duty was able to do some juggling with other reservations (upgrading other guests to a balcony suite) to allow for my mother to have a ground floor for the duration of our stay (2 nights). I really appreciated his problem-solving skills. The room was quite spacious, making it easy for my mother to get around with her walker. I loved the live music which was playing when we checked in. I also loved the outdoor bar and on-site bistro. The water pressure in the shower was amazing!

The room was a great size, very big, loved that it had a full size refrigerator and stove with oven. It had the perfect sized bathroom/ shower with bathtub. And the balcony was great. The parking was a little tight but not too bad. And i loved that the beach was literally right across the street. Perfectly nestled between 2 of my favorite maine beaches that you can easly walk from one end of old orchard beach all the way down to pine point beach. The staff was incredible. Friendly helpful and treated us with respect.

We rented a cabin with our dog. We loved that all cabins have a common space with tables and easy access to grasse. We loved how the cabins were a bit farther from the street, location of cabin and hotel overall very calm. Easy and close access to the beach, we LOVED this. We could come back to the cabin whenever we needed to. Also this part of the beach idea much less crowded. Improvement to the cabin inside and outside were definitely done recently. (Deck, bathroom tiles, new AC) kitchenette was really convenient

Like everything else in OOB, everything is and clearly looks old and worn out. Yet we didn’t feel like it was dirty at all. Like other comments, the bed have done their time but for 2 days it’s fine. Overall not very soundproof, as you can expect from any motel in the area, but the train did not even woke us up. Could use a kitchenware update, luckily we brought a couple camping stuff, i recommend you do the same but it did not affect our stay in any way.

It was a nice place but pretty far from the pier. We took the train up and had to walk 1.5 miles with luggage and a dog because getting a taxi or Uber or Lyft was impossible. The restaurant was great. The hotel was clean, I'm not sure what some of the negative reviewers expweiencee but from what I could see it was clean but dated and could use some TLC in the off season.

The first room we had was too small. The futon was a joke it was not for sleeping unless you are under 5 years old. It was also way too close to the stairs and it was so loud all night. The second room we had was MUCH better it had a proper pull out sofa.

There no breakfast included, but the restaurant attached to the hotel was above expectations, lots of variety in the menu, quick service and awesome food. Love the location of the hotel and we stayed in the cottage “Captain’s Cottage “, which was very clean very spacious and quiet. The beach access was only 3-5 min walk wich was also one of the nicest beach I’ve seen.

Beds!! Mattresses were very clean but not comfortable, blankets were also very clean. Mattresses were very soft and sagged in a a point that once you’ve laid down, you couldn’t go up the bump in middle of the bed. This and lack of towels, but this we managed.

The pool area was nice. The room was clean but the bed was very uncomfortable. The bathroom was nice but the shower did not have a shower head. Cable tv did not work and the WiFi was not great but we were finally able to log into our Netflix account after several attempts. The location was great, across the street from the beach and a great tiki bar restaurant with the best lobster rolls I ever had. Overall, we would recommend.

The beds were terrible. My back was sore from sleeping on the bed.

Staff was very nice, responsive. Helped when I returned in the evening and there was no parking. The washer and dryers on the second floor was a great help. the pool is nice the kids and adults enjoyed it. within walking distance to the beach though we drove. Quiet was able to get a good night sleep.

The rooms were as depicted, but the floors were dirty. We had black feet/socks from walking in the room. came back in the evening and there was no parking spots left. However, the person in the office allowed me to park in an employee spot overnight. Wished we had been placed in connecting rooms. Overall decent stay.
