Flexible check in and very clean room The bathroom was very complete The swimming pool was stunning Location was excellent but a bit far from the night market (walking distance about 1 hour and half) but easier if you have a motorbike (just 20min) Nice variety breakfast options even for vegan people

The owner (woman) was very kind and exceptional but a bit invasive. I understand she needs to make money but she was continuously offering us tours to book, motorbikes to hire, and other services every time she saw us. Roughly three times a day which was a bit tiring and she even tried to come inside our room while we were there just to ask about booking the tours I would book again because the place was great and she was really nice as well but I believe it’s my responsibility to let everybody know about this because it can be too much for some people

We stayed at Sands River Hoi An Villa for 8 nights as a family of four (two adults and two kids, aged 13 and 11), and honestly, we enjoyed every moment. The beds were very comfortable, and the rooms were always spotless—cleaned thoroughly every day. Hien, the host, was incredibly helpful and kind. She took care of arranging tours for us, recommended some really good places for dinner, and made breakfast fresh every morning at a time that worked best for us. There’s a small pool at the villa and a shaded seating area by the river. It was a great spot to relax after being out for the day. The beach—Cua Dai—is just a short walk away. It’s quieter than An Bang but still has plenty of good seafood restaurants. While the beach has dealt with erosion issues in the past, much of it has been restored. It’s not picture-perfect, but still nice. If you want something a bit more polished, with a pool bar and beachside seating, Silk Beach Club is worth checking out. Overall, Sands River Hoi An Villa was a perfect base for us. It’s great if you’re looking for a relaxed beach stay or want to explore the nearby rice fields by bike. Both Old Town and An Bang Beach are only a quick and affordable Grab ride away.

The location was perfect! If you want a relaxed vacation, this is the location for you! 5 minutes walking from a quiet, serviced beach, with deck chairs and fresh water showers. And 10-15 minutes ride with Grab to Hoi An old town. It’s nice to sit in the backyard in the morning and evening. You can see the river flow by. The rooms are clean and linnen and bed are made each day. Owner Hien is very cute and helpful. Nice restaurants within 5-10 minutes walking. We recommend Bén Taò (Pier restaurant) and Pizza Trung chef.

We booked 2 rooms, and the drain in 1 of them is clogged, so the bathroom floor fills up quickly. Not a problem, but good to know: Breakfast soups are made with instant noodles.

We had an amazing stay for 4 nights near Hoi An! So far it was one of the most relaxing homestays we‘ve ever been to and Mrs Hiem was extremely kind and easy to talk to! She helped us out with every single little question that we had and we noticed how everyone takes an extra step to make the stay as comfortable as possible. The whole atmosphere was very warm and the rooms were clean and well looked after! There would have been a huge option for tours and activities, but biking around the area, going to the beach and visiting the old town was already very lovely. Would definitely recommend <3

An oasis just outside the old town heart of Hoi An. Surrounded by beautiful beaches and a great restaurant next door, this place truly felt like home on our stay. The beach is on your doorstep and the old town a short taxi away. By far the best place we stayed in Vietnam with charming and generous hosts - we loved everything about it from the delicious breakfast to the beautiful pool. It is genuinely a special place and I urge you to give it a visit!

Nothing - it was perfect

The location is good, right next to the river and the beach a 10 min walk away. The service was great, with the owner being very friendly and upgraded our room. The room was so spacious and the bed was the comfiest we’ve had in Vietnam. The pool was perfect for cooling off from the heat. It was very quiet here and around the town, maybe due to the time of year but it was good for a night of relaxing after spending a few busy nights in Hoi An old town. There are a few nice restaurants along the road too. All of this for an incredibly reasonable price!

Large room and bathroom, very clean, with super comfortable beds. Everything works perfectly. Proper curtains that don’t let the light come in the early morning. Nice swimming pool and lovely breakfast prepared for you freshly every morning. Nice location near the beach, much quieter than the old town and only 10min away by bike. You can use their bikes for free or rent a motorbike at a very good price. The owners are extremely helpful!! I recommend this place 100% (it was the best stay for us during the whole trip around Vietnam!).

I stayed for 1 week at Sands River and I felt like home. My room was very quiet and nice. The bed was super big and comfortable and the bathroom was super clean and comforable. Mrs Hien and his husband were super nice and helpful. Mrs Hien helped with everything I needed: to rent a scooter, to buy a simcard and also she cooked for me every night and brought my food to me bedroom. She was extremely kind and caring. The neighborhood was quiet and you could find mini markets and a market to buy fruits in the morning. The beach was super close (3 min walking) but I did not go. I felt truly like home.

It was a little far from the center of Hoi an. In my case the reason why I visited Hoi an this time was attending a training that was located 1 min from the hotel and my plan was not to visit the center. So for me, the distance between the hotel and the center was not a problem this time (20 min in Scooter).

Everything about this property is wonderful! Not only is it beautiful and peaceful, but it is exceptionally clean and comfortable. The bed in our room was ginormous and extremely comfy. Unlike some of our other stays, the water pressure and temperature in the shower was also fabulous. additionally, the property is nestled between the beach and the river. There is ample space to enjoy the breeze coming from the water and a cold beer in the afternoon in the garden. More so, Mrs Hien is a fantastic hostess, and truly makes this property outstanding. Her assistance with booking tours, arranging transport, providing delicious meals, and even negotiating with local taxi drivers to return lost mobile phones, is invaluable. Everything about our stay here was extremely relaxing and enjoyable.

The only thing to note about this property is that it is a 15 minute drive from Hoi An proper. However, this is easily overcome by the free bicycles, rentable scooters or a Grab car, and it is quite nice to escape the bustle.

We had an amazing stay at this beautiful villa. Hien is the best host you can imagine, always with her warm smile, ready to assist, excellent cook and housekeeper. The place is very clean and well managed. The location os close to the sea and Hien provides bicycles free of charge which can be used for an easy bike to Hoi An or other beaches nearby. The street where villa is located has a special cosy local vibe with a beautiful garden between villa and the river. We will carry best memories about this place in our hearts back home. We highly recommend to stay here. All the best to you and your family, Hien!!!

The AC in the room blows direcly to your back when you sleep which caused me damaged hand for couple of days. Otherwise, there is nothing else we did not like
