We stayed in a 3 bedroom Villa with an indoor private pool. What a beautiful place. Everything was outstanding, from the pickup at the entry over the bridge, to check in and to being brought to our villa and given a tour. We were also greeted with a big fruit basket and cake on arrival. Our villa was huge and very nice. We had our own pool which we used at night! It is equipped with everything you need. The beds were very comfortable. The location was superb, across from the very nice beach and with views of the rivers running through the property full of coconut trees. The main pool was huge and facilities were great. Breakfast was exceptional, the best I have ever had anywhere in my travels. The staff were beautiful and always greeting us everywhere we went. The shuttle service into the old town was convenient too. I would highly recommend this resort!

Nothing at all.

Location and scenery are excellent- you can easily walk to local restaurants and the beach, plus An Bang beach and Hoi An centre an easy and cheap cab ride away. The 2 pools are great. Rooms are spacious. Breakfast and good options are good and portions are huge.

The adult only pool is showing signs of age and is in need of a little TLC. Other guests- 1- don’t take your kid to the adult only pool then argue with staff, who are paid very little. 2- don’t treat the communal spaces outside rooms as your personal lounge - two mornings in a row we were woken early by large groups having far too loud conversations outside our door and children screaming. It’s inconsiderate.

Resort feel with very large rooms and an impressively big, ultra-comfortable bed; overall cleanliness is excellent throughout the property. Attentive, kind staff who are courteous and responsive to individual needs, with service improving notably over the stay and creating a friendly atmosphere. The team even assisted with last‑minute tickets to the Memories show, which is convenient. Very good food on site and a rich, generous breakfast with Vietnamese and international selections frequently highlighted by guests. Easy access to Old Town via taxi/Grab, plus a complimentary shuttle to the center at set times that simplifies outings.

The main pool was temporarily out of service on arrival, and the secondary pool excluded children; pool hours also end early, limiting evening swims. Reception felt long-winded at check‑in, with extended explanations that did not add value, leaving a poor initial impression that improved over time. On-site restaurant pricing can feel comparable to European levels; dining in town often offers better value for similar quality. The beach in front of the resort is quite unpleasant, so we chose to take a Grab to An Bang instead.

Overall, we had a nice stay at this hotel. The location is great—quiet and peaceful, but still close enough to everything. There’s also a free shuttle to and from Hoi An, which is very convenient. The hotel has a beautiful private area with a nice atmosphere. Rooms are cleaned every day and towels are replaced daily. The beds are comfortable, and there’s both A/C and a fan, which was great. We also liked the complimentary tea, coffee, and bottled water in the room. Breakfast was tasty, with different options each day and fresh fruit. The pool is clean and a good place to relax.

A few downsides: the room had a slight damp smell, even though there were aroma sticks inside. The gym is basic, with just a few machines and dumbbells. It wasn’t spotless—some dust here and there—and it closes after 7pm, which can be a bit inconvenient. The beach area could use some improvement. There are only about 8–10 sunbeds, and the beach pavilion (which looks like it used to be a bar) isn’t well maintained. There are cracks in the counter and some broken doors.

My wife and I loved this hotel! We had such a fantastic 5 days here whilst visiting Hoi An. The staff were incredibly helpful, amazing location (you feel like you're on your own private island when you cross the bridge), and the hotel itself was beautiful. Amazing grounds and what a comfortable room with a big bathroom, bath and a balcony. The food was exceptional when we just wanted to stay at the hotel for dinner/lunch, and we loved the breakfasts every morning. It was nice to have the option for a quiet adults-only pool beside the spa and the option to use the gym. Staff couldn't do more to help with your stay and appreciated the shuttle bus in and out of Hoi An, but was easy to book a grab when you wanted to go at different times.

The only thing we would have liked, which is a necessity for the heat, is for the hotel to have an easily accessible drinking fountain in the main area or pool. To fill our water bottles, we had to walk to the water dispenser in the gym every time or buy big bottles of water when out in the town. So please install a water fountain / dispenser in the lobby or by the pool for future guests and the hotel will be perfect!

This is a really good location, a short taxi ride from the centre of Hoi An. Plus the hotel does offer a free shuttle service too. We didn’t get the best weather but the beautiful grounds made up for the lack of sun. Wonderful friendly staff.

They do offer bicycles and they said the policy was to return them by 7pm. However a group of people seemed to “take ownership” for a number of days and they weren’t returned for others to use. I would suggest that the hotel invests in many more bicycles and this does appear to be a favourite way to get around the local area.

The breakfast selection was great and the staff were generally attentive. The pool was freezing but nice once the sun came out, the pool bar was good, with a good selection of cocktails and snacks.

We felt the rooms were a little small for us. We had 4 of us in the room and requested 2 twin beds (which are normally big enough) but they really weren't! Our son slept on the floor! Our children are 10 and 7. It would have been nice to have seating outside. It would have been good to have somewhere to hang wet clothing/swimwear as we were 'told off' for hanging it over the railing of our room but where else to dry it?! We ate dinner in the Chopsticks restaurant the first night and regretted it, it cost a lot and I sent back my dinner as it was inedible, they didn't charge me for it and apologised but we didn't eat there again!

Koi resort Hoi an is a really amazing resort! The location is perfect, on the lake and right next to one of the most beautiful beaches. The pool was perfect and the staff was amazing! The fact that there’s an adult only pool was very impressive and allowed us to have great time with and without our children at times. Overall, we had a great time staying in Koi and we highly recommend the place.

The gym was pretty basic. They don’t serve coffee by request (cappuccino) in the breakfast, which is something that any other 5 star hotel we’ve been to in Vietnam does provide.

Beautiful property and very nice staff. Great breakfast spread. The property also provides comfortable shuttle service to the Old Town.

We were travelling with two kids - 4 and 7 yrs. The property doesn't have sufficient facilities for kids. Not enough cycles and we had to wait a long time to get ours and none of them had kids seats. Also the kids play area just has a few board games only. The space is huge but it's practically empty. They should upgrade the facilities and add more facilities considering the property is away from the main town and there's not much to do during bad weather. Also the private beach area needs to be cleaned.
