Spacious clean room and idem bathroom, good beds, desk. Breakfast with several options. Possibility to have breakfast also if you arrive earlier than check-in time. Free excellent bicycles to borrow. Deep green garden with seating area. Attractive entrance with cute pond. Small swimming pool, most of which the annex is built above. Walking distance from the atmospheric centre of Hoi An and the museum gallery of the famous photographer Réhahn.

We found the staff adequate, but also got a somewhat ..uhm.. feeling. There is little interaction among staff and in our opinion there is just a bit too much focus on being paid for everything on time (exept the bikes :-)). Staff have apparently had some restrictions imposed on them by the owner in their helpfulness. Perhaps this is due to disappointing experiences with guests, which we would regret, but we were not used to this in hospitable Vietnam. There is a 10% service tax when paying by credit card, also on your reservations by booking.com.

Very friendly and attentive staff. Clean rooms. Nice property. Complementary amenities in the bathroom. Lots of extra towels. AC in the bedroom. Big closet. Very spacious rooms. Good selection of dishes at the breakfast buffet that get prepared upon request. Big and comfortable beds. Enclosed shower.

During the night, we heard an animal rummaging around very loudly, which would have woken us up if we didn't happen to be awake anyway. At first, we thought it was a dog or monkey running and banging around in the staircase but then it climbed up and around. We think it must have been something between the walls and ceiling/floor. However, we felt safe and weren't worried it was going to get inside the room. Hot water runs out after 3-4 minutes in the shower. Returns after turning it off and waiting 2-3 minutes. Pillows were too stuffed so they were too high. It was okay after I put the extra towels under my bedsheet to elevate my shoulders and upper back.

Location just across the bridge from the Old town. Peaceful and away from the noise, yet close enough to walk over to Old town. The staff was great, shout out to Ms. Rose and Ms. Kim who very always helpful. The lovely lady behind the breakfast table who cooked local delicacies as well as usual Western fare really well and which we enjoyed. One of the most comfortable mattresses ever so we really loved sleeping in.

The pool was a bit smaller than expected. Would have preferred more cutlery and cooking pans in the room.

The villa was very nice and clean. The location was in a more quiet area 15 minutes walking from Hoi An city center but close to some stores where we could rent bikes. The pool was big and they let us have a swim even when we checked out from the hotel. They also kept our luggage before check in. Staff was very nice and friendly and very easy to communicate with, they helped us book a taxi to our next stop without any additional fees. They also have laundry service by weight. The room that we where in was a 6 prople room with a small living room and two kind of separated rooms with a bathroom. The water broke one day but they fixed it very fast.

Everything was great.

This is a lovely property just outside the mayhem of the Old Town, on Cam Nam Is. Our large room was overlooking the river, not on the very busy road side, and was very quiet and comfortable. The A/C and shower were both excellent, and there is a fridge in the room. Breakfast was included, and was freshly made with a good choice of dishes. The swimming pool was a very welcome relief from the heat and humidity. And critically, all the personnel we dealt with were absolutely lovely.

Bikes are provided free of charge, which is fantastic. But most of them are in poor condition, and some are dangerous. If you choose to use them, choose carefully as the traffic can be hazardous.

Had a great stay here. We arrived very early by sleeper bus from Nha Trang. Arranged early access to our unit for a small fee. Well worth it as I never slept on the 'sleeper' bus. The accommodation is modern and very  comfortable.  Breakfast is served on the patio overlooking the river. There are a lot of breakfast options available, to suite any palate. The owner and staff go out of their way to help in any way they can. I loved the rural view we had of the river. A special thanks to Kim for all the tips, advice and recommendations that made our stay even more memorable.

Our stay was too short.Did not enjoy the rain.

We stayed with my family including two children and Grandmother. The suite was perfect for us all to stay in. We walked into the historic quarter several times and the distance was manageable for all ages. There are plenty of place to eat close to the Villa. The pool was the perfect place to cool off after sightseeing. The staff were wonderfully helpful and really took care of my Mum who wanted to go on a tour. The breakfast was delicious and really set us up for the day. The gardens are stunning and a lovely place to explore. A very minor thing but one of the rooms in the suite was divided from the living room by a curtain rather than a wall. It didn't impact us but might be worth noting.

Lovely, great breakfast, lovely big room , 10 minutes walk into centre, free bikes , wonderful garden, great fish pond. Would come back.Loved the outside area would have loved to have gone in the lovely pool , just a little too chilly for me . Great little kitchen in our room if you fancied eating, plates saucepans, etc . For what we paid amazing find . Have been to Hoi An many times and this is the best place I have stayed in . Thank you

Did not find staff over friendly, as we have every where else.

Like a resort-dtyle homestay. Or a homestay-style resort. Immaculately maintained villas backing onto the river and over looking rice fields, while also well-appointed with a great little pool to swim in after a hot day. We borrowed bikes and on them it's about 90 seconds to the edge of Old Town (10 minutes walk). Shops and restaurants across the road for when you need your early-morning ice coffee!

Nothing really to complain about, but perhaps the Villa could proactively offer drinks around the pool to encourage a more communal atmosphere.

We had the most wonderful stay at Riverside Impressions. It's a charming building with a pool and beautiful breakfast and garden area overlooking the river. The location is great as it's quiet but only about 10 minutes walking distance from the old town. Rose was an excellent host and, along with the rest of her great team of staff, looked after us very well throughout our stay. We will be back again if we return to Hoi An.
