This is a lovely property just outside the mayhem of the Old Town, on Cam Nam Is. Our large room was overlooking the river, not on the very busy road side, and was very quiet and comfortable. The A/C and shower were both excellent, and there is a fridge in the room. Breakfast was included, and was freshly made with a good choice of dishes. The swimming pool was a very welcome relief from the heat and humidity. And critically, all the personnel we dealt with were absolutely lovely.

Bikes are provided free of charge, which is fantastic. But most of them are in poor condition, and some are dangerous. If you choose to use them, choose carefully as the traffic can be hazardous.

Had a great stay here. We arrived very early by sleeper bus from Nha Trang. Arranged early access to our unit for a small fee. Well worth it as I never slept on the 'sleeper' bus. The accommodation is modern and very  comfortable.  Breakfast is served on the patio overlooking the river. There are a lot of breakfast options available, to suite any palate. The owner and staff go out of their way to help in any way they can. I loved the rural view we had of the river. A special thanks to Kim for all the tips, advice and recommendations that made our stay even more memorable.

Our stay was too short.Did not enjoy the rain.

We stayed with my family including two children and Grandmother. The suite was perfect for us all to stay in. We walked into the historic quarter several times and the distance was manageable for all ages. There are plenty of place to eat close to the Villa. The pool was the perfect place to cool off after sightseeing. The staff were wonderfully helpful and really took care of my Mum who wanted to go on a tour. The breakfast was delicious and really set us up for the day. The gardens are stunning and a lovely place to explore. A very minor thing but one of the rooms in the suite was divided from the living room by a curtain rather than a wall. It didn't impact us but might be worth noting.

Like a resort-dtyle homestay. Or a homestay-style resort. Immaculately maintained villas backing onto the river and over looking rice fields, while also well-appointed with a great little pool to swim in after a hot day. We borrowed bikes and on them it's about 90 seconds to the edge of Old Town (10 minutes walk). Shops and restaurants across the road for when you need your early-morning ice coffee!

Nothing really to complain about, but perhaps the Villa could proactively offer drinks around the pool to encourage a more communal atmosphere.

Lovely, great breakfast, lovely big room , 10 minutes walk into centre, free bikes , wonderful garden, great fish pond. Would come back.Loved the outside area would have loved to have gone in the lovely pool , just a little too chilly for me . Great little kitchen in our room if you fancied eating, plates saucepans, etc . For what we paid amazing find . Have been to Hoi An many times and this is the best place I have stayed in . Thank you

Nice sized room with a balcony with views of the river beyond. Kind staff, clean room, good shower, good breakfast and free bikes to use. Loved swimming in small pool to cool off, didn't see anyone else using it. Really good cooking course booked via reception

We used bikes to get into the town otherwise a longish boring walk alongside the road and over the bridge to the lanterns, river and restaurants. We used Grab taxis to go to the beach one afternoon, easy to do and worth it.

Great location, away from the busy center but still walking distance (15-20 min) to the old town. The property lies beautifully on a river, lovely serene views, very relaxing and peaceful. The pool was fun, my daughter enjoyed it very much. Visiting during the low season the hotel was quiet and we were even given an upgrade to a larger room. Room excellently appointed, loads of storage space, clean, beds comfy. The staff were lovely, friendly, great communication. Could keep our luggage there before leaving later in the evening. Breakfast was one of the best we had in whole of Vietnam, many options to choose from plus a buffet. Free bikes! These were very handy to visit the An bang beach and the coconut village. Even had a baby seat on one of them so we could take our 5 year-old. Would definitely stay here again.

Bathroom sink would not drain properly, we reported this so hopefully this will be fixed. But this was a minor issue and did not affect our overall fantastic experience at this villa.

This is a lovely place to stay. Easy walking distance from Hoi An Ancient town and it had a really lovely pool and garden. We could see water buffaloes from the balcony of our room and saw 4 different varieties of butterfly in the garden. We borrowed free bikes and cycled around the island in into the town. There is some great local food places nearby too. Rose and Kim were really lovely and so helpful, the place feels very clean to a high standard and breakfast choice was great.

Riverside impressive vila is really impressive. Cosy and clean room, very tasty breakfast with wide choice of food and super nice owner. The vila is located on a quiet part of Hoian, 10 min walking to cross the bridge and you are already in the market and the bay to take the boats with lanterns. The add-on was a swimming pool, our kids absolutely loved it.

Everything was great!

The location is great for walking into the old town, the lady owner and her team are simply lovely and the rooms are clean and bright and very comfortable. Breakfast was excellent with Vietnamese and western options all freshly made - we will be back!
