We liked the pool, breakfast was good, the owner and her sister were super friendly and they helped us with transportation :) We had free bicycles that we could use Location was good, close to the beach and a bike trip away from rice paddies, lovely cafes and the main town (a bit further away) We liked the free filtered water fountain Shower was hot and working well Great stay for the price, so we'd book again :)

Most of our linen and towels in particular were badly stained, throughout all our stay. I'm sure they were clean, but they looked old and not in the best shape. The room was serviced every day though, so towels were replaced often We had a leak in the bidet nozzle, so a corner of our bathroom was constantly flooded with water. Internet worked well overall, but it wasn't super fast

Absolutely beautiful hotel, the rooms were big with a lovely balcony. Rooms are cleaned daily and contained everything we needed. The room was very comfortable. It’s a little further out but the area is very quiet and peaceful. You can take a grab to the old town in about 10-15 minutes, they were easy to book on grab. You can walk to a couple of the local beaches which were quiet and there are bikes to borrow for free. The highlight is Anna and her family who run the hotel. The atmosphere is welcoming and friendly and we spent a lot of time with Milo the puppy. Really great value for the price and my favourite hotel after 6 weeks travelling SE Asia. Would highly recommend!

The location was very peaceful and really quiet on the river front . Everyday we rented the hotel bicycles and cycled the narrow roads beside the lakes and through the rice fields and vegetable farms. These lanes lead into Hoi An old town and is only a steady 30 minute cycle away from the hotel as the crow flies. The swimming pool was lovely and was usually empty in the evenings and there's loads of space to relax and have a beer .The seaside is about 10 or 15 minutes walk and there's some really popular cheap restaurants there if that is what you enjoy. The managers name was Annie and along with the other they made us feel right at home for the duration of our wonderful stay. We will be back in Hoi An next year again and will stay at the Seagulls Nest. Anthony from Ireland 🇮🇪

The bicycles could be better maintained I thought . Maybe some new tyres and lubricant to stop the squeaking. I bought some WD40 and it made a miraculous difference to our cycling endurance and overall wellbeing.

Great value as we were able to book seperate rooms for our teenagers, nice pool, friendly hosts

We were originally told we could have the rooms on the same floor but then they weren’t, we also had a broken shower in one room and no hot water on our last day. Despite that we enjoyed the stay on the whole. Also didn’t like having to pay for the stay in full up front as this was the only hotel that asked for that during our stay in Vietnam.

Very cute hotel, the room is nice with a shared balcony. The breakfast in the morning is good (option between western food and Vietnamese). The staff is super friendly. I didn't use it but they lend you bicycle for free. The neighborhood is rather calm and quiet. The beach is at walking distance. For pet owners: I came with my dog. For safety they asked that he wears a muzzle in the shared area which was totally OK with me as my dog is muzzle trained. Probably better for small dogs. There are a few stray dogs around, some not friendly with other dogs.

I have nothing to complain about.

Anna and Tina were fantastic hosts, always greeting us with a smile. The hotel is about 15 minutes drive from Hoi An. We liked that it was off the beaten track a bit. You can rent scooters to get to Hoi an and get free bikes to go around the place, to the beach for example. There's a top restaurant called coco casa near by and the beach just a cycle away. ( There's a beach a bit further down from the main beach, a bit quieter and try Papa Shark, great food and you can use the loungers).This place was one of the highlights of the trip ( We are a family of 4,, teens 14 and 16)

The sheets for the bed didn't fit great.

I loved the free bike rental, the breakfast options, and the staff! I think Anna is such an incredible manager who literally takes feedback to heart and acts to improve things. The property itself is a bit older than the photos show. Since the manager recently acquired it, changes are underway to improve. For example, there wasn’t enough bikes but after expressing my disappointment, Anna arranged to have more available. So please try to resolve any problems with the manager first instead of just leaving a negative review. It doesn’t help anyone. Also, I like how quiet the area is and the view was calming. The kitchen is available for those who want to cook their own food. I did not use it, but I liked that option. Additionally, the internet connection is also pretty good! I am really happy I stayed here and would gladly be back on my next visit to Hoi An! I miss Anna’s cooking and her spontaneous dinner or lunch invitations, so I must come back for this!

As mentioned, the rooms are a bit outdated so I had a lot of bulky furniture in my room that made it a bit crowded, but I spoke with the manager after I left and she agreed that this can be worked on.

The photos you see on booking ect is how it is! Beautiful small Hotel that is clean and super cosy. The bed i had was so comfy and the rooms are big and have everything you need. You get breakfast every morning that is included and yummy. The area is quite and i loved biking around. The bikes you can Barrow for free and the location is great. You can bike 30 min to the old town on a nice route and 10-15 min to bang beach, and 5 min to the rice field. However I found better beaches just 5 min away with amazing coffy, smoothie and food you could buy. The pool is lovely as well. I stayed for 8 nights and would recommend this cozy small hotel for everyone. Thank you for a beautiful stay! ♥️ Ps; if you dont want to ride a bike download the app grab, and it is 10 min from the center and around 2$ ride.

The staff are extremely friendly, welcoming and helpful - always happy to assist you with anything and even just have a chat. The breakfast was simple but tasty, a good enough meal to feed you but not fill you so you can try more of the epic food in Hoi An. The pool is always clean, the rooms are a nice size and the homestay and the whole area that it is in is super quiet, despite it being extremely close to the main roads and the beach.

The soundproofing isn't great, so it was very clear to people chatting by the pool or running to their rooms. But again, the place is pretty quiet so it is not a big issue.

I stayed 7 days at this gem in April 2024 and totally loved it. Located at directly at the Hoi An river in a Vietnamese neighborhood. I had a lovely room (#306)?overlooking the river, the room was spacious and had everything you need: a comfy large bed, a/c, walk in shower,refrigerator and even a desk if you are a digital nomad. The wifi was also very good for streaming Friends. The staff was really outstanding and created a homy and calm atmosphere and were always up for a little cute chat. In the morning you have a choice of 2-3 dishes which are prepared a la minute. The hotel also offers free bikes amd there were always enough available. You will habe nice restaurants and coffee places in walking distance. Beachwise I always went to HiddenBeach which is a beach I exactly wanted: away from pumping speakers and a hedonistic crowd. There is a lovely restaurant at the beach and also a massage place I frequently used and enjoyed with the ocean sound in the background (1h full body for 200.000 dong) To sum up: Hoi An old town is fun for shopping amd great food but I just recommend booking a hotel closer to the beach to get the relaxation you might want to anticipate.
