We have been to Villa Kiin before and were looking forward to our return visit. There have been some wonderful changes since we were last there: a very nice small pool and an account for continental breakfasts at the spot around the corner. Old beach towels also provided :) We like the proximity to the beach and yet the palm treed courtyard with pool provides a very nice place to relax. Most of the rooms have a nice balcony with a hammock. The budget rooms still have a terrace entrance. The little bungalows have the thatched roofs which are also very neat.

Villa Kiin administration does not really reply to questions online and as a result a deposit I had paid a while previously on their website (before Villa Kiin was on booking.com) had apparently elapsed. The staff do not have authority to deal with things like that and it seemed like a discussion with a manager would not happen so I resolved to forget about it and be more careful next time. Also, smoking is not allowed in the rooms but it is allowed on the balconies and poolside. For non-smokers, this can have an awful effect on your enjoyment of your balcony. No walls between balconies so smoke even goes into your room.

It's all about the location. Going here for several years in a row. Great value for money. If you get an upper floor room with balcony that's a bonus. Right on the best beach of Playa Norte.

I did not get the room I requested months ago. In the past it worked. Told me the room #3x is not available. Coincidentally I learned that day that somebody checked in and got room 34 that I wanted Loyalty doesn't seem to pay off. Breakfast is just two toast, coffee and O-jay. Upgrade to omlette though is possible for Mxn 130.

The location on the beach was beautiful! The water and swimming at the beach were amazing! The grounds were very pretty and well kept.

We didn't dislike anything. It is an older hotel so if you're looking for something fancy, this is not for you.

Perfect location, I wouldn’t have wanted to be anywhere else on the island. A truly stunning location. The rooms were spacious and very clean. The cleaners do a really good job and we were very pleased with that too.

Only intermittent Wi-Fi in the reception area. We didn’t want it so it wasn’t a problem that it wasn’t available in the rooms but some might find it a problem. The water stations weren’t stocked regularly. The breakfast was absolutely awful. We went for the first day and that was it…. They have a dining area at the hotel that is tired and unloved and could be better utilised.

Our family of four stayed for 6 nights sharing one room with two full size beds. We were pleasantly surprised by the property given some of the other reviews. We loved that it was close to town while also being in a quiet, safe, and peaceful area. We appreciated being right by the ocean with a garden and pool to relax in the shade or play games together. We could walk to get food or to other experiences, breakfast, and even found out that yoga (at Buhos) was right around the corner.

This is a sweet little hotel, right on North Beach, but removed from the party scene so it's nice and quiet. The pool is nice and the beach is beautiful. All restaurants and shops are a short walk away.

There was no wifi in the room, only in the lobby, but I actually sort of liked it because we are travelling with teenagers and it meant when they were in the room, they had to be present. The TV didn't work. It was very snowy/fuzzy, but I also didn't mind this because we didn't go there to watch TV.

The location is one of the best on Isla Mujeres. Right @ Playa Norte. The value for money is awesome. If you are just looking for a great hotel and comfortable stay and be right at the best beach. This is the place to go. I stayed here approx. 5 to 6 times already.

The rooms look a bit outdated. The lobby looks outdated. The place would need a nice refreshing renovation. But do not get this wrong. the place is good for relaxing, the pool is nice...simply go to the beach.

We loved the view, the accomodation was TOTALLY AWESOME it was nice to have a safe and mini fridge and ample supply of free water, and a cooler that converts to hot water for coffee in the morning. We had a coupon for Buho’s for toast, coffee and juice for free and you sit at tables with toes in sand !

We were in room 21 - the mattress on the bed had broken sides, so it was very lumpy and soft because we enjoyed the view we did not complain.

Best location, nice big room with quiet AC, hot shower works really well, big balcony with rocky chairs and beautiful ocean views, great value

The bed blanket is not a real blanket, more of a synthetic bed cover, no weight and uncomfortable for sleeping. Highly suggesting adding Mexican cotton or light wool blankets.

Staff tried hard to accommodate a few issues….broken fan, AC less than cooperative. People were called quickly to get things fixed and I appreciated that. Pool was a nice bonus. Clean and right outside my door. Mostly I must say that the staff was great.

I needed a room on the ground level because of an ankle issue. I was given one of the thatched rooms at the end of the property. It was old, dark and dismal. Not fun or enjoyable to come back to after being out. I think those rooms need lots of work.
