Very clean, confortable, large and beautiful room and bathroom in what looks like an large apartment separated in three parts (where the host lives + two "bed & breakfast" rooms). Very helpful host (we speak Italian). City centre (piazza Maggiore) is a 10-15 minutes walk. Bologna is a great city. Three things to pay attention to: * the main entrance of the huge building at number 57 is located somewhere in the middle of 57a, 57b, 57c, etc.: seems to be normal in Bologna (or Italy?), but it was initially confusing to me. * to reach the apartment from the entrance, you will have to go up a short flight of stairs, then down another one, then walk down a long hallway, then up another short flight, then... you find the elevator that takes you to 7th floor. Walk a little bit more and you find the apartment! It's all marked with signs and arrows, and we found it picturesque and actually enjoyed the ride, but take this into account if you have heavy luggage or reduced mobility (and don't forget your phone when you get out!). * parking around is not free and not super easy to find.

We had our own bathroom, but the breakfast area was a small table in an angle of the large bedroom with a extensive selection of things from the supermarket to drink & eat, so the B&B name sounds a little bit stretched to us. However, excellent seated breakfast was available in bars in the close vicinity.

The amenities are very nice and the rooms was spacious for one night.

We had a hard time entering the building on arrival. It is secured and we didn't know which button would reach our host. We called her and had a hard time understanding her directions. I thought she was at a different location and come to find out, she was just upstairs in her room. She knew we were arriving at a certain time, she could have greeted us down the stairs. Also, when we left, we left our luggage in the room and it took the husband a while to open the door (we had to return our keys) when we had a train to catch at a certain time and we also communicated with him we would be there at a certain time. Very frustrating!

the room was very clean, the bed was big enough for two tall people (1.80 m and above) and it was quiet. We could have a good rest at night and all attractions are within a 15 max. 20 minute walking distance from the hotel. The hosts are very friendly and polite. Furthermore, there was a mini fridge, as well as a coffee machine and a tea kettle in the room. All in all, we had everything we needed for a short stay in Bologna and I would recommend this place 😊

the only thing that I noticed was that the sink was draining quite slowly, but this is something that can be easily fixed.

Good size room and bathroom - heated tile floors in bathroom were a nice touch in winter. Owner lived next door and he helped us with navigating the confusing parking rules so we didn't end up getting fined. Good location just outside of the busier areas but walking distance within 10-20 min of all the places we wanted to go. Coffee machine and some small snacks provided were welcome. Room was cleaned very well every day.

The lift serving the 7th floor unit is very small - not unusual in Italy. If you have 3 or more people, you need to either take turns, or someone has to use the stairs.

Extremely clean apartment and comfortable with nice attentions to make yourself feel at home. The host was very nice and flexible, she even took the time to come in person to give us a warm welcome and tips to visit the city. We only stayed for one night but we could have stayed longer and highly recommend this place for your stay in Bologna.

Room is a part of the apartment, with very good isolation, it is impossible to hear neighbour. The best thing are: location, comfort of bed, kindness of host and apartment is very clean, they did daily cleaning. Perfect!

Parking in the Bologna is a huge challenge (2,4EUR/h 9-22) we lost 1,5 hour to find free parking, sundays are free on outside parking. Otherwise will be perfect.

The property was absolutely perfect! The hosts were extremely welcoming, and left a booklet full of information and ideas for our stay in Bologna. The room had everything you could think of, and the air con was amazing during the warm summer nights. We have never stayed in a property better than this one! 100% recommend!

Hosts allowed us to check in early which was a lifesaver. Very helpful and clean. Coffee was supplied which was nice. The room was nice.

A little difficult to find. The host wasn’t quite there upon arrival but we were able to get in with someone else. You had to follow a hallway around and then take the lift up to the 7th floor. Maybe just providing this information ahead of time would be good for future guests.

We arrived on a Sleeper train to Bologna at 6am and had contacted Francesco (super friendly) in advance to see if we could drop off our cases early and we were able to do so at 8am. When we arrived they'd fortunately had guests leave at 6am that day and had turned the room around already for our arrival so we were able to have some much needed sleep straightaway! The room is big and spacious and very clean. Just a short 10 min walk to the main square. It's an easy walk and you're immediately in the edges of the city centre. Would definitely recommend!

Our Host had every detail nailed. My daughter and I were very pleased that everything we could need was thought of. The room was beautifully decorated. The beds were very comfortable. Everything was very clean. The bathroom was large and beautiful. Women hosts seem to be more thoughtful with making sure the details are well thought out and executed.
