I really enjoyed my stay at this property. The location was excellent, and the size of the rooms was very spacious and comfortable. The kitchen facilities were outstanding, providing everything needed. The lady in charge was very welcoming and had a beautiful smile, which made the experience even more pleasant.

The only thing I didn’t like was that I was informed a day before my stay that breakfast was canceled. However, the cost of breakfast and the city tax was refunded to me.”

Centrally placed with regard to Congress center as well as old city center. Spacious and modern room, clean and well kept.

I had booked breakfast included, but had to go to a nearby bakery instead of the “food basket in the room” that was noted on the website when booking. This bakery is closed on Mondays (meaning no breakfast at all), and opens only at 9 am on Sundays (meaning also no breakfast on Sunday as my conference started at 8.30 each day). According to the bakery the owners of the guesthouse know this. I’m not bummed about having to go to the bakery instead of a food basket in the room, but I was disappointed by the lack of transparency and information by the owners and/or the website.

Our host Nadia was so welcoming. The place was safe in a quiet area, although there was a lot of traffic by times, the soundproofing was very good. The shower/ toilet was apart from the room, but it was ours only to use.

We used the stairs, up to the second floor. You need to be careful to avoid tripping, there is a lift for use, just we used the stairs. The stairs lighting could be brighter.

We had a lovely large room in a traditional Florentine apartment building, on the second floor (quite a lot of steps). It was only about a 10 minute walk to the main tourist centre (The Duomo, Ponte Vecchio etc etc). There is a small kitchen for guests' use, as no breakfast is provided, and we had a full size fridge in our room. We were given the entry code before our arrival so could get in to our room at whatever time we arrived.

The reception is only manned first thing in the morning (hence the need for knowing the entry code). The staff are friendly and helpful but there was nobody to contact later in the day in case of need. It was very hot during our stay at the end of September and the air conditioning could have been more efficient.

Location.

Breakfast was not what we expected. Plus we were not told that the Bakery, where we were supposed to have breakfast would be closed on Monday. We had to have our breakfast elsewhere. :( we had private bathroom, where water was not draining well and I had to wait for some time for the water to be drained. :(

The room was spacious which could have been used to fit a small en-suite if the piping was right but nonetheless the private external bathroom was decent. The guest house also had a tourist flyer with a map to all the key sites to assist you around the city. Despite the things that I didn’t like which are all personal preferences I’d recommend staying here.

Not sure if I am being overly cautious and this is my own fault to be fair but since the host had other guest houses they were not there to check me. Therefore the house keeper did it on their behalf which is fine but they requested to take a photo of our passports so I initially said no, but they advised they needed it to check in so I did but messaged the host via here to state I didn’t feel most comfortable doing this and they acknowledged and verified it’s normal. Secondly again may be another oversight on Booking.com or typical of Italy but the luggage storage was basically just leave your luggage in the reception of the guest house without any cameras or someone there.

The room size was great for my partner and I, bathroom was clean and room was clean overall, location wasn’t bad but did require some extra steps. Might not be ideal for elderly people but we are young and capable and wasn’t an issue. Excellent for a traveler or someone visiting to get a nice comfy bed to sleep in!

The location of the units is on the third floor and there is an elevator in the building but it is private. So dragging heavy bags up 3 flights of stairs isn’t ideal or if doing stairs in general is difficult I wouldn’t recommend this place. Hallway was dark and creepy upon arrival but that’s not the hosts fault. My suggestion would be to reach out to The building owner just for safety reasons it should be lit up in the event of fire or emergency.

It was clean and the staff was helpful

Not the best for someone who has a physical disability. My mother had a hard time fitting her walker in the elevator and the shower was super slippery. We put a towel down and it was all good. The staff was also very helpful to try and help my mom.

The staff were reliable, responsive and easy to contact. After receiving our key, we could access and use the lift, which was a great help to my father who's a bit less mobile than he used to be! The WiFi speeds were amazing, and I would highly recommend this place if you're working remotely and need a fast and reliable internet connection. The twin beds we got were super comfy and excellent! Our private bathroom was across the hall and we had our own key. We had access to the kitchen down the hall, but I didn't realise this until after the first night. There's a fridge, kettle, tea and coffee stuff, a little pizza warmer cooker thing (mini oven) and I'm pretty sure (90%) that there was a hob. Lots of crockery to use, a dishwasher (although I just washed up by hand) and a nice little balcony area outside where you can hang your washing. The whole place is cleaned very well and the lady who was cleaning was very friendly and happy to chat with us. The shower function is very good, nice power and keeps a constant temperature. The decor was really nice and it was just a pleasant stay in general in beautiful Florence. Breakfast isn't served at the property, but a couple of buildings down at the bar, and includes a croissant and a coffee, you are given tickets upon check-in which are redeemed at the bar. The staff here too are excellent and really chatty even through the language barrier. The location of the property was great for us, only a short walk to the s.m. novella station, and close to everything we wanted to have a look at super central in the city. Some really great restaurants in the area no matter what cuisine you're looking for. 10/10 I would definitely stay here again.

A few little downsides that weren't anything major for us. After reading the reviews and following the directions from Google maps, we actually arrived at number 6 not number 4 which also has keypad, after being hot and frustrated from our long journey we thought we couldn't get in, but that was our fault we we're at the wrong premises. If you're following Google maps, the photo of the property you see is number 6, and you have to cross at the crossroad to find number four, the key pad you're looking for is a bit worn out and the name of the place is above it. The neighbour didn't appreciate being woken up from his sleep at 2:30 in the afternoon! The bathroom we had was great for us, you have to walk past the shower to get to the toilet, and this could be a little snug for some people.

The host was responsive and helpful. The room and bathroom were very large. It was in a nice location by a park and about a 10-15 minute walk to the Duomo. There is a shared kitchen that can be used to make coffee or a small meal. It is very dark when you come into the building, so make sure you hit the light switch in the hall that lights up the staircase. The elevator is for luggage but not people, so be prepared to get up 3 flights of stairs. Overall it was a nice room and bathroom in a good location.
