Location is very good, with car is 10 min from city public parking (25-35€ per day or 14€ for 4 hours after 5am), and also is 10 min with free hotel bus=van ( to V. from 9,10,11,12h and return from 16,17,18h). Good breakfast from 7-10. Its a old renovated villa from 16th c., with very nice garden, in quiet area outside off V. crowd, with lot of free parking space. Hotel interior is in venetian style. They have sardinian restaurant with good price, tastefull food and very good service. Hotel have caffe bar, gym, spa and pool. We enjoy

Amazing villa with historical value. The staff was friendly and welcoming! Nice garden and amazing coffee! Free shuttle to Venice, and free parking. The room is well equipped (complimentary water, fruits and coffee, hygiene sets and slippers). The room had an amazing backyard access with a private table which we appreciated!

1. Small room and very old (Although I like vintage vibes, the rooms need renovation, and quite small for 2 ppl). For reference, we booked comfort double room. 2. Restaurant is overpriced, small portions and not tasty as we expected, + lacking atmosphere (music). 3. Additional charge for the wellness - this should be free of charge! 4. Breakfast had a lot of sweet options, but only eggs and bacon from savory options. I would include more savory options like beans, grilled vegetables, salty muffins, potatoes, salty pasteries with cheese, olives, sauages, mushrooms (more american style breakfast).

The property is sophisticated, luxurious, expansive, well maintained and includes excellent parking. The reception and restaurant staff were very courteous and efficient. The room itself was very modern, clean, and spacious. The local environment is very quiet and feels safe. The breakfast buffet included a very impressive selection of savoury and sweet offerings. Coffee was perfect. The hotel provides a modern and comfortable shuttle bus service to Venice – and this was a great feature for us. Overall, this is an exceptional property that is also great value for money.

Everything was phenomenal: Our overall experience exceeded expectations—we genuinely had everything we needed. Great rooms: The rooms were comfortable, clean, and well-equipped, making our stay relaxing and enjoyable. Consistently hot water: We never had an issue with the water temperature; the showers were always warm and reliable. Plenty of parking: There was ample parking space available, which made things so much easier, especially when arriving by car. Quiet surroundings: Despite being well-located, the hotel was quiet and peaceful at night, allowing for restful sleep. Friendly and helpful staff: Every interaction with the staff was pleasant—they were welcoming, attentive, and ready to assist with anything we needed. Good in-room amenities: The room had everything from a mini fridge to a well-functioning air conditioner, adding convenience and comfort to our stay. Smooth check-in and check-out: The entire process was seamless and efficient, which we really appreciated after a long drive. Clean public areas: Common spaces like hallways and the lobby were also kept spotless, reflecting great attention to cleanliness overall.

Poor breakfast timing: Unfortunately, we arrived at breakfast around 8 a.m., only to find that most of the food was gone. We ended up scraping together what was left. Although everything was eventually restocked about 30 minutes later, by then we had already finished eating.

All staff were amazing and helpful and attentive. A special shout out to the lifeguard who was always making helpful recommendations to and taking the time to talk to us. The reception staff were lovely and informative and always pointed us in the right direction. The rooms were a great size, with so much space. We loved that the bathroom had two different types of showers. The shuttle option to Venice island was great and we used that regularly.

We would have liked more variety with the breakfast in terms of the hot food which was the same daily, although there was always an array of different cakes to choose from. The pool definitely could have benefitted from being heated, it sometimes took 30 minutes for me to get in it, but aware this is also due to the weather conditions. When the room was cleaned they would take the dirty robe but not replace it. We struggled with the location as there is not a lot available around the hotel and no shops easily accessible to purchase a bus pass.

The property is exceptional in terms of organization, facilities, location, and services provided. All the staff are very friendly and polite. The rooms are cleaned daily, impeccably, and the towels are changed every day. The only issue was with the air conditioning in our rooms—it couldn't be turned off from the thermostats, so I had to turn it off from the electrical panel.

The issue we had was that we made a previous reservation, which we couldn't attend due to personal reasons, but we made a new reservation, which we honored, and which implicitly canceled the first one. Both reservations were the same: two rooms—a suite and a double room—for a total of 1600 euros for three nights, a significant amount. However, upon departure, I was charged an additional 420 euros for the first reservation. This seemed a bit inappropriate to me, and it was unpleasant for us, which is why I'm unsure if we will return to this location, even though the facilities are extraordinary.

The hotel is really really nice although we came in winter with less charm in surroundings and nature, so I can only imagine how pretty it is in summer - but we had a pleasant stay and it was very convenient that the private transfer is offered. We also used train to get to the center which is also really convenient and easy. We liked the atmosphere and the private garden the best, but also the staff was really friendly and sauna is a plus - sauna is a bit expensive but it is private though. We will deffinitely come back!

It is a charming rustical Italian villa. If you are looking for a relaxed place with friendly staff, this is a great place to stay. They are very dog-friendly and we felt very welcomed and comfortable there. I would recommend it and I plan to come again. They have spacious parking and it's very easy to travel around everywhere from this location. They have a great transfer to Venice as well. Very clean and the food in the restaurant was excellent (dinner).

Just don't expect anything very fancy. It is an old-style rustical villa. If you like that - this is a place to stay.

The best place we stayed during our trip to Italy. An amazing and wonderful staff here, very friendly and kindly people. The hotel driver was very nice and friendly guy, best trip to Venice and back. Really enjoyed it. The room was very quiet and very nice, had an aura itself. We also got a room with garden, really cool atmosphere here. The restaurant here was pretty cool and we had a great time in the evening during our stay. The breakfast was delicious. Definitely worth staying here for an longer period of time. We will be back here for another time.

Outstanding. We found a treasure in Mestre. Easy to find. We arrived by car and enjoyed free on-site parking. The room was exceptional.... plenty of space, great bath, balcony, clean, well furnished, and a wonderful bed. To make things better, we had access to a free shuttle to/from Venice and had public transportation to use if preferred or necessary. Great kitchen and restaurant with high quality meals. Breakfast had numerous choices. The setting is magnificent... this historic villa is truly one-of-a-kind. To make it perfect, the staff was over-the-top helpful. Already planning a return visit.

There were no shortfalls identified. There was nothing not-to-like unless you do not like a historical villa. I might note that the carpet in the room could use refreshing. Actually, this was a great hotel experience that exceeded reasonable expectations.
