The location is conveniently located near a metro station and several bus stops (5 mins walk) The triple room was spacious for 3 single beds and still enough space to open 2 big suitcases. The bathroom was also spacious. The room was cleaned and fresh towels were provided every day. The AC was sufficiently cool for the weather when we were there (31-35oC). The window was soundproof and we also didn't hear any noise from nearby rooms. The guest house has a kitchen that guests can use the microwave, the kettle, and the refrigerator. The house also has a small garden that guests can sit and relax. The host was very responsive until the last day when we had a bit of miscommunication regarding the check-out but everything was resolved. You can leave the luggage in the office/reception after checkout and the staff would give you a set of keys to get back to the house to retrieve your luggage. We would definitely come back to stay here next time we're in Rome!

The Wifi was very weak and spotty. One only has connections if they are right near the door. The host should communicate better in the future that they are only available from 3pm till late and provide a different contact person for issues arise in the morning.

The owners were responsive and very, very nice! The room was perfect for my wife, 15 year-old daughter and I. There was a single bed for my daughter. The room was spacious and the bathroom was part of the area; it was separate from the room. The place was about a block away from the Metro Station. It was quiet and peaceful. I got there after 11:30 pm, three nights in a row and felt safe. There is a cute backyard with seating, that I was able to enjoy breakfast. Again, the owners were very nice and responsive.

The locks on the doors have to be opened by keys from the inside of the unit. I think this can potentially be dangerous because in an emergency, you have to have the keys handy to exit the unit. The bathroom floors are very slippery. My wife had socks on and she slipped and fell and hit her head against the bathtub and almost cracked her head and broke her neck. Therefore, please be careful when walking around in socks or barefoot. It would be very helpful if there was a safe in the unit to store our important documents and not to have carry them around.

Apartment is clean, quiet, near the public transport with cute terrace that has access to the very beautiful garden. It is close to the Colosseum and Termini station. They cleaned apartment every day. The staff is extremely friendly. On the last day of our stay we were able to leave our luggage until departure to the airport. We would love to stay in this apartment again. I recommend this apartment to everyone who comes to visit Rome and wants to be close to public transport, some cultural sights, excellent pizzerias and in the evening to have a quiet place to sleep.

It's close to metro for termini. 10-15 walk to the colosseum.. room was clean. This guest house is perfect for visiting Rome on a budget. Just to be warned, it's not a B&B, so no breakfast, which didn't bother us.

Only down side was the water pressure in our shower. ok, if you like cold, but warm or hot was very slow.. this has nothing to do with B&B, but local pavements/sidewalks are poor, Local trees are coming through, making it difficult to walk with cases or any disabled devices.

The room was ok, clean and we had a great view to the garden. The host is friendly and sweet. The wifi is pretty unreliable, you cannot use the stove but you can use the microwave. It was a bit cold during night and you need to pack slippers because the floor is cold and you dont get slippers. Otherwise the position is great, close to the colosseum and easy access to any public transportation.

The room was kept very clean, the AC was great, and it had a beautiful courtyard outside behind the building.

When we arrived, the owner informed us that we needed to pay the 40€ city tax which was not included in the listed price or mentioned in the listing. I understand needing to pay city tax but it would be nice to pay beforehand, especially since he only took cash.

The host is really kind, especially the lady who was tidying up our rooms was very sweet, when we came back to the rooms all our stuff was perfectly organized:)) There is a kitchen with a kettle, microwave and a fridge as well a garden you can use and eat oranges from a tree:) The location is very convenient, 2 minutes from a metro station and 15 min from Colosseum (on foot). Rooms were very clean, and we didn't feel we lacked something.

Best accommodation for the price. Able to walk to several good restaurants, laundromat, market and pharmacy. Train station was very close. Still had to take taxi to most places but short trips.

Many taxi drivers did not know the location so recommend taking the business card at the reception desk to show the drivers. Street was a little dirty and unkept but safe

The property was located just outside the busy tourist areas but was nicely placed for the local metro, trams, and buses to get around. The apartment had a comfortable bed, and the room was of a good size and was cleaned daily. It was a nice stay, and we would use it again if we returned to Rome.

The room was comfortable, quite and cosy. The location was perfect with nearest metro station Manzoni and bus stops like Manzone and Conte verde. Breakfast was good but very boring, as every day same type of breakfast was served. So I recommend do change daily menu for the breakfast. As the property name also Bed & Breakfast, some variation in the breakfast memu is recommended. The garden area and breafast area was very good. The garden area provided homely feeling specialy for the kids. The staff was very nice and friendly and provided all the necessary help during our entire stay.

Same type of breakfast every day was disspointing.
