We spent 5 nights in Nicola's apartment in November. The room was very clean, with daily cleaning service, and it looked exactly like in the pictures. The location is perfect—just a 5-minute walk from St. Peter's Basilica and around 20 minutes from Piazza Navona. A bus stop and a supermarket are also very close by. It was quiet at night, which we appreciated. Basic breakfast products were provided (toast bread, butter, jams, cereal, milk, eggs, and juice). There were also a variety of biscuits available in the kitchen. There is AC in the room and central heating, which made our stay very comfortable. Nicola is extremely hospitable and friendly. He shared excellent tips for good restaurants when we asked, and he was very responsive to any questions we had. Without any doubt, I will book this place again during our next visit to Rome.

Nicola is a great host, very helpful, provided a lot of useful links about the great locations in the city, asked if I needed anything. The room was cleaned daily and cleaned extremely well. What surprised me that it was not just like a room, but rather like 2 rooms, with a table, a window in the second one, and you could divide from the main sleeping space if needed (like, if you are travelling with a child you need to put to bed). The kitchen was very well equipped, and breakfast food is provided every day, both in the common area (like, cereal, bread and muffins, fruit and teas), and on your individual shelf in the fridge (eggs, milk, juice, jam, yogurt - i made myself excellent breakfasts) and every day the food for breakfast was renewed, if you used anything. the location is right on the other side of the Vatican wall, was excellent for me. The main railway station is easily accessable by bus. The bathroom is very clean too, so overall, no complaints again, will definitely stay again.

Parking is on street outside the property but is free. The host will hold a space with his own car. Property is on 4th floor but there is an elevator. Large room with attached bathroom. Communal kitchen where you can cook or make tea/coffee. Tea and coffee provided. Refrigerator with your own shelf which host stocked daily with eggs, fruit juice, butter. I had boiled eggs with toast and coffee each morning. The room and communal areas are cleaned daily. Location is just ten minutes walk to Vatican City & St. Peter’s square. Metro A line is about fifteen minutes walk and connects with other lines so you can get to all the major sites. Cheap and easy to use. Accepts tap & go with your credit/debit card. The host Nicola was very welcoming and helpful.

The location is just south of Vatican City and is quite far from all the major tourist sites (Vatican excepted). Being in an apartment building there was some noise from adjacent apartments but not excessive. However I would still recommend this apartment.

La Fabbrica was amazing, super clean and comfortable, this is without doubt the best B&B i have ever stayed in and will definitely return and encourage others to try it. La Fabbrica is situated in the perfect position, near buses, station and metro, its also so close to the Vatican literally 2min walk, and bus ride to coliseum and Spanish steps , superb location and amazing accommodation what more could you ask for oh a great host, well you get that too. Nicola, the host is great, so helpfull and always with a smile, he has gone above and beyond on the set up of accommodation and all the things supplied to you during your stay. Highly recommend La Fabbrica 100% BEST B&B EVER AND BEST HOST EVER TOO. ⭐️⭐️⭐️⭐️⭐️

There really was nothing to not like

Great location - less than 10 mins walk to Vatican City. Other attractions (e.g., Castel Sant'Angelo, Trevi Fountain, Pantheon) easily accessible on foot. The room was comfortable and spotlessly clean. Nicola is a fantastic host; always available to answer questions and share information about the area, transport, recommended restaurants and activities etc. I would absolutely stay again if I return to Rome.

The b&b is IMMACULATE. By far the cleanest I have ever stayed in. There was plenty of food for breakfast and a wide variety. Extra items available such as iron and hairdryer which meant I didn’t have to take mine. We were provided with fruit, juice, milk, eggs, cereal, jams, cakes, biscuits, hot drinks etc.. Nicola collected is from the airport for a fair price and gave us plenty of recommendations to eat/ visit. Rooms were cleaned everyday which we didn’t expect but was a nice touch! We fancied getting out the city on the last day and asked Nicola for any ideas. After some thought he recommended Castel Gandolfo which if anyone fancies a break from the Roma chaos is a half hr train ride away and one of the most beautiful places I have ever been. Thank you Nicola! Will always recommend this b&b to anyone coming to Rome. The location is also excellent next to Vatican City. Quiet and safe area.

The property was very well located, close to the Vatican city and Trastevere neighborhood, you can go everywhere just walking. The train station is also close to the property in order to reach the airport. The room and shared locations were cleaned everyday, the towers and bed very confortable. Nicola's attention was amazing, sharing important information before arriving and also recommending places to go during our stay. The place is very quiet, no noise from outside.

The location was excellent . 5 minutes(walk) going to Vatican city. Nicola - host was very helpful in terms of giving us tips where to find good places to eat for our liking .

This place is near Vatican, there’s a bus station in 3 minutes from the place. It was easy to reach any sightseeing in Rome. The host was so nice and welcoming, we staid there for 2 nights and he helped us with some facilities, restaurants. Communication was on a high level. Breakfast is included in the price and there were even more food than we expected. Everyday he filled the fridge with some yogurts, butters, jams, fruits etc. Everything was clean and comfy. Also, host’s assistant and friend was his little pug. Really sweet and funny dog.

We like everything Nicola was a perfect and great host and so the Filipino there... thank you we will recommend and definitely choose to stay there again

Maybe just need to change the shower curtain but everything are perfect We just don't like the Arcangelo, the lady servers are looking at us and then laugh maybe for not ordering wine well we don't feel like drinking...
