We booked it last minute and was skeptical about how it was going to turn out given it was a fairly newly listed property! It is a hole-in-the-wall place but our room had absolutely everything one could ask for and more - very compact and modern. The location is everything! It’s situated in the same street as all the luxury stores (right next to ysl and across Cartier!) and a stone’s throw away from the Spanish steps. It is right above a restaurant and honestly the noise did not bother us coz we were very tired from all the walking throughout the day and had sound sleep at night. The staff were very friendly and nice. She offered to take our luggage up the stairs which was very kind of her.

Everything worked for us. One thing that might bother some people is how little walking room/space there is since the bed covers >95% of the room - especially if you have large luggages that you need to pack/unpack.

If you want to be in the centre of Rome, and smack in the middle of thriving historical city, this is the perfect location. The accommodation is wonderful. Tastefully decorated, large for that area of Rome, a very comfortable bed and a luxurious bathroom. Fresh coffee available in the room and a fridge stocked with a variety of items in case you need a snack or something to relax with. The staff were very friendly and helpful. I was there for eight nights and I looked forward to come back after a busy afternoon or after a delicious meal at one of the many restaurants nearby. Next time I am in Rome, I hope to stay here again.

If there was one negative thought about the property, it was the stairs, which, for somebody who is older, and with a knee that doesn’t work as well as it did earlier in life, were a little tough to negotiate. That said, taking one time, you’ve got to your room and enjoyed the peace and quiet.

1. Top location! : 1 min to Spagna metro and 10 min from Roma Termini. You are in the center of mass of turistic places in Rome (everything walkable from here) 2. Staff super friendly and willing to make the stay the best. Our room was always cleaned and sorted back, which was cool with a toddler. 3. Coffee provided being Nespresso espresso is appreciated.

1. You might feel it smaller with a toddler. I'll not recommend for a toddler +1year. 2. Some amenities like the hot tub felt premium. ut old, as some parts were falling apart. 3. Front door is really small and there's no elevator so you'll have a hard time pulling your luggage if big.

The rooms and the location were great. The gentleman who checked us in was very helpful not only about how to get to different locations, but we had a lot of luggage and he helped to bring that up the stairs.

If you have a lot of luggage, there are quite a few stairs to just get your reception. As I mentioned earlier, the gentleman who was there the afternoon we checked in, was very helpful carrying them up for us, but I don’t think you can assume they’ll always be someone there to do that. There are also some old pictures about breakfast and they don’t do that since Covid.

The location is outstanding. High end stores, many restaurants, close to Treve fountain and Spanish Steps. No Elevator but we knew that. Not good for seniors or handicap but doable. Noisy in the morning but expected in the center. I would say probably one of the best areas to stay. We had the place to ourselves no other guests (loved that). The stocked fridge and snacks were wonderful. Housekeeping was very helpful. Narrow streets are potentially dangerous but charming. Full Italy experience!!! Bravo well done.

An iron and board would have been nice. No one at the desk to close us out. We just left keys on desk. Paying extra for late arrival. Wash hand towels for showering would be nice. Bathtubs hard to get into. Handrail would have been nice. Only one set of keys for guests.

Everything from the booking to the checkout! The location was in the heart of the Spanish Steps neighborhood. You could not have asked for a better location; just steps away from cafes/restaurants, shopping, subway and a short walk over to the Trevi Fountain. Then value was very good compared to other hotels I researched. We did not spend much time in the apartment as we were busy exploring Rome. The beds were very comfortable!

There was nothing that I did not like. I stayed at the apartment which was a couple blocks from their main hotel, but it was everything as advertised. There is a small elevator to the second floor, and then a flight of steps to the third floor and then a shorter one when you enter the apartment to go up to the living area (I found the steps to be manageable). If you are staying at the apartment, be sure to get dropped off there and make arrangements with the staff to meet you with a key rather than getting dropped off at their main hotel and then having to carry/pull your luggage two blocks on the cobblestone streets.

Property is extremely well placed for high-end shopping and tourism. It is in the heart of the high-end shopping district and literally one block away form the Spanish steps (Piazza di Spagna). There are also many food options around, from fast-food (McDonalds) to typical Roman fare in family atmosphere, to high-end dining. Despite the central location, it is not placed in a busy thoroughfare but on a side road. The interior decor of the room is in line with the district, stilish.

Did not see an elevator and the steps to the rooms are narrow. They charged me the late check-in fee even if I arrived a few minutes before the specified time.

Amazing apartment in via Frattina, just the perfect location in the heart of Rome. Just 2 minutes from Piazza di Spagnia, 8 minutes from Fondana di trevi, 3 minutes from Metro station. The coffee machine (Nespresso Professional) was a great surprise!

The apartment on the 3rd floor of the building is reachable via an elevator up to the 2nd floor Then, you need to continue via stairs to the third floor. When you get yo the apartment, you need to get up one more stair to get in!

Loved the space of the room, the amenities were 1st class. Coffee machine, TV & Safe excellent. The bathroom was fantastic and had everything we required. The hosts were absolutely amazing and had everything covered, from information to arranging a transfer back to the airport. The message service was great.

Only downside was the stairs to the room. They are steeper than they look!
