The room was clean and modern but very small for the money paid (385 euros 45 days before arrival, non-refundable). The photos I had seen for the room reserved for 2 persons, showed a luxurious room with chairs and desk while the one I was given could barely accommodate a double bed, a closet for clothes, a TV and a small desk for coffee and tea (60X30). The bathroom was clean and luxurious and the location was great but I was very disappointed.

When I paid 385 euros for one night, 45 days before arrival, seeing the pictures of the reserved room for 2 persons in a 4star hotel, I expected that the room would be luxurious and large with chairs and a desk and I found myself in a small bedroom with a double bed, a TV, a desk for coffee and tea (60X30) and a closet for clothes. The room and the location would be excellent for half the price. I also did not like the fact that they were sending me whatsup messages about the time of arrival and about taking a private car (70 euros) which I found when I arrived in Rome that it would cost more than a taxi!

Best location in Rome. The staff is amazing and made every effort to make everything good. We complained about something and everything was dealt with quickly. great pleasure

We took the big apartment. It is charming and beautiful, but some renovation is required to renew and refresh it. Old electrical points, the bathroom is old and a bit neglected. but. In general, the apartment is stunning

Room was very nice for a family of 3. It was a suite which it had a full bath and second 1/2 bath: It was very convenient for 3 adults. The location is excellent, few steps away from the Spanish steps and restaurants. Communication with the hotel by text was also great.

There is only 1 physical key for the room, hold in a large key chain, which made logistic complicated. They don,t provide an invoice nor an electronic invoice. The front desk person was not friendly when i asked for an electronic copy which in fact i have never received it.

We had a great stay at this hotel, and the location is absolutely its biggest selling point. You are right in the heart of everything, with all the major attractions, restaurants, and public transport links just a short walk away. It made exploring the city incredibly easy and convenient. The staff were also a standout—genuinely friendly and always willing to help with a smile. They gave us great recommendations and made us feel very welcome from the moment we checked in. Family rooms were very large and also large bathrooms, hot water and shower was great despite some reviews read earlier. Rooms were in the building opposite, but there was also a member of staff stationed there as well during busy hours.

The only minor drawback, which is a direct trade-off for the central location, is the noise. The street outside can be quite busy and loud, especially in the early mornings and late at night. Light sleepers might want to come prepared with earplugs. Despite the noise, we would absolutely recommend this hotel. The convenience and wonderful service more than make up for it. We'd stay here again in a heartbeat!

We booked the junior suite situated across the street from the reception. It felt luxurious and similar to the pictures. Some of the amenities provided included shampoo, conditioner, body lotion, toothbrush etc, kettle and coffee maker, and some complementary dessert snacks. The location is good. Walk to colosseum and Vatican was approximately 30 min.We took an uber to termini around 11 am and it was approximately 15 euros. Uber back to hotel from Vatican was 20 euros. Breakfast provided at an adjacent restaurant- very good food.

The sofa bed was quite small and hard. My daughter did not enjoy sleeping on it.

Excellent boutique hotel with a central reception in main hotel and apartments in surrounding streets. The location was superb within easy walking distance (1-10 mins) of Spanish Steps, Tivoli Fountain, Pantheon and many wonderful churches. Around 20 minute walk to Vatican City and Coliseum. The hotel is in the midst of a network of characterful, old-world, cobbled streets with outstanding dining and boutique shops all around. You can readily imagine the streets unchanged 100+ years ago. The nespresso machine in the room with pods meant that "jet-lag coffees" at 04:30hrs were of good quality and not the ubiquitous freeze-dried powder variety. There was a fridge in the room too. The breakfast was provided at an adjacent restaurant and whilst limited in choice, was of excellent quslity with some fo the best fresh fruit juices I have ever had. The reception staff were extremely friendly and helpful and the comms pre-travel were excellent. The arranged transport to meet us at the airport was also excellent.

There was little not to like. The sound-proofing to the adjacent room could have been a little better but it would only have become an issue if the neighbours had been noisy.

This botique hotel is exceptional. We rented the 2 bed/3 bath across the street that the hotel runs. It was SO beautiful. The wood floors, the piano, the decor it was perfect. It was also immaculate. Not a spec of dust anywhere. Lots of extra bedding, so spacious. The staff went above and beyond. At every request. I even messed up the laundry machine. I asked for help. When I returned, my clothes had been laundered, folded and the washer fixed! When I locked myself out the bellman arrived immediately to assist. The staff is so friendly and very grateful. The location is perfect. 2 blocks from the Spanish steps, luxury shops, many restaurants and the piazzas. FABULOUS!

We stayed at the Condotti hotel in Piazza di Spagna, and while the location is incredibly central and convenient, be aware that it’s also very touristic and can get quite busy and noisy The hotel is very clean and well-maintained overall, which we really appreciated. However, our initial room—located in the separate building on Via della Croce—had a very dated bathroom with worn-out fixtures. When we brought this to the staff’s attention and showed them photos, they were understanding and accommodating, and promptly moved us to a room in the main building. The difference was noticeable: the rooms in the central building are much nicer, more updated, and more comfortable. If you’re booking here, we’d definitely recommend requesting a room in the main building from the start. Overall, a clean and comfortable hotel in a central location, —just be mindful of which building your room is in for the best experience

Location was excellent a few minutes walk to the Spanish steps,10 minutes to the Trevi fountain, 35 minutes to the Colosseum, 45 to The Vatican city. We paid 18 euros for breakfast as an extra provided by the restaurant next door, it was excellent and so easy, with a good choice. 10% was offered if we had dinner with them. There was a fridge, kettle, snacks and coffee machine in the room which was great as we had a very early tour one morning.

The shower was only a ceiling shower, no hand held piece. The bidet was so near the wall it was difficult to use. The room was a bit small so lacked case storage space, however the room was very clean with wood effect vinyl floor.

This hotel is very well located just a couple of minutes from the Spanish Steps and Spagna metro station. Lots of restaurants nearby. Relatively quiet at night for sleeping. Very clean. Staff always ready to help.

The room had started to show wear - the towel warmer did not work, the shower did not drain properly, there was some loose left over plumbing showing, some of the drapes had fallen loose. There was no lift so we had to carry our suitcase up/down to our room however there was a bell hop service (€).
