We highly recommend staying at this wonderful place. It is a beautifully appointed residenza, situated within walking distance of all of the major attractions. Nicole and Antonio were amazing hosts; warm, friendly and extremely knowledgeable. Upon arrival Nicole sat with us and guided us through a map of Rome identifying places we wanted to visit, which was so helpful, and allowed us to fit in everything we wanted to see with ease. Our room was beautiful. It was impeccably clean and very quiet. The bed was extremely comfortable. The personal touches from Antonio and Nicole made our stay extra special. The complimentary pastries and special treats provided were much appreciated! Nicole and Antonio were always available yet never intrusive - we couldn't have wished for better hosts. We would love to return to Rome one day and would book a stay here again without question. We miss it already!

The hotel is run by a lovely couple who go above and beyond to ensure that every guest is satisfied. They assist with reservations and are always available to help you plan your stay. We had an issue with a highway fine, and the owner kindly called the company to make sure we didn’t overpay. The owners also like to surprise their guests with wonderful gestures of hospitality, which we won’t reveal so as not to spoil any surprises. The facility is cozy and spotless—every day, the cleaning staff does an amazing job. The location is excellent, right in the city center of Rome, in a safe district surrounded by embassies from around the world. We have no doubt that when we return to Rome, we’ll stay here again.

We had a 3 night stay recently and were blown away by our hosts Antonio & Nicole. Words will never do our stay justice but I’ll try. On arrival Nicole took so much time to help personalise our stay and made lots of recommendations for places to visit and eat, making sure we had time to do all the things we wanted and help make the most of our stay. Antonio was on hand with delicious refreshments, which we really appreciated after our long journey that day. Communication from start to finish was amazing. The room was immaculate, well thought out and all the extras you could need. Each morning they provided a variety of yummy goods, we are still talking about how tasty they were. On our last night, they provided complimentary treats for us (it also happened to be our anniversary, so it made it extra special) I mentioned it to Nicole the next morning and to my utter shock and surprise they gave us a lovely box of chocs on our departure. We have raved to everyone who will listen about our experience. Thank you both again for your extraordinary hosting skills and attention to detail, you are Amazing and we will definitely be back again.

10/10 for everything! Antonio and Nicole were just the loveliest hosts and couldn’t have done more to make our stay special. The attention to detail was exception. The room was lovely and clean. They greeted us with a lovely welcome drink and snacks. They recommended us a delicious restaurant a few minutes walk from the hotel when we arrived and booked a table for us. They left a delicious cake in our room for when we arrived. And the breakfast! Which was a gesture from them, delicious croissants, coffee, fruit and yoghurt. They really were amazing. Thank you for a perfect stay. We would recommend this place to anyone and we will definitely stay here again when we return to this beautiful city.

Honestly, this was one of the best hotels I’ve ever stayed at — and probably even the very best. The owners, a super lovely couple, are without a doubt the friendliest and most welcoming people I’ve ever met in a hotel. The hospitality here is just next level. The location couldn’t be better: quiet, safe, and still close to everything in Rome. The rooms are unbelievably clean and perfectly maintained — so beautiful and spotless it almost feels unreal. Everything here is just right, from the moment you arrive until you leave. Honestly, they could charge way more for what you get here. It’s pure top-class and exceeded all my expectations. If I ever come back to Rome, I’m definitely staying here again.

WOW!!! What an amazing stay, could not have asked for better. From start to finish Antonio and Nicole (the hosts) were absolutely brilliant. I chose this hotel based on all the 10 star reviews and it did not disappoint. This was a very special break for me and my girlfriend as not only was it her 30th birthday but I was also planning to propose during our trip. I contacted the property long before our arrival and told them of the my intentions and arranged a romantic package for the Sunday for when we returned to the room (after the proposal) and a cake for the Monday (my girlfriends birthday). Nothing was a bother and Nicole was very quick to reply to my messages and also kept in contact with me throughout our stay to make sure that everything went to plan. On arrival to the hotel Antonio was there to greet us, took our luggage and gave us the warmest of welcomes, offering us drinks and hot food. He then sat down with us and provided us with a map of the City and gave in-depth information on everything - attractions, travel, restaurants, the lot! The hotel itself is modern, very clean, smells amazing and located perfectly with lots of restaurants and attractions near by. There is not an option to book breakfast but the hosts provide the most amazing breakfast everyday free of charge! We would ring reception every morning and request which particular coffee we would like and within 10minutes Antonio and Nicole would be at the door with our coffees and a tray of food fit for a king! Honestly I cannot praise this hotel enough! I will be recommending it to all my family and friends and look forward to visiting again with my now Fiancée is near future. This was hands down the most incredible hotel experience I’ve ever had. From the moment we arrived, we were welcomed like family. Antonio and his wife, Nicole, went above and beyond in every single way to make our stay unforgettable. The hospitality started immediately—we were greeted with water, chips, and candy before we even checked in. Antonio personally carried our luggage, then sat us down with a detailed map of Rome, pointing out not only the must-see landmarks but also must-see hidden gems. When we mentioned we were starving and asked for a restaurant recommendation, Antonio didn’t just suggest a place—he personally walked us there to make sure we didn’t get lost. The restaurant was outstanding, and the food was absolutely delicious. Breakfast at the hotel was another highlight—fast, fresh, and flavorful. And as if that wasn’t enough, when my friend came by so I could help clean her white shoes, Antonio noticed and immediately offered to clean them himself. Who does that?! Only people who truly care about service and about making your experience the best it can possibly be. Thanks to Antonio and Nicole, our very first trip to Rome was beyond memorable. Their kindness, attention to detail, and genuine care made all the difference. We are forever grateful—thank you both for giving us the best hotel experience.

There was absolutely nothing I disliked from this place. We headed out to Florence and Venice soon after and none of those hotels came close to our stay experience at Residenza Venti Settembre.

We had a very pleasant stay at this lovely residence. From the moment we arrived—quite late at night—we were warmly welcomed by the owner, who kindly waited for us and took the time to provide helpful information about the city, which made our visit even more enjoyable. The room was spotless and extremely well-maintained, offering a high level of comfort and cleanliness that exceeded our expectations. Breakfast was excellent, with a great variety of fresh and delicious options to start the day right. The location is also fantastic—perfectly situated near many major tourist attractions, making it easy to explore the city on foot. What really stood out, though, was the kindness and helpfulness of the staff. Their hospitality made us feel truly welcome, and we would not hesitate to stay here again. Highly recommended!

The location of the property was perfect in the city centre of Rome and within walking distance to all main tourist attractions and landmarks when visiting the city. Both Nicole and Antonio were very friendly and welcoming. They both went above and beyond during our stay and nothing was too much for them. They greeted us on our arrival with a drink and an extra surprise in our room for our anniversary. Antonio took the time to show us where all the sights to see where on the map and how to get there on foot or by metro aswell as informing us of places to be careful when visiting places in the city. I did not book breakfast with my booking but every morning this was provided by the owners with a coffee of your choice which was a lovely surprise and just shows how they both go the extra mile with the service they provide at their family run business. Nothing was too much to ask and both were always on hand to help with anything and provided contact details should we need them at any time during our stay. The room was cleaned daily, spacious for the both of us and a very modern boutique style with 6 rooms in total and the owners living next door.

The property was very clean. Antonio and Nicole were fantastic. We always felt safe and well taken care of. I couldn’t have asked for a better experience our first time in Rome.

I wouldn’t say I didn’t like it, but it is farther from a lot of the touristy things to see in Rome. Instead of a 10 minute walk you might have a 20 minute walk. But this should not take away from the 10 out of 10 score this place deserves. We loved the opportunity to eat in local restaurants with local people. So I’m not sure if this is even a negative. 😀
