Location is everything. The view from the balcony is priceless. The room evokes the real Venice. Comfortable bed.

Disinterested guy at the reception. Suggestion: put a real coffee machine with a coffee capsule, people like to drink coffee as soon as they open their eyes and especially with such a view. We asked an uninterested guy for a coffee machine, he brought an old water heater without coffee the other day. A mini coffee machine with 2 capsules per day would not harm the owner's finances and would be a very good investment in the quality of the accommodation.

Literally had a view of San Marco. Stunning. Room was lavishly decorated, and was cleaned every day. I couldn’t believe it was real, and even better than described.

I didn’t pre-order breakfast, and I had to go to a sister property about two blocks away for breakfast. But it was good!

The location of the suites are incredible. We looked out on the Doge's Palace from our window. With the room we stayed in there's a small balcony we could step out onto and see San Marco Square. We highly recommend staying here!

Everything was great! The suites are slightly difficult to find as they're tucked into an alley. Here's hopefully some helpful directions on how to find them! Go to the front of the Basilica and go towards the left side. There is a main street with a clock above it. One alley to the right of that street is a small alley tucked away. Down this alley about half way and on the right is the entrance to the suites. We hope this helps you find the entrance on the day of your arrival!

Location! You can get better than your bedroom overlooking St Marco Piazza. Room was nice, spacious and warm too! Very clean as well. Bed comfy. It can get noisy as the bell tower is right next door, but we had earplugs provided by hotel, which was nice. Water was provided in the room, but I think that kettle or small coffee machine would be great to start the day. There was no coffee machine in the building either

I don’t understand not providing duvet cover over duvet , just flat sheet, which I thinking not very hygienic. Something I noticed only in Italy. I wouldn’t recommend the breakfast that the apartment provides. The price was 15 EUR per person and it was really bad. Even coffee was undrinkable. I would rather go to local coffee spot and have something Italian way.

The location was fantastic if you want to be in San Marco square

Most things were absolutely fantastic. A small issue was tea and coffee making facilities. There was no kettle as advertised in the description but rather a coffee maker. Only four pods were left in the room and no milk was provided which was disappointing.

My daughter and I absolutely loved staying here, and will definitely return on a future visit to Venice! A hidden gem of a small boutique hotel, our deluxe double room provided a view of St. Mark's Square, St. Mark's Basilica, and St. Mark's Campanile. I loved how centrally located we were. I loved the rich, dark wood and overall look and feel of this room furnished with 18th century furniture and fabrics......it made us feel like we stepped back in time! Our twin beds were comfortable, the marble bathroom was spacious and clean. It was easy getting to and from the train station via vaporetto (stop 5.2). Our booking didn't include breakfast but there were plenty of options nearby, including Caffe Florian and plenty of pastry shops and places that serve breakfast.

The front door is finicky in terms of opening even with the key (or being buzzed in), but after the first couple of tries, I mastered opening it. Also, while the tub is great if you like to soak in a tub, if you only need to shower, it can be challenging to step into and out of the tub due to its very tall sides. Fortunately, I'm still agile enough that it wasn't an issue, but it most likely will be once I'm over 70. Also, the WiFi was weak.

The property is located in a prime area, right next to San Marco Basilica . While it’s a small boutique hotel, it has a charming, vintage style that feels very welcoming. The staff accommodated every request we had, making our stay even more enjoyable. Although we initially did not book breakfast, we decided to add it for $10 per person, which proved to be excellent value. There was not one thing I did not like

The only downside of the Luxury Rooms - San Marco was that there was no possibility to order food into the room as they do nit provide breakfast, lunch or dinner but on the booking.com it stated that breakfast could be included. Everything else was exceptional and perfect! Clean, nice bath products, safe, ideal central location and overall a great value for money.

The mix up with the water taxi - I was not told I had to pay at the hotel in advance and in cash which I did not have at that moment because the taxi was gonna be ordered for next morning. So had to take the water bus which was 3 times longer in the early morning hours.

Staff was very friendly. Great view and decor. Definitely gives you that venetian feeling.

We booked this hotel for our wedding. Unfortunately the hotel didn't have an iron. We had to walk 5 min to another hotel to iron all of our clothes there. Very inconvenient. Also, I never have any allergies. My right eye was swollen on the day of my wedding. I took benadryl and it went down slightly. Took a nap in the afternoon and my eye was swollen again. Something in the sheets must've caused it to swell. I never used any other products from my normal routine.

It was in a perfect location if you had limited time and wanted to do most of your vacation in the St Marks Square area. The staff were great and extremely pleasant

Extremely difficult to find (Google Maps did not help us either). The room needed a bit of maintenance and the shower was a bit small. I have a disability and it was a handheld shower head in a bathtub which is difficult for me to get in and out of safely.
