Everything was absolutely perfect! The staff was incredibly kind and professional, The cleanliness and order of the room were impeccable, Truly the best we have ever seen. We would definitely come back without hesitation!

Our stay at 312 Piazza San Marco was absolutely perfect. The location could not be better – right next to St. Mark’s Basilica, in the very heart of Venice, yet quiet and comfortable once inside. The room was spotless, beautifully renovated, and equipped with every comfort we could need. The bathroom was modern and elegant, and everything felt fresh and new. What truly made the difference was the kindness and professionalism of the staff, who were always welcoming and ready to help with a smile. We couldn’t have chosen a better place for our Venetian experience. Highly recommended! ⭐⭐⭐⭐⭐

This was our first time in Venice and honestly I couldn’t have chosen a better hotel! The staff were fantastic not only during our stay but even before we arrived. The owner Asela reached out to us via WhatsApp to assist with anything we needed before arrival. The staff were fantastic, the room was gorgeous and so clean and the location was perfect literally right on the square in the hustle and bustle. Would 100% recommend this hotel and if I return to Venice again I will be re-booking! Thanks Asela and staff🫶

The only complaint I would have is the laundry man at 6am on the streets (but that’s absolutely nothing to do with the hotel) just meant we had a early morning wake up every morning due to how loud he was😂

The owner/manager was very friendly, welcoming and helpful. Even when he was briefly stuck in the lift he still wished us a pleasant evening 😂. It seems the whole place will shortly be having a total refurbishment complete with new lift! The room and building was fine - clean, spacious enough and in a brilliant location. I think the refurbishment will be touching up minor scraggy details. To be honest, we weren’t there much as we were out enjoying the fantastic city as much as we could. The biscuits in the room each day was a nice touch. Being able to leave our luggage there on the last day was great.

I would have liked a really good tea selection but that’s a personal thing. The hair dryer was a bit pathetic and came apart, hopefully this will be updated in the refurb.

It was in a great location, easy to find because of its proximity to San Marco square. They were kind enough to not only wait up for our very late check in but also called us to make sure we’d were able to find our way. The room was decorated tastefully with room to spread out our suitcases in the small room next to the bedroom. Cafes, shops and places to explore were all very close by, what a wonderful part of the world to relax in

When entering the property you had to carry your bags up a flight of stairs before being able to access the lift. Not a problem for us but accessibility for some might be tricky

We had a truly memorable stay at 312 Piazza San Marco. The room was spacious, tastefully decorated, and spotlessly clean. Asela, who was the property manager, went above and beyond to help us with anything that we needed… He booked a private water taxi to and from the hotel for us and it was wonderful! We were immediately off of St. Mark’s Square and extremely close to the grand Canal… It was a lovely location and exactly what we needed…

Ohmygosh… the air conditioner… While it was running and was keeping the room and sweet cool, it was just not cool enough for us… The heat outside was absolutely almost unbearable …it would have been nice to have come back to the hotel and be chilled with that blast of cold air… But, it was cool air, and once we stayed in and cooled off, we were fine… ♥️. Everything was exceptional on the other hand!

What can I say - the perfect stay in the heart of Venice. Everything is only 2 minutes away. Plenty of choices for breakfast, sightseeing, shopping, transportation. The place is really nice and charming and we definitely felt by the atmosphere that we are in Venice. We had everything that we need and even more in our room. Even we checked in late at night we didn't had any problems. Special thanks for the owner/host for the warm welcoming.

We had a wonderful time. Lovely clean rooms with comfortable beds. Communication was great and very helpful with ideas of travel from airport to best suit our needs and check-in was a breeze. Could not think of staying anywhere else in Venice. We were steps away from St Mark’s Square and close to the best shops and restaurants. Just bellow is a bar which was amazing and had the best cichetti around so not having breakfast did. It bother us at all.
