Walking distance from Kyoto station. Spacious room and bathroom (for Japan), even though there was no view from the window. Close to several bus routes. (Get a bus route map at the tourist office in the station. Buses are easy to use.)

The lack of a reception desk: the automated system worked well, and in fact there was someone there to help me, but you have to wait to receive the required codes. I strongly prefer hotels with reception desks and wish that booking.com would make it very clear when one is booking a hotel without one.

Exceptional value for the price. Even had a bathtub in a very compact room.

There are two M hotels near Kyoto Station, and like many other people we went to the wrong one. I wish chains would more clearly distinguish between different hotels in the same city e.g. M hotel no. 1 or M hotel West.. This hotel is in the unfashionable western side of the station in a residential area, near the University. If you have a choice book the other one as the facilities there are much better and there is not much difference in price.

Location was OK - about a 10 minute walk from Kyoto Station, so long as you came out of the same exit every time…which never happened! Quiet neighbourhood with some decent restaurants a short walk away - downtown is a good 30 minute walk away. Room was spacious enough for two people.

The beds were definitely on the hard side! Also, I’m not sure why you would have an internal smoking room on the ground floor near the entrance when outdoors is 10 steps away. Residual smoke stank out the ground floor and was quite offensive.

The hotel is around 10-15 minutes walk from Kyoto Station. It's located in a quiet area. Convenience stores and restaurants are available 2-5 minute walk.

The space feels a bit tight for 3 adults, especially with no table if you're planning to eat in. That said, it’s manageable if you’re out exploring all day and just need a place to sleep at night.

Spacious comfortable room. Quiet location. Spotlessly clean like all the accommodations we stayed in in Japan. A budget option and it certainly met my expectations.

It’s a reasonably long walk from the station with luggage or in the rain ( Take the 205 bus from the north end of the street). The neighbourhood is quiet but there’s not a lot around in terms of eating options. It’s an automated check in/check out system which helps to explains the budget price but it’s an impersonal place.

Nice and clean room really good bathroom. There is a room in the ground floor with laundry facilities, microwave and water dispenser. The rooms are locked with passcode. Close to the Kyoto station, Umeji Kyotonishi JR station and bus stops.

No cleaning service so the trash keeps getting stacked inside the room. Also you need to get the fresh towels from the first floor. Which is usually not available except morning.

It was close to Kyoto station and nestled within residential houses so was in a quiet location. There was no key for the door (a keypad number) which was brilliant - one less thing to keep track of! It was clean and there were spare toiletries in the hotel entrance available to take if needed.

The room was small as most hotels seem to be; we also had had three to a room: it would be better with two of course, and there was no wardrobe. With three large suitcases this proved a bit tricky although they could be stored under the bed so we managed- a minor problem in the scale of things.

Good location. It was a short walk to the train station and buses were available close to the hotel.

Only option to dry clothes was 30 minutes. No communal areas or breakfast options.

Very clean and quiet. About 15 minute walk from Kyoto Station. Good value for money.

The 2 bedroom room was of a good size, but in the 3 bedroom room, there was basically no space to put our 3 cabin size luggage! We had to keep them under the bed, which is not very convenient.

The environement is nice and surrounding is easy to access to the convenience shop (LAWSON, 7-11). The staff is helpful and friendly to help during we asked the directory of the tourists place. Check in and check out process is very smooth as using the system to do it.
