Clean, big room. Water heater in the room. Big beds. Wifi OK.

Please do not make my mistake. ZIZI hotels have two locations, one in Gion and this one in Gojo. Since I booked this one, the location is not good. Not close to Kyoto station and not to Gion. There is no cleaning, so for long stay it might be a problem. Only charging of towels and trash bag. Sometimes, it did not happen, which was unfortunate. They do not provide PJs or any essentials rather than 2 coffee bags. No storage after check out.

Beds are super comfortable. Self check in , an elevator makes a lot of difference. New toto toilet and big bath . Very quiet neighborhood. The Internet is better than older reviews (guess they upgraded it)

The location is not horrible, but you have to walk to the bus stop/ metro station. Which makes it a bit uncomfortable when it's raining or when you come back late.... Towels are paper thin and feel cheap compared to the level of the room.

Location is slightly out of town which necessitated 10 minute bus ride to the centre. However we prefer to be away from the centre as it is quieter. Facilities were excellent.l- spacious with separate toilet and bathroom. Kettle and fridge provided also, flight issue with the WiFi but this was quickly resolved by the host. Would definitely stay again and would highly recommend to anyone visiting Kyoto.

Loved this little apartment ,comfortable beds and amazing bathroom with bath tab. 25 min from train station by walk. Nice and quiet area.we had microwave and fridge, so we didn't need to eat out in restaurant all the time.

Everything was clean, the beds were nice and also the bathroom was spaceous with everythinf that you need. There is a lift, which is really convenient. It is also on a great location.

Great balance between comfort and price, it is absolutely new and the room has everything you may need

A quiet residential area close to the station .

Unfortunately we had inconsiderate guests above us who were noisy until very late. Not many dining options close by.
