Everything. Good quiet location. Close to Tokyo station for the bullet trains, a smaller station just down the block and a 7-11 on the corner was great for picking up evening/morning snacks. Cleanliness. The room was spotless. Friendly staff that spoke excellent English. I didn’t use the communal facilities at all, but loved all the small touches in the room the fabric mist/room freshener, soft close bathroom door, sink outside that bathroom, fridge, safe, under bed storage space and plenty of hooks and shelves throughout the room.

I was very worried the room would be too small based on other comments, but compared to an APA hotel we stayed at in Osaka, it was like a palace! Plenty of room for two people to move around with four suitcases in tow.

Modern hotel, they had a game area for the kids. They provide microwave and stove , cooking utensils in the 2 bedroom room, and big enough refrigerator. 7 eleven just less than 1 minute walk from the hotel.

The staffs were misleading in 2 occasions during my one night stay . She gave me wrong WiFi ID and another staff booked taxi for me to a wrong destination , which I had to redirect the taxi driver where I was going. Better double check the information with them, if you want them to do anything for you.

The location is fantastic, close to Tokyo Station and to the shopping streets of Ginza. Ideal for a stay in Tokyo, because all the main touristic spots of the city are an average of 20 min away by metro. Great also for daytrips in the outskirts of Tokyo thanks to the proximity with Tokyo Station.

The room is extremely small. You cannot open a big luggage in the room without moving the chair at the entrance door and using the space under the desk. Being the hotel on a secondary road, the noise from the main roads doesn't bother, but the rooms are so small and the acoustic insulation is not great. You can easily hear other people around you. Also, if one person sleeps on the side of the window and needs to go to the bathroom at night, he/she is obliged to go over the other person, because the bed occupies the full width of the room.

We arrived late and the staff were so friendly and helpful when checking in. The hotel is great. The rooms are small but cozy and have everything you need including slippers and a kimono. We slept so well on the comfy beds. We’re a family of four and booked 2 x rooms as they only have 1 double bed in each room. Would definitely recommend.

great location. Straight connection to most of central tokyo via nearby rail lines, and a straight connection to Haneda airport for easy travel. Breakfast is a good price for a simple buffet.

Rooms are a little small. Nicely furnished (with built-in bench, sink, storage that feels and look sturdy) but it is not always practical. There is a small moveable side table that is large enough for a laptop but not for a mouse (or anything else) beside it. Also need to sit on the bed or, if you can arrange your luggage somehow, then possibly on the built in seating (no chair was available in my room at least). I tried it several ways and none of the arrangements quite worked, mostly because the room is too small and the furniture is not really designed for use. Not the place for serious work, though it does work in a pinch.

The room was perfect for a solo traveler, comfortable and clean. All the staff at the reception was kind and helpful as well as the staff downstairs at the bar :) Breakfast seemed very minimal so did not book it. Appreciated the toiletries in the bathroom, which is a standard in all hotels, as far as I understand. The 2nd floor where you check in is a big open space, with the reception, laundromat, working area, kitchen and gym all together, so not sure how comfortable it is to really workout at the gym. But the seating space is great if you need to work. Also, it is good to know the fire alarm system works, but it went of 3 times in 4 days. Did not really bother me, but some guests seemed quite annoyed.

Absolutely brilliant 4 night stay, from the bright cheerful decor that greeted us to the happy smiley staff. Although rooms are generally small in Japan, this room was much bigger than we had previously stayed at another hotel in Osaka, that was a bonus. Super clean, comfy bed & soft sheets. We liked how ethical the lyf is. No room full of paper or plastics, as in beauty products, tooth brushes, razors etc. They can be taken at reception. The bright decor was very uplifting. We found the hotel very quiet & the locatiin was excellent.. Metro just around the corner, which we used lots. JR main train station just 10 mins easy walk away.. Restaurants, coffee shops 7/11 & family mart really close by. Would recommend lyf to anyone. Thank you 😍

Funky hotel in a good location as only a short walk to Tokyo Station and with two subway lines very close by. The buffet breakfast was decent value and had a fair but simple selection. Didn't use the laundry facilities but they looked to be sufficient. Chromecast TV is always a good thing. Didn't have time to use the small gym, but it also looked decent.

The shower unit was very plain and basic and looked out of place in a trendy room. The TV wasn't set up to watch when I first turned it on and had to spend 10 minutes going through the remote control to be able work out how to watch anything.

The hotel has an excellent, fun vibe that sets the whole tone for your stay. The communal working area on the second floor is very spacious and allows you to work in privacy, or collaboratively and is really inspiring and a great place to catch up on work or meet friends. I loved that there was a coffee place right outside the front doors, and the train station was literally right around the corner.

The room itself was quite small, but still very functional and well designed. I think small rooms are the norm for Tokyo hotels, but at least this one was designed well so that you didn't feel overly cramped or squashed and could still get to all the facilities easily.

It’s near Tokyo station and other train station line. If you’re coming from Haneda Airport, you don’t have to change trains (or if you do you’ll remain on board), also there’s a lift on the train station nearby so you don’t have to worry about your luggage. The area around the hotel is clean and peaceful. The staff is incredibly helpful. They help me in sending my luggage to my hotel in Kyoto - they fill up the forms for me too. Washing machine is great too! Space is quite small, but it works for me. I only have one medium size and a carry on luggage.
