I think Residencial João XXI deserves a better score than it has (that's why I rated 10). For the price and location, it's definitely great. I've been staying at this place since 2021, mostly because of the price. The place has changed quite a lot since I first stayed there, and everyone is very nice and available to help. The wifi is 100% great on all floors and rooms, which works great for a digital nomad as me.

The rooms could have more amenities, such as a kettle to warm up water and complementary water, cups, etc. and the rooms have very thin walls (it's not for people who are sleep-sensitive). It works perfectly for the price, but I hope it keeps improving.

The room size is okay, bed is good. We were assigned to wheelchair accessible room, so the bathroom is very spacious and clean. Airconditiong/heater works well. Warm water in the shower. Self check in went smoothly. Just be mindful of the things that they might be charging you if damaged.

The only thing that did not make it excellent was the noise. We stayed 2 nights, but it did not bother us that much. Bearing in mind the price, it was acceptable.

The hotel upgraded my room so I stayed in a bigger one than I'd booked. I'm very grateful for this. I got a double room instead of a single one which was very generous. The room was spacious and had big windows and even a little balcony. Everything was basic but quite clean, I cannot complain. The internet connection was strong and the shower was good.

The hotel needs an upgrade or at least something needs to be done about bed linen and towels, even with those replaced by new ones everything would look brighter.

Kind staff, reasonable price. I couldn't use stair to single room because of my heavy luggage, then the staff changed my room to which is located at 4th floor and luckily it was quintuple room.

Single room is located at the top, so you have to go uo till 4th floor by lift and use stair. The stair is so small and steep so it will be impossible to use it if you have heavy and big luggage. No lift to reception. Not many electrical outlets for charging. Late check-in time. (But you can deposit your luggages till check-in time for free!)

one of the staff she was leaving name as sofia was very very rude. rest of staff(bethiny and new starter girl) were very professional and amazing and happy to help, the only issue was hotel doesnt serve early check in request before 4:30pm at all and there is no place to leave your luggage nearby only if we can pay for locker somewhere nearby

The location is excellent. The bus stop is downstairs. It's so convenient to take the bus line 760 directly to the old city and the dock.

The lamp in the bathroom was broken, and there was no light in the bathroom. I stayed for two days and no one came to repair it. The front desk service staff said that their technicians could not be contacted.

Reception staff is very friendly. The room is very comfortable and warm! With the cold weather it was fantastic. Bed was very comfortable, closet was perfect to hang my clothes and the table was very handy to work on my laptop. The free wifi connection was excellent!

What I didn't like was to wake up everyday around 8:30/09:00AM everyday with the cleaning staff talking very loudly in a patio under my room window, my room was on the 2nd floor. I went to an event that ended everyday around 3AM so I only slept during my stay there around 4:30 per night. The room walls have no sound isolation as it's an old building.

The room was clean, the shower towels were included. The personal was kind. The Residence is in a good position, close to bus station and metro. For the price you pay it's more than worth to spend your stay here.

The room was not very spacious and need some minor renovation , but it had everything you could need.

The bathroom has a lot of space and the beds are really comfy. It is near the metro station, so it doesn't take a long walk to there. From there you can go really quick to the centre(Rossio).

They charged me 12€ more than it was the first reservation, that's not a big deal but I wanted an explanation which I didn't get. But like I said, that's a small fee, so that doesn't make our stay less enjoyable.

The room was excellent and well-maintained, matching the description in the picture. Sofia Roque was very helpful in addressing all my questions.

The check-in time of 16:30 was inconvenient, requiring me to wait outside in a cafe until it was allowed. A more standard check-in time, such as 14:00 offered by other OTAs, would have been preferable.
