The room is clean with sufficient facilities. The staffs are friendly and very accomodating. I checked out in the morning and they provided facility for guests to store the luggage after check out. I came in the evening to take my luggage and asked if there is private room or corner I can use for prayer. They arranged a closed corner in the lobby area for me to perform prayer. I am so grateful that they are willing to accomodate my request when I am practically no longer their guest (as I have checked out in the morning). Good location, too!

Excellent location with extremely clean rooms! I appreciated that the staff accommodated my request to have my room close to my group's. The cleaning staff is incredible!

The coin laundry was always full of other guests' clothes so my group skipped laundry for the entire duration of our 3-day stay.

Location was very convenient and a short walk to nearby station as well restaurants, shopping, and entertainment. The room (except for the bathroom) was clean and comfortable and the staff were very pleasant.

The bathroom, while not overtly unclean, was somewhat smelly and unpleasant to be in for extended periods of time. There were also signs of mould on the bathtub edge, which made us very uncomfortable.

Fantastic location, plenty of kombini around to supply you with food, drinks and entertainment, short walk to major tourist attractions and historical locations. The hotel is very clean and amenities are good, they have all that is needed at the reception. We were very lucky and got a great view from our hotel window.

It seemed like one of the days our room got made really quickly even though we didn’t request cleaning. Some stuff such as towels were left on the desk too, so it looked like the staff realised we didn’t request the cleaning and hurried out of the room. It was a little funny once we thought of that, but at first we worried someone broke into the room 😅

The facilities and rooms are very clean and stylized and there is a daily cleaning service. The rooms are of a good size and are almost comparable to European Ibis Hotel counterparts in terms of size. Amenities are provided. The location is pretty good as it is in between 2 stations which we alternated between. From Kyoto station you can take the Karasuma subway line to Shijō. I chose to go with the breakfast option which is realized in the form of coupons for Tully's Coffee where you can trade in coupons for either a hotdog or pancakes breakfast option with salad, yogurt and coffee.

The coin laundry machines seemed to be all broken and there was a note attached to visit a nearby coin laundry instead.

Location is a bit of a walk to the centre of downtown The staff kept calculating the wrong charges (Yamato and city fee) and therefore I had to keep coming down to pay the extra difference

This is a great budget hotel - good value, very easy to get to from Kyoto station (Karasuma Line to Shijō Station), all the room features I needed, and a comfortable bed. There's no meal service, but there are supermarkets nearby (7-11 just across the road, and "Life - Shijo Karasuma" just down the road is very good), and Everest Café close by served vegetarian (Indian) food. It's a short walk to a huge covered market, and not far from temples.

I couldn't find a way to stop the toilet seat from heating up. There are no meal options (hint to the owners: the reception area would make a great breakfast/cafe area...!). Check-in time is very strict at 2pm, but you can leave your luggage with them earlier, and Tully's Coffee outside isn't too bad.

Room was smallish but nice and clean. No under bed storage l.

Breakfast was not worth the money. Selection was very limited and no on the spot cook. The timings states on the breakfast 1000. However when you are having breakfast the staff at 0915 state the breakfast will be packed up by 0930.. Again. Breakfast is till 1000am. On the card it also states 0930 is cut off. ??? Not good enough. 0700-1000 is breakfast not 0700 -0930.

The room was all that I needed. It wasn’t large, but the bed and the bathroom were nice. It was easy to get to the Gion neighborhood on one bus and easy to walk to the subway. There were a couple of coffee shops on the block that were great for breakfast. They also did a good job handling my luggage.

The front desk staff were really slow to check people in. The first time I tried to check in, they told me the room wasn’t ready because the cleaning staff was behind. The second time I wanted in line for 45 minutes for them to tell me the room still wasn’t ready. Also, they have a washer/drier for clothes, but I checked it 3 times and it was always in use. I ended up using a laundromat around the corner.

Staff was great and helpful. The room was confortable for two people. Location was spot on, lots of restaurants and markets near by. Very easy to navigate the area, walkable to major attractions and the bus stops is with in 2 minutes walk.

Bathrooms needs to be clean more specially the toilet. The beds were not too comfy for my back. The windows are blurred and you can open them just a bit. So, it feels very claustrophobic some times. If you want to use the laundry machine it is a race and your clothes does not come out dry after 2 hours.
