Decent hotel close to an event we were going to. Staff seemed ok and it was fine for what was needed for one night. Not too far for a nice walk down the promenade. Big room. Shower was good.
The rooms are dated looking. Our room was too hot too. Parking is £8 per night. Netflix & Youtube didn’t work on the TV. Didn’t find the bed pillows particularly comfy. Bath tub marked.

It was clean, well equipped and provided everything we needed. The spa was a bonus!
The jacuzzi in the spa - having to get out every 5 minutes for cleaning was a little excessive. You would just get in then have to get out again. The food at the restaurant, we had a pizza and it was a frozen pizza you could have bought from Tesco. This was disappointing

Staff were very friendly and helpful, offering to secure my baggage for me ahead of my check-in time. The hotel pool was nice and the breakfast had a wide variety of options. My room and bathroom were clean and fairly comfortable, though quite small. The hotel is situated a short walk from the closest bus stop into the city centre, as well as being walkable to the beach.
The walls must be thin as it was easy to hear other guests and a variety of noises, even in the middle of the night. The room had a noticeable odour of mothballs and the hotel itself seemed a bit musty, perhaps because of the age or all the carpet.

Biggest advantage is spacey room with big and comfortable bed. Bathroom is also very comfortable. We found room very clean. It's located in nice and quiet neighborhood. Our room was opposite to street, so it was peaceful and we slept with open window(room was warm during these sunny august days). Bus station in front of hotel, all 3 lines leads to city center(25-30min drive). Train station 7-8 mins walk +9mins ride to central station(but is not going often) . Staff kind and helpful.
A bit far from center and no markets and pubs in around. Furniture, doors, carpets are little bit outdated but it is not dirty and terrible. No fridge in the room. Breakfast too expensive. Accommodation prices is also high(like Everywhere in Edinburgh) so value for money cant be high rated.

Stayed in a small double room. No view but quiet and enough space for me and my medium sized well behaved dog. Bed comfortable, staff helpful and kind. Able to take dog into bar area for restaurant menu and dogs allowed in segregated area at breakfast. Bar food excellent. Best to book a table if hotel busy as they stagger the orders but means that once order been placed, food arrives quickly. Family friendly as well as dog friendly. Stayed in the hotel several years ago and just as good now. Already booked again for another family reunion in a few weeks time. Compared to more central hotels feels like excellent value for money.
Forgot to put out sign on door asking for room to be made up so missed out on that day. Tea and coffee supply in bedroom not topped up during stay but minor issue and not one I mentioned at the time.

The hotel met my expectations 100%. We were a group of three friends and managed to book a room with three separate beds. The room was quite small, but the beds were very comfortable and the bathroom was clean. It had a bathtub, a sink, and a sufficient number of towels. There was also a hairdryer in the room. Since we spent the whole days exploring Edinburgh and only returned to the hotel to sleep, it was perfectly sufficient for our needs. The hotel has a swimming pool and a very well-equipped gym. Breakfasts were available for purchase — tasty and offering a wide variety of food. The reception staff was helpful. The hotel is within walking distance of Portobello Beach — about a 10–15-minute walk at a leisurely pace. Given its distance from the city centre, the price was absolutely reasonable. There’s a bus stop right by the hotel, with buses to the city centre running every 15 minutes and the ride taking around 20 minutes. If we come back, I would definitely stay here again and I recommend it to everyone.

The location for Edinburgh is perfect. 20mins in bus from door to city centre. Its quiet, leafy and suburban. The native population are friendly and say hello. The room was spacious and had the all important bath. The bed was huge and restful. You didn't have to have cleaners in every day. It was light and airy, overlooked a garden. There was a table and chairs. Lots of wardrobe room. Long surface area for bits and pieces. Price compared to city very reasonable we couldn't afford this in city centre.
A mini fridge would have been great as we like to keep a small fresh milk and some fruit.

The staff were very accommodating & friendly They even put a little fridge in the room that I requested The free pass to use the pool & spa facilities The bus stop right outside taking you in to Edinburgh, which run frequently The spacious room Having a restaurant & bar on site and the friendly & quirky waiter ( I regret not getting his name!) The building itself has character, lots of little nooks & corridors. If pre-booked the evening before then you can get breakfast for £10 per person I would visit again in a heartbeat
If I'm being super picky, a higher quality selection of pillow ie memory foam would be good The bathroom fan in the room adjacent to us was extremely noisy ( we stayed in the Glen shield room )

The room was comfortable, if basic. The staff were friendly and quite helpful. The breakfast is an additional fee, but it's a buffet style full English breakfast that is constantly being replenished.
The rooms are fairly basic -- no air conditioning, for example, but that's unlikely to be necessary in Scotland often. The biggest drawback is the location. While there is a bus stop right at the hotel, it is about 30 minutes away from the city center. What's more, it's in a quite residential area, so the options are dining or shopping within a short walk are essentially non-existent.

The staff, room, mattress, plenty of extras. Breakfast outstanding for a 3 star hotel. Swimming pool, steam, and sauna added bonus! The manager is lovely. Shop on corner. Train turn left after college, straight through to city. Bus stop outside. Food in zest bar good. Also a bistro and separate breakfast room. Dogs get breakfast. Does not smell of dogs anywhere. Super clean. St Andrews award winning fish n chips in town. Lovely beachfront. Very diverse, international visitors, great!
Spa wasn't open, but they are in the process of refurbishment. However, gym classes, gym, pool, sauna steam, all available, and great for a 3 star hotel. Changing rooms super, hairdryers, lovely shower cubicles. Staff helpful. Towels provided. Would prefer parking included however understandable as public can book restaurant and pool. Quiet peaceful rooms.
