Me friends and I received a warm welcome to Ashleigh House. Information regarding the facilities, breakfast and how to get in to town was provided and clear. I had a single room but had space to hang clothes and set items out, there was also plenty of plug sockets. The private bathroom was set out nicely. Bed was very comfy and warm bedding was provided and I even had a little mini kettle with a variety of teas and coffees to hand. All areas of the b&b were exceptionally clean. There were lots of options provided for breakfast including a variety of cereals, yogurts, pastries, fruit and hot breakfast options…which was really tasty. I would recommended a stay in Ashleigh House and would definitely book to stay again in the future.

A lovely property that is run by a very accommodating host. The breakfast was among the best I've ever experienced, the room nice and clean and very close to the town center. Had to do some work and the WiFi worked great.

The only thing I could complain about is something they can't really fix. To walk into town you have to either go quite a bit out of your way or hop across a quite unfriendly intersection. Not a big deal but the only negative I could think of.

A beautiful, traditional B&B - a lovely old corner house with wood that wears many years of paint, beautiful coving that's been patched in and just a lovely visible history. And as a B&B it's so clean and homely because of that - immaculate and the breakfast room is gorgeous. I hope places like this outlast purpose-built hotels for years to come. It was a warm evening and the tower fan was a really nice quality job that was quiet and kept us cool. Breakfast was top notch quality - sausages were particularly delicious. Only mild criticism was Nescafe coffee sachets in the room - Clipper/Kenco or anything else please! Wonderful stay, thank you.

A lovely warm welcome on arrival and the host was very personable and made sure I had everything I needed for a comfortable stay. Room was really well equipped with all amenities including a lovely ensuite with nice shower. Fantastic and delicisou breakfast with lots of different options including freshly made coffee, excellent selection of granola, fruits, yoghurts and eggs. The scrambled eggs were delicious. The breakfast was just what I needed after a lng few days hiking in the Lakes.

Room was a bit on the small side, but I did book a single room so that is to be expected. Nothing else, everything was fantastic!

Leanne is an excellent hostess. She is so friendly and is so obliging. The rooms are very clean with en suite facilities and have tea/coffee in the room. The single room I was in was big for a single with a big bathroom .The breakfast was superb with cereal, fruit, juice yoghurt, pastries and a variety of cheeses and then a full english breakfast which was huge. My sister left her house keys in the property after leaving. We only discovered this when we arrived home. We phoned Leanne about this and she offered to post them back to her free of charge. What a service. The property is only a short walk to the city centre. Parking is just around the corner of the accommodation. After check in Leanne will give you a parking permit. If i was in Carlisle again, i would have no hesitation in staying here again. Thank you Leanne for a lovely stay and a hearty perfectly cooked breakfast. The price we paid was excellent for the facilities.

A lovely property: very clean and comfortable - and close to the Theatre of Dreams that is Brunton Park, home of Carlisle United! It would be easy to give a maximum rating even without taking into account the kindness of proprietor Leanne. I asked if I could drop my bag off early on Saturday and she not only said yes, but had my room ready for me when I did. Also, I was doing the Carlisle 10k and I didn’t get back on the Sunday until after the 10 o’clock checkout time, but Leanne made me a pot of tea and provided me with fruit juice, cereal, yoghurt and pastries. It was really appreciated and made me feel welcome and valued as a guest. Thank you!

Excellent little hotel right in the centre of Carlisle. Friendly greeting on arrival, all important information provided, including recommendation on where to eat and drink, everything is 5 to 10 mins walk away. Parking available right outside the hotel, they will provide you with a permit. The room and bathroom were exceptionally clean, tea and coffee making in the room, shower was excellent, good water temperature and pressure, and kept spotlessly clean. We had a long drive back down south in the morning, so skipped the breakfast, but the breakfast room looked very nice. I would gladly stay here again, and certainly will next time I am in the area, or could use it as a stopover if driving further north. Highly recommended.

I'm being very picky here, but the mattress was quite soft, although I appreciate everyone will have different preferences. Having said that, I did sleep very well. Also found the lock to get back into the room quite fiddly.

It was great. The host was so pleasant and kind. She gave us a GREAT restaurant recommendation that was just a short walk from the accommodations. The room was comfy and nice and clean. Breakfast was quite good as well. The street parking was facilitated by the fact that the host gave us a parking pass to put on the dashboard. We were able to find a parking spot just around the corner from the accommodations.

I'm simply not a fan of street parking, but again, she provided us with a parking pass so it wasn't really a problem.

Ashleigh House is super charming. I had a small attic room and it was very comfy - loved the bed! So many extra touches throughout, from the tea and cookies in the room to the fresh fruit at breakfast. Leanne was super accommodating with me as well - she let me in early as I was under the weather. She even ran a load of laundry for me - I must have looked extra pathetic to get such care :). Breakfast was lovely as well. I’d stay here again in a heartbeat, and would have stayed longer but it was booked solid with walkers.

Ashliegh house is excellent. Leanne is really friendly, and the house is tastefully furnished and exceptionally clean.. Good choice of breakfast items and very well cooked. We would definitely stay here again and would recommend it to friends and family.

We would have given Ashleigh house 10 out of 10 but in the end gave 9 because of one small thing, the sink in our ensuite was too small with a large tap which got in the way when I tried to rince my face after shaving.
