I loved almost everything about this hotel. It’s a small, older b it upgraded in the right places (the room) boutique hotel , beautiful inside, great location for me (a bit further from the masses but still close enough), a great bar and restaurant which opens out to the boardwalk along the sea. The room I had was an interior single and tiny (I referred to it as “mi caja” (my box) but very well laid out and had everything I needed. Super clean. Great staff.

I feel so bad even complaining about this property because I loved it so much but one of its innate charms is also one of its drawbacks. It’s an older building, thin walls, and an old elevator that is so loud (the doors mainly) that I lost a lot of sleep the first night and it basically ruined my whole next day. (I don’t function well on 4 hours of sleep) I tried earplugs. They don’t work. You can hear people showering and talking in the room next door and people walking above, too, but that was tolerable. I just had to make sure I was in bed somewhat earlier than I would have normally preferred. This is a more sophisticated property so most people are going to bed at a reasonable hour as well. I definitely caught a morning with a lot of early checkouts on my floor!

The hotel location is amazing, right next to the beach! The staff was very friendly and helpful and I was happy I got to check in 20 min earlier then when I was supposed to. My room was quite small, as it was a single, but I knew what to expect when I booked the room. It was very cute, comfortable and clean, which is the most important. The hotel offers 3 bikes that you can use - a great added touch as San Sebastián is very bike-friendly. Overall my stay was great. The bed was especially very comfy.

When I entered the room there was a pretty bad smell, probably a cleaning substance used. Hopefully that could be changed. The smell slowly disappeared over time. Another thing that was not so great was the fact that my room didn’t get any natural light. I understand that this is the way the building is designed and overall it didn’t bother me that much, as I was out most of the time. Still, some natural light would have helped. A small fridge would also have been appreciated.

Reception staff very helpful. Central location. Great views

My rate didn't include breakfast so I went to restaurant the following morning and just requested a pot of boiling water and a small bread roll for which I was charged €16!!! Complete rip off in my opinion

get the room with the view of the sea, it is infinitely better than the room that faces the other side. This is probably one of the best views I've ever had, and it is so nice to fall asleep to the ocean waves. They recently renovated the rooms and bathrooms so it looks much nicer than the photos online. The restaurant downstairs was pretty good too! They also had two bikes we were able to take around town. The beach being right in front of the hotel is a great bonus. Overall, this was the perfect place for our first stay in San Sebastian.

if I had to be picky, I would say it is a little far from Old Town, a 15 minute walk. But after a night out eating pintxos, the walk might be a good thing

My single room at Hotel Niza was pretty inexpensive compared to the other rooms. It had a window with no actual view as it opened to a dark backyard. So I kept it closed most of the time. The aircon and the fan worked very well. Anyway, I spent most of the time outside and enjoyed the perfect location of Hotel Niza, so close to the wonderful beach and within walking distance to San Sebastián's bustling centre. The staff were very nice, the lobby and the lift splendid, my tiny room was gorgeous, cosy and immaculately clean. I didn't have breakfast. With the nice bed linen, the traditional furniture and the beautiful decoration my room was more than ok. The location of the Niza is unbeatable!

The view.

This is an excellent small hotel right on the beach! I received a very warm welcome from the women at the front desk, and they continued to be very helpful during my stay. The property has an overall comfortable, "family" feel. Everyone on staff speaks excellent English, which is also very helpful, as this was my first visit to San Sebastian and I asked a number of questions during my stay -- and the front desk staff were truly lovely (especially Erika and Itzi). My room was small but well-appointed. It had great air conditioning, big windows that opened, a renovated bathroom, and wonderful "city" view, overlooking the neighborhood. The hotel's elevator is historic (from 1911) and adds to the overall charm. The hotel offers guests free beach towels (really more like a pareo), but it was fine to use it to sit on the sand. Also -- There's an expansive spa with large pools just across the street with beach access, and the hotel offers a discount to guests. The hotel's adjacent restaurant was great. I only had breakfast there, but the staff were very friendly and accommodating and there's a view of the beach! I would definitely stay here again!

IF I stay here again, I would book a larger room, but I was traveling alone, so my room size was fine.

Nice and roomy room and bathroom. Great location by the beach. Breakfast of coffee and croissant we bought for $6/person, (not the buffet). But glad to sit by the window reserved for hotel guests, the same for dinner; they sat us by the window overlooking the beach :) The elevator was interesting and antique!!! I like the fact we had a balcony we could sit and watch the view overlooking onto the street below.

Mattress very uncomfortable...old and hard. I woke up everyday with body ache. We were there in off season and the room price was OK. But can be very expensive for high season. Parking was too expensive, E24/night The elevator was antique but cumbersome to open and close its double doors.

Location. Especially staff. Bar, restaurant and reception were so nice. Especially the night guy. He was so pleasant.

As we were staying for 8 nights we needed lots of quiet and rest. Not on the fifth floor. The noise from movement on the floor in the room above us was really bad. So into our third day I asked to be moved. I know it’s not easy for a change like that. But with a little gentle persuasion we’re moved to the 6 th floor. Room was so small. It was so comfortable and with a balcony. We really enjoyed the rest of our holiday. Would definitely go back to Niza

loved the location, the room on the water, the cleaning service, the buffet, and the quaint elevator and the fact they have parking if you bring a car. GLad I got lucky and called ahead, because parking would be impossible without it!

I really should learn more spanish, but most of the staff with the exception of one woman at the front desk were just a little bit cold. Maybe it's because of some of the political landscape but not all of us reflect the politics of the US.

I want to write a lot and positively about this hotel. I think that the first impression of San Sebastian very much depends on the place where you stay in this magical city. The hotel is ideal for the best experience. An ancient building with high ceilings, an authentic elevator and crazy parking below sea level (don’t repeat our mistake - parking needs to be booked in advance) Only thanks to the nicest staff at the reception we were lucky to get the last place in the hotel parking. Comfortable beds, small balconies, nice modern bathroom. Before the trip, I read a lot of negative reviews about the hotel restaurant. Lies! Yes, it’s true that the restaurant is tiny, and yes, it’s true that there may not be any free tables. But all this can happen if all the guests come for breakfast at the same time. You can enjoy the morning breeze for 5-10 minutes on the promenade, taking just 10 steps from the restaurant. And tables will appear. The staff constantly replenishes food in the buffet. The croissants at this hotel are divine. The dinner is delicious, there is not a lot of choice, but everything is very high quality. I recommend, as with parking, to book a table for dinner in advance.

Everything was excellent
