I found the home to be quiet and clean. The air-conditioning was on in my room when I arrived - bonus! In a great location for my travels.

When searching for a booking, I ticked "pool" in the filters on booking.com. This place came up and I was like, perfect! When I arrived, there is a swimming pool although it is unavailable for use by guests. The host did say to me when I asked about it - if you read the "facilities available" for the property, the pool is not listed. Maybe I should have read the facilities more closely. I just saw a pool and went I'll go with that - it was in the location I wanted.

Epsom on Swan is an exceptional place. It is a masterpiece of architectural design, the splashback in the kitchen consist of 2 large windows overlooking the garden. The house and garden are beautifully design with an amazing green fence wall full of plants. To fulfil your tropical dreams there is a swimming pool and a Bali Hut. We had the room that has a separate bathroom and toilet, and it was not a problem at all, as it is not shared and it is next to the room. Breakfast was great, all kind of cereals, yoghurt, fruit. On top of that, bread and peanut butter, vegemite, marmalade, honey. Anne, the host is very attentive and helpful, and her and her husband Jordan are doing a great job to maintain the premises. We also like the fact that the hosts are environmentally friendly and there are not unnecessary small packages for cereals or toiletries.

Blue sensor light for the alarm in the bedroom. Problem easy to fix, if Anne covers them up when guests are using the rooms.

Anne was a great host and went out of her way to ensure a comfortable stay and easy access to breakfast supplies and comfort. The location near the airport was perfect for us. Extremely clean and well kept but plain bedroom with smallish window. There was however another area that could be used for relaxation. Laundry facilities available, and microwave.

Bathroom and toilet were across a corridor but for our use only and extremely well kept (not really a criticism as this was not a problem for us)

Anne was an excellent hostess. The location is very close to the airport and the property was very clean. Breakfast was a pleasant interlude between other guests and the Hostess, The property was spotless, and facilities were excellent. She was a most helpful hostess, and our stay here was very pleasant, For us, the location was very central for our purpose. We will definitely stay there on our next visit to Perth. Thank you for making our stay and enjoyable experience.

The location was perfect, it is very close to the Great Eastern Highway, including food outlets within easy walking distance. A lovely continental breakfast in the hosts beautiful dining room.

We were disappointed that the ensuit facilities were not in the actual unit. Although the bathroom and toilet was for our use only, we did have to cross the public hallway to reach them.

The presentation & cleanliness was absolutely perfect. Our room was very comfortable for our one night stay. When we came out for breakfast we were made very welcome again & the breakfast was simple but satisfactory. The B&B was within 7 minutes from Perth airport. All in all Epson on Swan was a great location with very lovely welcoming owners.

Room was quiet and spotlessly clean. Our bathroom was across the hallway but that wasn't a problem; was equally clean and plenty of towels offered. Hosts friendly and helpful.

Bedside tables rather small with a fairly large lamp - not much space for book, phone etc. Wastepaper basket/bin in the bathroom would have been useful.

The property was immaculately clean, the breakfast was simple, but plenty of choice and the owners welcoming and accommodating

More storage in the bathroom and somewhere to sit in the room other than the bed would have been great, but we were welcome to use the tables in the living/dining area.

This was the 1st time I have stayed in a B&B, the photos don't do this property any justice, this is a very large property with every inch with guests in mind, spotless, very functional, very comfy bed, and lovely hosts. Close to the airport and shopping centre Would highly recommend property to anyone wishing to stay in a friendly home 🏡

Good Location close to the airport and near the river. Beautiful and very clean house. Comfortable beds and very modern facilities.

Breakfast should have been richer for the price we paid. Checkout time (9:00am) is earlier than in all other places we stayed in Australia and the world at large.a
