The hotel was in a great location, close to the Royal Mile. It was a short distance to Edinburgh Waverley train station which made our journey so much easier. Plenty of Shops, pubs, bars and restaraunts within walking distance. The hotel was modern, clean and the hotel staff were very friendly and helpful especially the reception, cleaning staff and a lovely woman who served us drinks and snacks at the bar when we came in late. There was a nice buffet breakfast that had plenty of choice. Room was nice and spacious with a comfortable matress. Overall I was more than happy with our stay and will hopefully be coming back some time soon.

The breakfast was terrific and really gave us a good start to our day. The hotel staff were wonderful and welcoming. They immediately sent someone up to square away the room air conditioner, which did not seem to switch on for me. It was no problem to store our bags on the final day after we had already checked out, so that we could pick them up later, before getting a train. This location is terrific - in the heart of everything, but still quiet at night. It was an easy walk to the train or bus station, and to most historic sights in the old town section. There were stores and restaurants nearby, too.

Honestly, the only thing I would improve would be the lighting in the room. Even with the curtains open, it wasn't very bright inside. At night, the tiny LED spotlights by the bed and on the desk just didn't do the job. During this trip, I stayed in budget hotels, nice hotels, historic hotels and cottages. Every single one of them had better lighting than this room. (The bathroom was bright and well lit, though, which was helpful.)

Comfortable hotel, not too far from the Royal mile, just a 3 to 5 minute walk but there are hills or steps on the way. Breakfast was lovely every morning, served from 7am til 10am. You need a key card to operate the lift so people can't walk in off the street and use it. 24hr reception is great. The lady doing housekeeping was extremely nice, we left her a tip and we got a lovely thank you note left from her.

I found the shower tray extremely slippy, I fell in there the first morning and hurt myself in 4 places, nothing serious but made it hard doing all the walking needed in Edinburgh as I hurt my leg the most. I did tell the lady at reception and asked for a shower mat but she said they weren't allowed them which is fair enough. I did feel like she could have made more of an effort to try help though especially after I told her I slipped but she just said sorry about that. I did tell her I was going to use a towel each day under my feet in the shower as I was nervous I would fall again.

We were very satisfied with our overall stay at the hotel. First of all, all the staff were helpful and friendly. In particular, Ms. Birsen and the reception team went above and beyond to assist us with all our questions, finding solutions with great dedication. During our stay in Edinburgh, we spent three days in the Highlands, and they kindly allowed us to leave our luggage at the hotel. Upon our return, everything was smooth and easy. We can honestly say this place felt like our home in Edinburgh.

The rooms might be larger than they are now.

All the staff were very attentive and supportive. Especially Ms. Birsen, who throughout our stay showed a quick and solution-oriented approach to all the extra needs we had in the room such as extra heater, extra sofa bed, etc. In addition, she provided long and detailed information about the city and its dynamics without getting bored. We had a comfortable and well-informed holiday for two days in a city we visited for the first time with our family. The breakfast was quite good. The location is very good as well. You can easily reach important places to visit and see. The train and rail system are very close by." The rooms and bathrooms were very clean.

The rooms are quite small. When staying with the family, if you are three or more people, you have to sleep on the sofas. Unfortunately, these sofas are very uncomfortable. Once the sofas are opened, it becomes nearly impossible and challenging to reach the table and bed. The heating is provided by air conditioners, and we felt a bit uncomfortable. They seem to need maintenance as we felt like we were breathing in dust. However, they quickly resolved the issue by providing a panel heater."

Room was nice. Bed was comfortable and room was equiped with all accessories needed. During night, since theres no ceiling light, only wall ones that could be more, room wasnt lighted perfectly but I could still manage my baggage. After checking out, I left my baggage at the hotel free of charge and picked it up later. Big thanks to staff that were so welcoming and helpful ( I think Martin was the person who assisted me). Breakfast was great and had everything I wanted.

Room doors were locked but there was supposed to be some extra lock which was missing(or maybe I didnt know how to lock it properly).

Cheese must be in the breakfast.

- Shower temperature was rarely warm in the morning. Ok in afternoon. - Shower water pressure was bad. - Dog barking in the morning. It is a dog friendly hotel but the dog was staying in a standard room beside us. Barked all morning. - Got checked in to a room where a person was already staying. Got a new room straight away but was awkward walking in on someone. - Breakfast staff coughing & not wearing mask.

Ideal location just off the royal mile. Very quiet hotel no noise while you got a good night's sleep. Staff friendly and helpful, the staff in the dining area for breakfast were very pleasant and did a great job clearing tables etc. Our bedroom was standard but comfortable and the bathroom was small but adequate with walk in shower which we had requested. A small lounge area as you go into hotel was well served with snack bar and drinks if required. Overall our 3 night stay was excellent and good value . I would highly recommend.

Helpful staff; found a room on floor one - as requested when I checked in. Breakfast was standord Holiday Inn Express fare; good but not exceptional. Hotel situated near to major tourist attractions; e g the Royal Mile, Many restaurants and pubs/bars close by. Hotel was quiet and despite being full there was no noise from other guests or from outside the building

The breakfast room was located in the cellar; quite sizeable but lacked the important feature (for a guest) of seeing the weather!
