The room is quite small (would be perfect for a single person, a little tight for a couple), but everything else about this hotel is perfect. The hotel is situated next to the University of Edinburgh, and the feeling I got from it is it is a training hotel for their students studying hospitality. All of the staff were extremely friendly, cheerful, and helpful. The room was clean, modern, and the bed was among the best hotel beds I have experienced. The room is designed very efficiently - fitting as much functionality as possible into the space, I was impressed with the design. The room does not have air conditioning, but it was not necessary based on the outdoor temperatures during our stay (in late June). The hotel is located a few blocks from the Royal Mile and it was very easy to get to both the Royal Mile and across to Prince Street. It is also located a bit off the main road, allowing it to be very quiet. The full Scottish breakfast that accompanied the room was AWESOME - I have never seen such a great breakfast available from a hotel without a substantial upcharge - there was quite a variety of bread items, eggs, bacon and sausage, blood pudding and haggis, and a specialty coffee machine. Zero complaints, but my only constructive comment on the breakfast is that it would have been nice if some items (perhaps the cold items - bread/croissants/bananas and coffee) were available prior to the 7am opening time, incase travelers have early tours scheduled. The other thing I appreciated - unlike some of the other places on Booking.com, this is an actual hotel, with 24/7 staff in the lobby - so if you are arriving at odd times, or have any issues, there is someone available to help. This has not been the case for multiple other places I have used from Booking.com and it can make for some stressful conditions if they don't send login info, etc. Not a problem here. Loved this place and will book again if we return to Edinburgh.

Fantastic location and staff. They went above and beyond to help us out upon arrival. Perfectly located and close to everything!! Bed was comfortable and room was a good size for two people.

We were located on the fourth floor and no elevator. The fourth floor was also very warm and we only had a skylight for a window. I would have liked a proper window that we could fully open for some air. Not a huge deal but would have been nice. Luckily there was a small fan available. Only a partial door in the shower so we found that despite us trying to angle the shower head away, water ended up all over the floor.

The breakfast was great. Fresh and filling. What I liked in particular were the staff who served it. Warm and welcoming.

Perhaps the sound of the doors closing rather loudly, (quite loud in the hallway when someone entered and exited their room), but really it was no biggie.

breakfasts were very monotonous, often lacking basic components (e.g., no bread or juice, and you had to wait a longer moment for them to be brought) - You had to leave the hotel and go to the building next door to eat (a bit tiring, especially during uncertain Scottish weather). - nicroscopic room - when we placed suitcases on the floor, there was no room to move. - doors let noise from the corridor

The room was great - the bed was very comfortable, the bathroom was modern, hot water arrived within seconds of opening the tap, we had a shower booth with both traditional and rain shower heads, and everything was sparkling clean. We also had an individually controlled heater for the room (no central heating) which was great because it was definitely on the colder side during the night. We stayed on the attic floor and the window had great isolation and a very effective shade on it. We also loved the 24-hour reception, it always gives me a sense of security.

No elevator. For us it was not a problem, but it's important information in case you have accessibility requirements. Also the location is indeed very good, but just for awareness it's about 10-15 minutes walk to castle and the train station.

The room was spotless when we arrived. We were a bit surprised of lack of lift in the hotel but that actually proved to be beneficial for my mum, who counts her steps daily. The room has no AC but the cool Scottish weather during the night plus the fan available in the room were all enough for us to have good night’s sleep. Just be mindful that the the extractor fan in the bathroom will take some time to turn itself off after you’ve turned the lights off. It will stay on for approx 5-8 mins. The reception staff on 7-9 April were all lovely and very pleasant, easy to deal with. Bed mattress is firm enough, and pillows are fantastic. There are enough power sockets in the room. But you may have to put the kettle on the table if you want to make some tea or coffee. Biscuits, tea, coffee with milk and are available in the room. I’m not sure if the water from the tap is drinkable. You may want to request from the reception or just bring your own. No need to bring toiletries, except your tooth brush, toothpaste and other personal items. There are hansoap, shower gel, conditioner and shampoo available in the bathroom. Water pressure is also good considering we stayed at the 4th floor. Buffet breakfast is quite limited to what I can call as English breakfast. There are a selection of cold cuts, cheddar, some pastries and bread. They have a coffee machine in the middle of the restaurant where you can make your own. KM Hotel is close enough to the high street but far enough so you can have some privacy, away from the noise of the streets.

Excellent staff at reception. Checking in was very smooth. Going up to the room was OK as I did not have much luggage. However, would have struggled with heavy suitcases as there was no lift. The room was very well presented in a small area but well proportioned. The wall mural was fantastic depicting the grandeur of Edinburgh. I was there for an examination and had a little difficulty in spreading out with my material, but it was manageable. Even though I had to go next door for my breakfast, the room was fantastic. A small issue when I went in towards closing time and I had to order my breakfast rather than using the buffet. However, the staff were brilliant and delivered the breakfast requested. Check out was very smooth and would like to commend the reception staff.

My window was facing the street and had noise from early morning deliveries. There was a draft from the window even though I had ensured that the windows were closed. No specific area for smokers outside - by this I mean that there were no wall receptacles for disposing the smoked butts.

Very clean room and bathroom. The room was very practical for its size (the bedside setting with the plugs and everything) and the bed was really comfortable. The shower was excellent! Location is perfect too, quiet area but close to everything. Breakfast offer was great, varied choice. The staff were very helpful when I contacted them about lost property.

The only thing I would say is that the blind lets light through on the sides so there was no complete darkness. Could have used an extra blanket too but I'm sure reception would have sorted this had I asked.

The hotel was in a great location in central Edinburgh, but on a quiet street. The room was fairly small but perfect for just one my night stay, perhaps not for an extended stay. It was spotlessly clean and the shower was excellent. I didn’t like the location of the coffee making facilities right next to the bed and pillow. It was a bit awkward making coffee in the morning. The staff were very friendly and attentive. I would absolutely stay here again. Only negative was the price. I stayed during the festival, so it was very expensive.

Really good place to stay in Edinburgh at a reasonable price - especially if you are slightly younger. The room was clean and comfortable, and staff friendly.

Unfortunately I had a room up three or four flights of stairs (and there's no elevator!) I found it a little hard as I'm not super-fit and have a dodgy ankle! If you have health/mobility issues it would be worth checking to see if you can reserve a room nearer ground level - the staff are very nice and I'm sure will help if they can. Breakfast was nice but you need to go outside to reach the breakfast area in the next building. Luckily the rain which had been full-on the day before had gone by breakfast-time! Not complaining - just pointing out these things for people to be aware of in advance- and these things no doubt contribute to the very reasonable price. It's definitely worth the stay.
