The rooms are spacious for a Japanese hotel. We had twin rooms with two beds and there is still ample space for another bed and a couch. The hotel has a public bath and you can borrow a bike which you can use to go around the area with no additional charge. There is a laundry facility and a vending machine on the same floor as the public bath so you can take a bath while doing the laundry. There is also extra security to access the female bath and this is a plus, as our group is mostly composed of females. They have free amenities at the lobby aside from the ones provided in the room. Daily cleaning is available and they also provide sleepwear as well as a basket which you can use to put the towels and stuff you can bring at the public bath. The room has a view of the Kyoto Tower and the hotel is beside Lawson.

It is far from Kyoto Station and Kujo Station, around 10 mins walk and not ideal if you have luggage and you have to walk in 2-degree celsius weather. Taking a taxi is more economical if you are a group of 4 or more people. Also, breakfast is a bit expensive. We also had to pay extra for city tax, although on booking.com, the total price posted is supposed to include all taxes and fees. I think this should be updated by the booking site in coordination with the hotel.

Much bigger room then we expected, no draws to put clothes away however could hand a few & left the rest beside beds in packing cubes. Great we could open a window & let some air in. The bathroom was bigger than expected. Front entrance can get very busy & crowded especially when tour buses come in full of people who just block the walkways, hotel staff did their best to move them however people just stood in the way & wouldn't move when people were trying to exit the hotel. We were able to leave bags at reception & explore until checkin. Handy to supermarket & local buses which we found easier than the subway.

It was so clean! The room was a good size for the 3 of us. The location was perfect, super close to the train station, and you can even walk it with suitcases. There are many supermarkets and convenience stores nearby, and the Family Mart is right next to it. The street is quiet and really feels like the best area to stay, while being close to transport and attractions, still very quiet and peaceful! You can also get free toiletries, umbrellas and bikes.

On the photographs for the room we booked, there was a kitchenette, but in reality, there wasn't one, which was very disappointing and misleading. Also, there is no wardrobe or any other piece of furniture where you can put your things. It was very annoying to look for everything in the suitcases, and having in mind the room is not huge, when you have open suitcases on the little remaining floor space, makes the experience negative. I am writing this because I think it is an easy fix!

The 4 of us stayed in a family room which was larger than expected and more than enough for us to manouver easily. Room had a kitchenette, which included a microwave oven which we used when we purchased food from the Lawson next-door. The hotel has a free onsite onsen, 1 male and 1 female, which looked very inviting even though we did not have the time to use and other facilities such as washing machines and tumble dryers, which were very useful.

The hotel is in a quiet location, thus even though it can be reached by bus, is a bit far, 15 minutes, from the train station, thus after a full day exploring may look far.

The rooms, amenities and facilities were fantastic and incredibly clean. Very comfortable beds, great lighting and airconditioning. Free bicycle hire, large public bath, and new towels every day was really nice. Comfortable bed and a big TV with all the apps like Netflix. We really enjoyed our stay. Very sound proof rooms for excellent sleep.

The only downside was the language barrier between staff and customers. We found it very difficult to communicate in English with staff and noticed it was very challenging for others. We also found the staff to be unfriendly and not welcoming when we arrived or asked questions. No phone in the room so all questions require you to go downstairs. The fridge in the room was very small. Also the washing machine and dryer is not free and gets quite competitive with other guests at night time. The dryer didn't dry our clothes after 90 minutes. Noisy children in the public bath at certain times.

This is a wonderful hotel, and it was especially nice to get a pajama robe and go to the pool. There is always a laundry and pool schedule on the screen in the room. The bathroom has everything you need for your washroom needs. We had a room with a small terrace, and it was nice to have tea on it on a cool evening.

We were a little disappointed with the breakfast we ordered separately. We had hoped for a continental breakfast, but it was more of a Japanese-style breakfast, including a raw egg (we thought it was a boiled egg, but it ended up breaking in my hand and splattering my clothes). It was more funny than frustrating, but we still couldn't eat the egg ☺️

Hotel was built three years ago. It is very new and feel very comfortable. The layout of the room is wonderful. Spacious and spacious. There is only a shower in the room, but there is a large bath in the basement. There is usually a toilet and bath in a small space. I think that cleaning the shower room is easy even for working people. Especially if you are a foreigner, you don't need to take a bath. The room has large windows and is very comfortable. We stayed on the 2nd and 5th floors, so the scenery wasn't that great, but the room was refreshing with plenty of sunlight. When I travel, charging my smartphone becomes a daily routine, and there are many places where I can charge electricity, which is very useful. The futon wasn't too big and fluffy, but the futon didn't have a belt (most hotels have a meaningless obi on the quilt.) The flat but warm futon was comfortable. Large futons sometimes get in the way. The bed was generally comfortable. Amenities were available at the front desk, and there were moisturizers and creams, which was helpful. The towel for rubbing the body was also very convenient, so when I went to the underground hot spring, it was perfect if I only had a comb, a towel to rub the body, and a washcloth. Breakfast looked great. I thought it was very elegant and Kyoto. Especially the pumpkin and sweet potato dish was the best. For some reason, the other dishes were too salty for me. They even lent guests umbrellas and rented bicycles. There were four washing machines, and everyone was on time, so I didn't have to wait. Was the bath a hot spring? It was very quiet, clean, and serene, so I was able to stay calm, but I never met anyone. When I travel, I enjoy talking with local people. During the morning meal, the restaurant explained the meal. I was very happy. I wanted to talk to him more, but he seemed very busy. Next door the Hotel has Lawson convenience store.

Location is not near. It takes about 12-15 minutes from Kyoto station with a suitcase. But I like walking. Check out is done by machine. It doesn't feel good. I like greetings when I stay.

Room was perfectly clear and fresh. It was pleasure to stay there and spend time. View was okay and room was silent and had zero problem on sleeping. Bathroom was big and easy to use and very clean. It had a lot of room to put your luggages and stuff. Location was good. Hotel is right next to the bus station and in Kyoto busses are more often then subways or train, thats a big yes for me. There is Lawson market right next to the otel so you can get your missings 7/24. I would like to stay here again on my next trip aswell.

Laundry was bad for this hotel. I stayed lower tier hotels with way better laundry. You guys need to consider that. There are coin laundry places if you dont want to use hotels service.

The room was very spacious and the bed was big. Everything was clean and very well presented. Check in/check out process was super easy. The hotel is a 10min walk from Kyoto station so not so far for us even with bags. Overall a very enjoyable stay. It was so good to come back to a room like this after a long day touring the city! You get so much for the price point.

The property was clean. The room is wonderful and clean. It is a bit bigger than the normal hotel rooms. The 7/11 is just across the street which is a plus. Most importantly, the staff are accommodating and helpful with our enquiries.

It is 15 minute walk to the train station so you really be on your runners. The laundry room is small like you only 2-3 people can come in one at a time. There are always groups checking in since tour groups come and go in this hotel.
