Very clean, in reality rooms are much better than in the photos, views are amazing even from non lake view rooms, also you can see the lake from spacious balcony. Nice breakfast & friendly staff.

In 1 unit room - double bed, there are two separate beds put together and the matrasses are not joint and keep moving at night making a hole in the middle of bed. We only stayed one night so did not complain. Otherwise everything was great

Very friendly welcome, lots of tips on local places to visit with maps on arrival. The room was spotless, comfortable and met all our needs and was serviced daily. The view across the lake was beautiful to wake up to every morning. Air conditioned rooms and shutters kept the room cool. Everything we needed was a short walk away so the location was perfect for us and away from the main centre which was less than a mile away. Our room didn't have a balcony but there was a veranda at the back of the hotel for guests. The hotel is on a busy junction but you wouldn't have known it when the doors were closed. Excellent ferry services and local bus routes close by. Breakfast was exceptional, a fabulous choice of food, all self service and the staff were very friendly. This is a small family run hotel which is maintained to a very high standard - we would stay again if we revisited Bellagio.

The property is only a 20 minute walk out from the centre, but easily accessible by bus or taxi. My room has a small balcony which offered lovely views. The staff were really friendly and followed up with me before my arrival to check what time I would be there (reception closes at 21:30). They provided local information and a map for things to see and do whilst there. The room including the bathroom was clean and spacious and I have no complaints. Breakfast was included and is served from 0730 until 1000. There was loads to choose from and you are offered a hot drink when you arrive. Very happy and would stay again!

Not a negative as it was fine for me, but the hair dryers aren’t very powerful so if this is a must for you then I would advise to bring one.

We stayed for 1 night and arrived by car. The hotel feels like a family villa with a backyard that serves as a parking (around 10 cars, 10 euro per day charged at checkout). Our room for 3 adults had a queen and 1 single bed. Both the room and the bathroom were clean, and there was an electric kettle for coffee. The bedding (pillows and blankets) was thin, lumpy, and old, but I had already expected that from the photos, so no big deal for just 1 night after coming from a 4-star in Tremezzo. Breakfast was included and actually really nice, with freshly made coffee, pastries, a few types of ham and cheese, yogurt , and fruit. Now, the Location, oh my god. That is the only real downside of this place. It is so far from the city center, and in late July the 1.2km walk into Old Town Bellagio (for example the Instagram spot Wine Bar Aperitivo) was tough in the heat. The exposed road to Old Town is straight, empty, and with no shade, shops or interesting buildings along the way, so not the most pleasant walk.

The location. It is far from the city center, and in the summer the 1.2km walk into town or ferry station is on an exposed road with no shade or shops, which made it uncomfortable in the heat. It's like walking on a empty county road with sun blasting for half an hour to city center.

Friendly staff. Very cute and cozy hotel with great breakfast. We had a room with a small balcony and lake view, love it.

WiFi is pretty bad in my room. The floor is squeaky. But none bothered us too much

Hotel was able to deliver the room before the check in time. We arrived and we were well received by a very friendly staff. The room was big, water really warm and relaxing, Breakfast was good.

The hotel was a little far from the city center and they gave us instructions on how to reach it. They suggested to visit Pescallo village in our way to Bellagio center, but forgot to mentioned that we by doing so, we would need to go to the city center by stairs... which would be ok if we were without one toddler and a 4 months old kid with a stroller. So if you are in a similar situation, do not go to Pescallo... it doesnt wroth, even if you are without kids, there is not much to be seem there.

Beautiful family run property. We stayed for 3 nights this past June. About a 15 minute walk to the Ferry, restaurants, old town, etc. Two great grocery stores within a 5 minute walk. The breakfast was fantastic and I can’t say enough about the staff and family who run the hotel. Excellent stay. Can’t wait to go back.

This isn’t hotel’s fault, but beware that taxis and Ubers are extremely hard to find in Bellagio. We didn’t have an issue walking to the hotel, but just know that it’s an issue in the area. There is a bus and the walk is nice.

I will rave about this hotel to everyone. The hotel seems to be a family business so it was very boutique-y which I loved. Way more charming than a chain hotel. The room came with a balcony which overlooked a beautiful view. The staff was lovely from start to finish. They have a dog who is so sweet and got some belly rubs when I returned back to the hotel at night. There was also a cat which I loved! Breakfast was exceptional. Homemade cappuccinos and the best croissant ive ever had.

The beds were pretty stiff and I only got one pillow. I don't mind the walk from the ferry but it is about 17 minutes and uphill. Beautiful walk though but it may be good to know if you face any disabilities with uphill walks.

The family that owned the hotel were very friendly and accomodating . The hotel is located at the corner of the two main streets in town. There was no A/C so it meant leaving the windows open. The rode noisy was very loud until midnight and started up again a 6 am in the morning.. The walk to the Historic district is a good distance but mostly down hill. Very fortunately there is a shuttle train ride from the boat dock to a stop at the hotel. The trip back is up hill!!!!, The daily breakfast was great. Parking is behind the hotel and was quite handy and secure. The road out to Bellagio on both sides of the peninsula is a driving challenge. The road is very windy and about 1 1/2 lanes wide with two way traffic including buses and trucks,

Friendly staff. Recommended restaurant in San giovanni, and booked it for us. Loved it. Although hotel was a reasonable walk from the ferry, and centre of Bellagio, it was perfectly located to go either into Bellagio or into San Giovanni, as we did on the afternoon/evening we arrived. The breakfast choice, while not cooked, apart from boiled eggs, was excellent. Access to the bus, which we used to leave Bellagio was perfect, just around the corner for both options of going to Como or Lecco.
